Stay informed and up today about economic and market trends plus get breaking business news every day. And now the financial exchange with the Barry Armstrong and chuck saga. Is there really a tax cut when the amount of your refund goes down we're to talk about taxes or Ross gonna talk about. How the stock market usually. Performs. During the week. After tax day hi everybody Perry and Chris Collins with you here on Tuesday morning and. Chris what do you think you know if your refund goes down to really get attacks that. Yep the tree falls in the woods and nobody there to hear it in actually ball picked it right and I did economy sound tell what it feels like to me. Again it's always seems more impact full when you get the refund she you know you get a rebate in it comes in the form one lump sum. But you know as it's spread out over the course of a 52 weeks over the course of the year. I mean it's so minimal. Yeah it might have gone down it appears that went down for most people's much is about 70% but. You're not really feeling it's not really impacts fall the way I think people when it was initially sold are right we're gonna cut taxes are gonna get more money. That's the way it was sold and I think it's a great. A great. You know speaking point for the election cycle and I think it could be argued and argued that its present trumps greatest achievement to date may be. Potentially could argue that but again via email for our preferred produced few Joseph six pack he's really Phelan and hole. Well let's talk about because allotted to your point most Americans many Americans don't seem to have noticed the fact that their taxes went down but in fact. For 65%. Of Americans their tax rate went down. About 6% believe it or not their taxes went up in those are people that are filing itemized tax returns large property tax a lot of those folks are. In new wing lend their California. Their high tax states in their tax rates actually increased because they were previously taking. Big deductions. So he did taxes go down they did. With the administration did which was Smart from an economic perspective is that says hey we want to get this money into the economy right away so. Joseph six pack. You know I've Macon 405060 grand a year. His paycheck may have gone up by. Five dollars ten dollars maybe as much as fifteen dollars over. During 13 time in the pot processor Christmas. Okay he gets a fifteen bucks he's gonna spend nets can help. Juice the economy. And I got a new the next or Portland or its subway that's right right here you don't want access sob yeah I guess she's feeling good about it. Yeah but I think the bigger number would be right if you look at the corporate tax rate. You know when he went percent down from 35% by a little bit misleading as well because listen nobody was paying the full 35%. And it they would been fooled pan am. But the knock it down to 21%. You know the and the S&P 500 and their feelings they feel a tax break again and that's due. You know the argument is always well it's the big guys get taken care of its not Jewish expect it's not the the guy behind the extra sandwich at subway. Who's really feeling the impact in this it's really been more foray. A corporate situation where they are feeling it and yeah I think the idea but he on the corporate level was that it would reinvest that they're up by more things that put him daddy daddy Hercules they'd be more so. You last year than he did this year but it better than you know previous mr. What is the day you increased. Spending on plants and equipment by 14%. And the knock on the tax cut is they've bought back 806 billion dollars worth of their own stock and that's always been. You know it that's traditionally what happened and get out yet they did you know the there's nothing. Inherently wrong with buying back your own stock because in theory that major 41 K balance go up but it did make your pension plan go be worth a little bit more. But the fact that matters from a consumer standpoint. It windy when you ask the working in Haiti to benefit from the tax cut. Overwhelmingly. The response has been no not really be at did I did it didn't impact my life. Yeah my taxes they've gone down by forty cents a week or Micah but it it it it didn't seem to impact people's lives and I think that's the criticism. Towards tax cuts what I testified yeah. Because I think that's what you know prison trumps old he sold it on this is going to be an awful to everybody out there. And when you cannot look you know and unfolded or peel back some of the skin. It's really happen packed the most people just as. You know there's a lot of old sayings as it relates to the stock market. You know one is sell in May in no way you probably heard about what groceries you you sell your stocks in May and you'll come back to buy them until. So you want is to late October maybe even November. The other one though has to do with how does the stock market perform. During the two week period following attack Tuesday. Injury the answer is pretty darn well. I even notice you know I guess I never really follow their body when you look at it. Boy is it a real history. Last year aberration. It was actually down a little bit but at theory you know you look at the last two decades to look at twenty years and me it's been a performing. Without. 75% of the time. Two weeks after tax that in. I guess she's only makes certainly an impact inspire is. April's kind of the end of the the of the strong months you know wherever you're at the tail end and then of course you know we're gonna start selling in May. Historically. But if you look this is really the last good mom before you know the the deep. Fall you know so I got a confession to make though Chris leaks all these the old saying sell in May go away there in the outdated. Buy stocks on the third Tuesday of November you know it is isn't a lot of these things are I've been in this game long time. I don't pay a bit of attention that you know I had the and that's been that's been helpful or hurtful. Very helpful and very helpful meany the the problem as you fall into these traps you know and and you know we've is right on this article was written by mark in cider and paddy to Amon you know did nothing wrong with. It's historically it's true but do you ever hear the old adage historical performance is no indication of future with the future hold lawyer wasn't last year. But. Again you know you looked typically historically you know Q1 reporting is typically pretty good. So that in April that anything should be pretty good once people focusing in on. Host taxes in in really cannot zero went on relieved historically again the last Goodie Mob in the fall the weather's changed a little bit and we're about the hit may which is historically the bad so right but apparently Barry doesn't look. I don't buy any of these tea leaves. A I have a special. You know one of those crystal balls I do it to have got a crystal ball and ordering. I got a mood ring I get the ouija board data in a whole thing you know everything admit you're successful advise you gotta that's thank it would. Or takes. What I don't understand is why Bank of America shares are trading down this morning they're actually down 2.5 percent. They had a very strong first quarter profit rose 6%. To seven point three billion or seven decent this year. Revenue was flat at about 23 billion dollars. Yet the stock is trading down two point 6% the TV and investors must have anticipated. A stronger performance than even that night I thought that was pretty good. Yeah I bet they have a great April I bet this is as. A spike about a blip. They worry big benefactor of these strong consumer you know the the one of the things it helps Bank of America they're they're they're typical retail bank. As opposed to say your Morgan Stanley warrior Goldman Sachs which are more along the investment bank's rating though those because Bank of America you think about it. They've got Maryland so they're in the investment banking business that are in the stock brokerage business and they're in the retail banking discs you walk into one of their retail branches. We don't do very often it's now like a dinosaur a retail branches and but they have a Merrill Lynch broker and every one of them you know in a hurry you know they do in the knee and try to get here yeah try to get your business. You know I'm I'm always intrigued by by the CEO Brian morning and you know being guy who lives in Boston. Yeah it was I and that audience commutes which apparently. But you know what a job he's done and what's not in 34 straight years and this thing just turned into. You know really. A juggernaut aspirants profit bit profitability. In letter he remembers that when opening cutting costs Kiki and adding more profiting cutting more costs at some pretty good recipe. They futile if you're remember Chris nobody wanted the job back when he took me 2009. Didn't dictate. They literally went through ten offers a seat to other CEOs. And they finally said well tell me nobody else take the job let's give the one hand you do born hander is a Brown University grad. He's a lawyer and it's the he had worked at the company for a long time and he was actually I think part of fleet Boston or you know one of the right on the Leo has predecessors. To Bank of America. And Steve finalists and I was just give them a new east turned out to do a decent job I think 88 I suspect he'll be gone in a few years in the bring in a real marketing. Yeah I'm just. You know he does a lot of work with someone I do a lot of work with so yeah I cannot really keep a pretty good eye on him and you know. Now they're going to weigh have really all in on it on a digital. Financial coach you know for 66 million of their customers in the fall which oddities and a huge event. And the Bancshares is continue to climb up 20% this year despite today. You know they they rivaling their peers and you've got the KBW bank mean there right there I mean this on the beat up on people. If they do that digital coax thing right back of the big. You know because people leave that Italy the people need. Financial counseling and are gonna go to your mom and dad for that right not gonna get your brother hit historically no it's never happened. It's always you know early this this actually could be a pretty exciting and and again you know active though is all there in the retail branches and I don't see that as a nice model that day. As time goes on and the virtual coaches that. Manually have to leave that house anymore. They have to find a way to attract people to the branches you know offering more services general with the services might be. You me your teeth cleaned the local Bank of America so light here. Seeing this you can carry it does give him that I. This of spit balls this metropolis. And pay up. Up next should be talking about Goldman Sachs they also reported in you know how their look at going forward that's next on the financial. Mean this there's the charts graphs and numbers all day and just listen to us it's the financial exchange with Barry Armstrong and chuck signed up on the financial exchange radio network. Unaffiliated I folks this is Mike Armstrong from the financial exchange I'm joined now by. Yeah I I go back to the first apartment that I ever rented us there were five of us in this frankly it's terrible Somerville apartment. But we're all trying to coordinate our Renton it was a bit of NASA and kind of heinous. How does this all work on on the platform are you able to split out the rants of how does that really make them in the lord's life. A little bit easier. Sure Michael thanks so we created zero rents really automate and simplify the whole range collection process for landlords and property managers. And what we do is we we basically third individual tenants will debit them individually and patched their payments together and send them to its. So landlords love it whether it's you know a single unit landlord or more of a professional landlord and hundreds of units. They use this product. For the reporting from the automated rent collection for the tenant. Rent splitting so it's it's been great. That's pretty nice you mentioned most importantly it's completely freaked Terry get it offer for for yes so our strategy has been a little bit different we don't charge tenants and we don't charge him we do is we actually licenses through banks. Who then offering to their landmark it's. And for being a client of that being too becomes a free service to vote the way in the hours in the tent that's actually at a number of different New England local bank set up more we do we have quite a few institutions are all available on the rent dot Nazis can go in sea and always adding new institutions. Folks again the name of the service is you rent and you can get a lot more information by going to see rents dot net it is a completely free tool for both landlords and tenants. And once again there's a lot more information you can get to get signed up and start collecting your tenants rent online immediately he rents dot net or even give them a call. At 7816418691. Couple comments on the text line as relates to the tax cuts. And it seems generally speaking is that people were unhappy. It's nine Tiffany says tax that was absolutely an increase for me and I've heard that from a number people but that's partly due to where we live. We live Chris as you know in very high tax region in the country in property taxes are higher. Income taxes are high sales taxes are high. And so when you can't deduct that. Boy you right you'd you'd take it on the actions I think you'll hear a lot of complaining from new englanders as it relates to those alleged tax cuts. Should be interesting you know against the interest and once we get into you know full blown campaign. Mode. Alex since. 774. Asked the question any word on the Stop & Shop strike I I haven't heard a word but he I think both sides are quite rate would be inserting yeah and not knocking any rate it a little brief hiatus. Their own coming up final weeks six days into. Anybody going in the stores the stores Stallone won't matter reborn can scrape. Into the store. Spirited Jesus Leno and listening on August is completely oblivious to whatever along birds do so there's a 32 via video does Google ray Bork it'll be the first thing pops up. But more rate. Is governor as Stop & Shop. And the union workers searched in my view. Shame on you or anybody say anything nice job he you to sit got to do errands he hustled into his car yeah yeah it will hit one bundle them. And like flip flops and shore. Yeah it really has he can tell he's completely oblivious to what's going on around via. And then he comes and he walks towards his car curious about stores those are getting stock to mean member and market basket as a straight and nobody. Brian I walked through a store and buy it I'll walk through the Warburg stork. Campbell was ghost I think it's the same thing I think it's pretty much and good I don't think there's any Bruins haven't taken delivery and over week. So I think you've just gone about things and I'm on the sales Danbury we we are discussing. Perry updates yesterday and the show from stop and show up front and we've got several listeners texting and bear. Thoughts and you if they went in to Stop & Shop and how they were treated by the union workers there's a pretty mixed bag on union workers her. You know insulting. Some of the shoppers while others were very kind and courteous so it's been a mixed bag across the board. It probably stoppage this is library problems with its very store in the first place is it okay area averaged. I put it right up there were shots. So I'll stop receptive to bury aperture as it's not a defense same thing to me well the only reason you would really go the area it's like in your backyard exam completely geographically correct re you know other than that. Then I I wouldn't see the super stop shops are comparable to show us it. You to a regular Stop & Shop I think terrible they AP they are just the dirty small. Like I I don't think the store survive on the best. That'll leave out jobs actually I I think they're pretty good no jumped out and yesterday was the minimum wage. You know talk with like 26 dollars or something out yet yeah we got a text then com gives a 21 dollars as their. Average minimum wage is 21 dollars and just think about Bank of America. You know morning into a great job they're average minimum wage played on yes they just liked it I mean please. I'm not really sure how that's one of the content to know the benefits are obviously an issue. But they got a huge huge issue because. You know just. Regular supermarkets the ones we're talking about. You know once Wal-Mart kind of hit in those twenty years ago it really cannot change the way the game is played as far as being efficient. You know so these old school supermarkets aren't nearly as probably as efficient as they are Wal-Mart or Illinois not dealing with the unions. Like say the last story he jays the unit that what is stored it beats them all those market basket. I get over it. I know they can really control wages that are couple attacks here Barry one of the 603. Mary ray Bork was a union member for over twenty years no excuse for. Crossing the picket line. No one out of 43 stoppage NL and he went on strike but ya I mean that that's why you know it their union members are saying Chaman. Genoa and over and tell he was. In north handle like it was his right on like 114 just just a stone's throw me the market meanwhile the parking lot was completely empty. Like he did. Brave did tweet out later that days are due to a medical condition had a goal and stoppage and I assume it's because there was pharmacy. Sound clarification yeah. NN news it was kind of comical and another Texan of the forgery. Its shelves are full of West Springfield stop drop. Andy unity that's the going to be not cleared your traders here shopping in the store but. Fact that matters your senior citizen you can walk to the store and its editorial. Or co listen to your point christianity says it's all about convenience I shop shall cause in my town because you know it. It's only in town it's the only game in town to speak up and I'd have to drive an extra 45 miles to and in neighboring town in the store no better you know so. That's CN. NE can't get used to your story wild well I think that's a huge part. Right you know where everything is right. You're very loyal to your supermarket specially and Nolan I think most new englanders are very loyal. To their particular suit my whatever that may be in for whatever reason but your right. Because the US and hours spent in the supermarket if you go to new supermarket you right back an hour. You know this kind of get acclimated and try to figure out with things out but yeah I knew exactly where the things are in the. So Chris with you here young's family here you'd do it shopping on line workers receive still. Go to stores at school. We're going its mark going in and an answer market basket because of that. Shop unprofor people. And then economic planes at the shop do you sell like Tucker yeah. Definitely older study Tucker's got outs and baby born to eat you know well I Betty debate shops Harper's diapers. Always got to do cross yes it. I did all the circular isn't an issue as friends. Aided day Tucker ate their descent now in its ascent and he's like guy keeps filling a mile through so that's been fun and if he's not one you shop part B formula yup. They up next Wall Street watch. Member FDIC. Mike Armstrong joins us now for conversation regarding two stocks including. Progressive insurance and Netflix. You know we're right in earnings season at progressive group based this morning the quarter profit of one point jury billion net income. But Katie we have shared. It's forecasted earnings earlier but they're deeper shares are pretty much. Beating expectations on at all. Front bead on revenue is well the stock right now it's up about five point 8% on top of the twit and Terry Cain this year. Pretty. So football title last twelve months but that preached that despite your and streets were arrested so solid work progressive. That would come here and we'll be reporting earnings after the bill this evening and they're up about 2.3 3%. Unanticipated good news there are obviously a lot has happened in the streaming space since they last reported earnings are going to be a lot of question that's about it. Competition from the likes of Hulu apple and is neat but so far investors are still quite optimistic on that flexibility to compete can't really well and that's bad. Time will tell right we're gonna see of any subscribers that it. Yep that's that's the big questions market you know they are spent an awful lot of money says it's still attic spirit and do subscribers best. He certainly had prices going up recently which shall help the bottom line. But I do you really won't see how those other structures that are impacting users until August 4 quarter every time the first quarter which when he soak. Goldman and Johnson & Johnson episode about that dizzy Izzy you're given the conversation we just had with Michael. You know does he now owns the vast majority of Hulu. They're coming out with the Disney plus and then they have that ESPN plus app that seems to be gaining in popularity. Is Disney the company to get Netflix around for the. Well you know I think there are off to a good start. You know because they do have those three platforms which you talk about bundling together. So I think if you if you put all three of those those services that you just mentioned in you know the price point 699. News. Cast. And that's it just the that Disney whose home streaming server and that's a good start because it is if it's because it's 699. It's not. It is the metric it's Disney is something else that's an add on that can work a sign me back to work aside Netflix. You know so. Yeah obviously it's it's a bold initiative because they pulled all this stuff off of Netflix and they've been losing. On 250. Million dollars annually in revenue so obviously there's a huge investment. But not just an investment almost no it's almost like requiring debt because they're losing that revenue stream but break the upside is is amazing if they can and can't share. You know some of the market which again Netflix has been a leader and had been just amazing inspires new programming. And really great foresight of that company and our guys playing catch. Like I generally you guys are sick and asks where has our series I don't hear them now now. I AM I I just can't find things on it that I find terribly compelling Alex Davis anybody who's forty and under. I'm extremely compiled. In an almost almost has become something you can't do without. That's which we morbid go to dancing I mean among Netflix every day media every day it's way more to go through this a year your local Comcast cable. My thought my father in law uses mid to late fifties and he watches it almost every day as well. He loves RS sure. That's a little pick here at risk of losing any market share to these new competitors like Hulu and he's got here's the advantage I think who has. You can get your streaming package there for local TV yeah. He can get the disease sports package. Eric ESPN's sports package and you can get that does things so we can either bundle all three together get a really good discount. Or you pin by them ala carte. Which is great but again. You know what's driving me and what drew drove the engine for Netflix which got them so popular they've got great program. I mean the good interesting element that's what I would debate with you Chris and thank I don't find there. Maybe he's just my taste maybe because I don't I don't know a series OK let's just talk about the series that they that they crank out. You know I don't know anybody like a bad well what do you watch on television that tells me specifically. A series on NBC CBS or NBC fox and rain Melbourne doesn't exist correct. So that's I mean that's their base. They're basically they've taken particular area that was. Underserved. Which is people sitting at home looking to be connected to a series. And you know on on on the four major broadcast networks via image taken that that underserved community. And that brought that the net. What does bring us to our poll question today which it is do you think that apple should apply Netflix. Yeah and its interest staying out of nausea access skis should apple byte Disney not yet fashion out by Disney. But they could do it and heartbeat could of course. Shares of the list has been under pressure meaning they'd been going down ever since they went public just a few weeks ago we talk about that. Brosnan and talk about retail malls and the retail alleged retail recovery. Hi everybody it's Kerry and Chris Collins with you here on a Tuesday morning and you know Chris news shares of lift are up to date but there up to 56 dollars. And I think they went as high as 78 dollars this year there for. If trading DNA and it. Anyway I do not I do not tell you. Now now but I and the residing get because I couldn't get it initially you know I think those those the people were still making out on this and will make on this. If you look at live you looked at FaceBook a mere eat him. It IPOs meter into it it's a seem. Performance. You know it's it's the worst performance over a period time for US based company. To raise over one billion in initial public offering since FaceBook back in 2012 remember had a nice first day. Yeah and then went in the toilet for a significant period of time. Now anyone who was held on to FaceBook now what's that treating it quadrupled the earnings mail in do pretty well so do. I don't think. I don't think there's a reason for concern I think some people who got in on the first a gun a little too by high for the first day. His time will see it being their committee bully or not they're reporting earnings at the end of April Unita believer. It doesn't I'm sounding sound a little bit at night I use their service on the customer ultimately I used to lift the that's my go to as opposed to. You know used that the bike his absence of issues with the bikes to recall about the 2000. Breaks there I don't like you having any difficulty with the brakes that could be renting and then eclipse neat pass over to park our don't want it don't need. Where I think we were your thoughts on yeah I think. I just don't know what's gonna happen. NA I also wonder how this impacts scope it's got him. But but again I think over the gonna follow the same in the thing not they saint. I think over is going to be crazy. Now. FaceBook live over will be the same way how much hype is involved. In these type of stuff and just tons so it's impossible for it not to be inflated initially. And I think everybody comes down there. And then the company performs the way it should perform. It still is you know over obviously owns the market with his right behind enemy it's Coke and Pepsi. They're both going to be hugely successful. Well as last time you had told ball gentlemen shopping mall. And I even with Philip a little kids their Chris normal time now now. Vitriol and don't let the kids into animal. I'm looking into stores Greta let's. Let me tell incidents let let me tell you some numbers here that I I was on a Wall. Street Journal today. US retailers have already closed 5994. Stores so far this year and tilting the middle of April. Last year. They closed 5864. Stores for the entire year. Adding the stores are going away the bird I mean there just being. Close do you go there yours do you go to a mall. Is rarely as possible and I and I shop by shop for a lot of close. You. Never know if if (%expletive) yeah. If final event channels the effects of apocalypse shopping I'm going to like a target maybe maybe. Inaudible while there aren't so well by itself where we're. Where I go clothes shopping is it's it's like a boutiques don't give believes it's it's right on the highway at 114. In strip mall so you can pull op. To give yeah he got a walk through. You know it's the never mind it's it was a in the marlin Leon had a good time. I buy clothes. I did that statistics had had the right. That's an industry that's like to Alter your beautiful walk through a stitch it sees a huge fan Chris and now you've got to give Lee that put the code on that coat Taylor an ethical one with no. Wait for them this. What you do it. Now mine you don't if I'm buying against switcher. No extra large large whatever I could. What would make what kind of shopping. Do you people still do in a mall I I've I've ever been a big fan at the mall in when I go all know what drives mall traffic now which is what drives. The restaurants. That's a good point now. That there's no Easter you ask me the last time until mall yep you growing up and and that there was no other reason for me to be in the mall. Before what the bankrupt and went to that other place the other side and whatever it is is another place. That was the only reason I was there and I mean us soldier plaza in Braintree good example that is the first thing you see when you pulled no parking lot. Giant Cheesecake Factory right it's always packed dad drives mall traffic now know it if you looked at Lakewood Coles did. Coles is too great if we in this dangerous too big too big and you look at planet fitness. Very limit Plymouth fitness is starting to drive mall traffic right now so they know they've taken it should men have colds this square footage for pennies on the dollar. I'd open up Jim's. Jinx what's amazing is used to be in the old days malls did not want Jim's right they don't balance my fitness it was a disaster. They would never let him right crazy news just didn't it didn't work. But now. They're so desperate for Tenet take you're gonna see a lot of these malls turned and things like. Warehouses. Schools make health care entertainment facility venues. Klan yeah I mean to a gallery half the regular Dave and buster's type of thing Dave and buster's. Bowling movie theaters indoor cart racing you nail it. And we got to do something people in because clearly. The the retail shopping experience I don't I don't see that is something that's gonna change he's been a bun I don't and bonds like you that. Like you still think he if they idols don't get. Egging the the old. Line retailers. You know I think about the stores used to go you know ease to go to the store to buy sneakers used to go to CBS Dubai shaving her. He don't do anymore. He you buy that stuff online and ends up in your mailbox as I am not. Sold on CBS not being a viable option I think they're still strong. You know and I think they've expanded more into the kind of the groceries. Because they asked us not I saw somebody who's in front of me it's CBS news and it was kind of annoying as it was only one cashier for somebody in front of me. Was doing a full shot at CBS marketing and there was a bags and bags to be kidding me they have shifted they've committed. In that direction. How are their prices. I don't think the great and they're how can that because Erica Naomi they've limited shelf space and yet the make up for that somehow. Is just I found it staggering. You know almost 6000 stores closed this year will. Again you can't you can't name five stores and I'm all these days outside of restaurants was in that there what are they doing. Wage growth is accelerating and that may be bad news for stock market bulls I'm not so sure about. The this was written by Chris Matthews. Saying Ali and I get a at MarketWatch senior large public companies and small businesses alike are discussing labor costs as a major headwind. To profitability. Well we we've talked about labor cost Bank of America's increasing their waged a twenty dollars an hour and you've got the strike going on me a lot of strikes last year period that nobody eighteen was a record year first are strikingly Aybar. That the fact that we need to school I think is actually good ultimately may be his people have more money to spend. But if they're spending it yes that's one thing that does nothing this tell us that they're gonna spend. More of them would if they start saving and then we're looking and a and then we'll look and a recession. We never say they do that position where the wage growth is occurring Chris is a is at the low end of the scale right it's the big daddy used to make ten bucks an hour. Working for McDonald's part time is now union member working electric boat make in 24 bucks an hour or so that. Difference between ten and 24 he's spending. There and that's giving Indy Indy economy. And and that's and that's a big number that will let's talk about the you know the guy making you know let's go to and that. The fifteenth which is certainly a wage increase and certainly puts pressure on the employer. To. Got to do something you know in any of the inning in that the something is not increase productivity. You more. More revenue through more sales. Don't woman who and you look at recession. Yeah out if mean if if it is wages grow so fast that employers say why can't pass this onto consumers so we just are often not how you the work. But there's no indication that so far I mean you're the wage growth were talking about it's not like wages are grown 10%. I mean the average it averages hourly. Average hourly earnings grew at an annual rate of 3.2 percent in March. It's it's above the 2.3 average annual pace during the last ten years but I think most of us are would agree the last ten years have not been good for American worker wages aren't. What scares me is when is inconsistent. Increase in wages and jumped in its not big enough to move the needle at home so nothing changes out of the ordinary but. The companies. Are bearing the cost of extra labor cuts. That that that concerns me. And worked talking a note the guide to different types of real state ownership many view all home team I don't. Holm here in new England and he might have place in Florida. Taught what a question that comes up quite often is. What are the implications. Of transferring your home to your kids in order to protect it from the nursing home yet that's one of the worst things you can do makes my teeth which line really bad because. One you've given up control over your home two doors anymore. It and that's not a comfortable feeling if my client I heard a live there. Two if you wanna sell you can't it's not yours if you do sell where's all the money go to the kids. Nevermind all that there's a huge tax implication that comes from this if your kids are great kids right. If you bought your house you don't usually go thirty years ago you probably paid a little four. Now it's worth a lot. Right and you give it to my touchpad sale was tax free when I sold my house it's tax free except it's not your she gave it your children this example and that's the problem. And then you give them your basis. And if you give them your cost basis all that bill can gain. Is gonna be taxed to the children so that's the tax prop you don't get that tax free sale when you immediately to your kids you don't that's a big bite. So I mean right there if you have given it to them now now even if they agreed to sell it they got to pay that. Acts that you don't have the money you hope they give it back to you and then there's just tax. Nightmares have you ever thought about the best way to own and protect your home or even your vacation property.
