Approvals get the permits and actually start on building homes. This might just be filtering out some of the noise from the end of last year when interest rates really start to creep up and people were worried about the Fed continuing to raise interest rates between nineteen. It's a big decline in housing starts the one encouraging piece of data that I do see is that permits are back permits are now higher. You know the other thing you have to look at years and I was just looking at which. Certain markets. You know certain markets have gotten out of control you look at Seattle Washington. All parts of California seemingly. The the price increases there have really started to deteriorate. Against two for two reasons I think one. But I think also what's affecting housing is that change in the tax deduction yeah property tax deduction as relates to both mortgages and property taxes. On Friday there was a so called inversion in the yield curve meaning it very short interest rates rose above longer ten year note rates. That's a fairly reliable. Sign that we're about to enter into recession what I mean well look at it two year treasury vs ten year treasury. And the rate on the two year treasury was a little bit higher. He rate on ten years not now mean tenure treasury tickets at about 2442. Year might be 230 to 35. But that Michael. Means it that's been historically. Always a very strong indication that that recession is right around core it has its only produced really one false positive but after the last forty years. As a generally speaking it has been fairly reliable. No it doesn't not mean that you immediately into recession in fact. It doesn't mean that the stock market even historically performed poorly over the next few months now on average I think it's taken more than twelve months after inverted yield curve to head into recession and on average the stock market I think has returned double digits between when the yield curve converts. And when you actually do you head into recession the problem is you know yeah it does become a rather short term indicator. I would say new pretty reliably with in the next two years that the market falls into recession after having yield her version. Like we did on Friday. Now if you wanna pay if you'll play the upside echoing though. You look at other economies worldwide do you look at Japan's new look in Germany you look at Australia. The yield curve inversion does not work in those economies and say you know you do have to ask yourself also. Has there anything that significantly changed about the interest rate environment about world economies in the last few decades that would make this in no longer reliable. Reliable economic factor. In that would indicate stocks yet generally rally because they think the economy's going to boom.
