This is the financial exchange with the very Armstrong and sharks are down. You're exclusive look at business and financial news affecting your day your city your world. Stay informed and up today about economic and market trends plus get breaking business news every day. And now the financial exchange with the Barry Armstrong and chuck saga. Chuck and Mike here on Friday and unfortunately we're coming to you with markets all in negative territory right now led by the NASDAQ off 87 point currently the Dow is up 256. As well. Some data coming out this morning on existing home sales will get to that in just a little bit. Most got a little bit too wide deep through as far as an update on the bone story they're seeing their first cancellations and orders for the 737 Max. We've got a story about how might get a little bit more expensive little bit more challenging. If you want to take you Hoover. To Boston's Logan Airport's. David a whole week yeah I thought got a lot of stuff to go through it let's start honest with his existing home sales data aka just as we just got six minutes ago. And it came out with a big surge a big bounce back from a would've been a really disappointing January January we were expecting to see an annualized pace around five point two million homes Corey sold. Instead we only saw four point nine force or arsonists and OK geez this you know what's going on here. Bounce back in February to an annualized rate of five point 51 million homes sold. For the month. That is down about 2% from a year ago but a pretty much looks like. Here's my interpretation that the government shut down in January. Probably halted some programs that just kick some purchases out in the February is when you average those comes right in at five point two range kind of whatever when expect. Do you that they were ramping up for pretty big sales season I think everybody was expecting that interest rates to be a heck of a lot higher this spring real estate season and they're looking like they're via. Hell of a lot lower. That most of us would think should get tenure this morning dent 2.4 4% it now 2.4 4% that means you know in terms of where you war. You know where your thirty year mortgage is going to end up you're probably getting back down not quite below him traffic where you end up right now at this point I mean. Do you get back down below four at that point. Think you might. The actor credit you're looking at you know I've I think you might get below four. So you can you know just just psychologically seniors three in the first unit digit there. Yeah I'm I'm seeing right now there's a bunched at 4% for thirty year fixed rates if you've doctor credits you might see you know some rates ticking back below four tell you what this I might actually in the book to refi to is this just on a personal level. It's something that I might consider at this depth it's it's a big big move so you've got that going on now better than exit expected existing home sales data. But on the downside here get the story from Indonesia. Where the Indonesian. Flag carrier garuda Indonesia they're canceling an order looking to cancel an order for 49 Boeing 737 Max jets. Saying that pretty much passengers have lost confidence the aircraft really just saying hey we we don't want to fly these planes because. We don't think we're gonna be able to book the seat sound as people now are looking for you know whether or not that planes a 737 Mac. Yes it's a six billion dollar total order 49 jets. I don't know it's hard to say from where we are what the contract stipulates in terms of how wind. If they're allowed to cancel an order at this stage the question really isn't whether this is significant impact to Boeing's business because really it's not it's a question of is this a domino effect. Yeah and and I think that's the question is look of other airlines say. Geez this one at the end they're pulling out for whatever reason. Do we want to be the ones left kind of holding the bag on this project if it raises some questions there and now it's unclear again Guillen is supposedly borrow the bar over the route and Boeing are scheduled to meet on March 28 so about a week from now. To have further discussions on this they could end up keeping the order when it's all said and kind. They could simply shift this over to another Boeing plane so that's another possibility is they could say look we don't wanna I don't. That helps Boeing now. Croatia over to another plane it's it's already been made so public at this point that everyone's going to be following this story so if they shifted to another plane and that's the exact same thing it's gonna happen with a bunch of other smaller airports except just from a revenue perspective at least they can keep that revenue booked your future you know slightly ahead does not help that the PR issue at all which I think is Boeing's bigger problem it's not a profitability problems yet it doesn't. And yes certainly I think that's the the biggest problem that Boeing has right now you know with these planes grounded in in them trying to work out a solution here. They've got a PR and trust issue with this and it's. The important thing that I always like to point out on this. It's just this Boeing plane that has this problem I guess they've tried to shoehorn in. All kinds of stuff for the last fifty years you look at all the other planes they've developed recently the 777787. The clean sheet designs they don't have the types of issues that they're dealing with where it's oh we need bigger engines but we need to get more we don't have the ground clearance that we need to move. You've got clean sheet design so this is specifically. A 737 Max issue. Existing jets you base 730 sevens and stuff like that they don't even have these problems. They don't know these loans although. I don't know that we're looking at this. Do issue we put more stock and the fact they had the battery fires a few years ago. Not really you know small growth of the smallest slowest it's you look at every just about every claim that comes out in new development. Has some kind of problem at some point it just it usually doesn't end up in a crash you know it's it's just just that one didn't know it in so. You know any time you have new technology there's going to be issues it's just hate you have processes in place of those issues don't caused deaths. In this case bone did not have those processes in place right in that that seems to be kind of the real problem here. So what does this actually means so. For bowling as a company. If they end up having to halt production of these point I'd seen have you have you seen anything and whether they stopped producing them to this point out much and I understand that they are still producing imminent historian for the timely which creates a whole other set of a testicle issues but from what I've seen they have not slowed down production so according to a report that it JPMorgan Michael for role Lee who is the bank's US chief economist said that if Boeing were to halt this did the production actually of the 737 Max. Just halting of that one line of planes could reduce GDP by up to point six percentage point. Strip today this sales of the 737. Were projected this year in total 35 billion dollars 90% of those sales were coming from the Max model. So pretty much everything that was there was confident the 737 Max anything about the downward spiral there if you halt production. You're delaying the sales and W are potentially the U laying off workers in that case maybe. One even beyond that what happens to suppliers and know if you've got companies that are supplying. Metal companies that are supplying rivets Cabrera he's been supplying electrical systems what happens to them as far as when they're able to book and take revenues so. You know was something is peaking complexes airplanes. The supply chains are incredibly diverse incredibly fast and has this new spillover effect where its not just that you lose. You know the Boeing sales Jews all those potential supplier sales go into Boeing. As well so that's another piece of the puzzle there to dip. So this is something that again it's we're gonna continue take this day by day here. You know again it's not something after falling at other Boeing planes if you don't have to be better or you know you make you don't have to be nervous there these planes are grounded but. You know it's it's going to be. This is not to be something that bone fixes even even if they get these planes fixed. The ripples throughout the company. Are gonna last at least for the rest of this year probably in the next you just in terms of what we have to change in terms processed we need to do things differently. As far as future development there's going to be a lot of changes that continue to come out of this over the next couple years. Let's start about a change its potentially happening at Logan Airport that. I get what they're trying to do 11 level but I can't help but think this has ulterior motives to it as well. So what the mass Port Authority is going to do they unveiled yesterday details of a plan to try to. What they say they're they're saying they're trying to reduce the congestion caused by Hoover and lift. At airports so what they're saying is that there's so many lift and Hoover drivers dropping people off and picking people up at airports that it can just not just. Logan Airport put all the whole surrounding easy loss to Chelsea area as well and so what they're saying is that. Okay we wanna increase the fee for ride hailing trips from three dollars and 25 cents up to five dollars. So increased by about neo almost 60%. In on top of that instead of being able to be dropped off and picked up at you terminal. The pickup and drop off for who burn left would be at central parking. Instead. Here's what I think is really going on and then you can tell me if you think this is accurate camp. Over and lifts. That cheap availability of them has drastically cut into the parking revenue that Massport takes in and Massport wants to make it more difficult they can get the parking revenue back because they're losing a whole big chunk of change on the interest. I I don't know I had it do you have any sort of data back up whether or not their parking revenue is way down I haven't seen anything like that that would make sense. They're one of the comments that. See here that really is quite knowing about it as they're just going to up their rates but they're not gonna make getting to and from Logan any easier if you've ever done a silver line is low and express buses. Two were from the airport. They're pretty awful experiences. Some. Let's let's talk about one of the options they have which is taking the Silver Line the airport from south station which you can do. The civil and stops at every single term answer if you get picked up at terminal a underway to leave Logan Airport guest at the PC. And terminal. 25 minutes before you're actually leaving Logan Airport that option. So this is an article from the New York Times from December of two point seventeen so about a year and a half ago. And some of the estimates used to this is FAA collects the they'd they'd taken reports on where income comes from from airports. And parking fees. Represented 42%. Of the nine point six billion dollars an airport revenue from sources other than airline fees. Now they also than just did a couple case studies here where for example. Fresno. Fresno came out in and 2017 said that they alone were likely to lose somewhere around a quarter million dollars in lost income because of Hoover and lift. Obviously Fresno is a tiny airport annually talk about you know that the size and scale of it. Just put this in perspective and a pulled up some of the numbers on it just as I was kinda curious actually. Fresno cares about one point two million passengers a year when it's all said and done. Logan Airport by comparison. Okay carries north of 41. Million passengers a year it's forty times the size. So if you run the numbers out and say OK just let's assume it's proportional. It ends up costing Logan Airport ten million dollars a year in lost revenue. That they need to make up so I think part of this is saying hey look we need to make of that parking revenue Serena gonna make it more expensive. For you to come in just to make that up herb beat. We're gonna make it more of a pain free use Hoover lips and you have to park. Now I do generally agreed by the way that the congestion at the airports is absolutely miserable if you try to drop somebody off. Or pick somebody up from the airport now. And largely that is due to overs let's say there's there's no denying that there is an issue I just don't know that this is the correct way to solve it. In from my perspective lesson there and say look. I would never use and Cooper live to get the airport he had good mass transit Pataki in there as you mentioned you know you go to some of these airports airports that are bad airports can still have good transportation. You go to Philly go to Chicago yet I don't really like either of those airports but he can hop right on the subway air raid on the commuter rail news cities and get to where you're go there you can't do that will be needed like. Yeah take a bus and send traffic death took the Logan Airport T stopped is not actually at Logan Airport yet take a bus to get to. So this brings us to our whole question of the day it's up right now on financial exchange showed dot com. What you pay an extra feet to take Hoover or lifts at Logan Airport. At this point if it's an extra buck 75. I still would but yet they answer is yes I still would but you know. I'd see this for what it is I think which is either losing parking revenue and either wanna make that up with extra fees on Hooper left or they just want to discourage you by make you more to sentence sounds like it's going to be in the three a five dollar range. Yep that's what it looks like so head over to financial exchange showed dot com and vote and we'll check in on that poll in just a little bit. Will take a break down when we come back and tell you why Apple Stock was up about 4% yesterday where looks to go moving forward. Hi everybody it's very are struck from the financial exchange and I'm joined by Jake to Lee who's the executive vice president of leader bank. We're talking about SBA loans you know we hear a lot about SBA loans small business loans Jack. But I don't think people really understand. How they can be used and why they're so valuable to the small business community. They spare yet we had been really focused on providing small business lending to local community and local business owners. And the programs that are available power very helpful so we Europe preferred as you wonder what that means is that. We can quickly make decisions and under rates small business loans and house. And to be used for right purposes for small business owners give us an example. Well one example that recently happened was there was a restaurant and he urged it was growing very rapidly they are always a flaw in the and the space next Jordan became available. So they wanted to. Take on that space need capital to build out. The rest Ron and you know was about a 300000 dollar loan. About it how many years did have it back typically these types of loans vary anywhere between five to ten years lots of time. So you know we were able to quickly make that. Let's take a quick look at our whole question of the day up right now financial exchange of dot com would you pay an extra being taken over Earl swift at Logan Airport. 68%. Saying yes 32%. Saying no also an interesting question from. 603 what's the difference of who grew lift earth and we drops you off its increase in passengers either way. So what are the case is that it is true that Logan's making is that way in a an amber lift drop someone off. Unlike a family member who just goes home. These people circle the airport waiting for another ride and so that adds congestion is what they're saying yeah. Actually it's a problem I vagina or to a certain extent though that there is a problem here. It's just. There's solving the problem by making Hoover and let the worse not by making anything else. Better yet much like how are you your family has a designated area to wheat. It's only have to proceed to determine what the plane lands over to lift drivers should have a similar law I think it might. Him they do already at work when instructed don't I think they do is don't taxis what you know obviously as a cab stands at each terminal yeah they believe they have a central location all the tabs ways also a little bit silly that your utilizing the resemblance here in thoughts. Is the same penalty in a taxi driver there right no mention taxis on this article now. So it's it just for me I'm still gonna take uber left trees it is still a cheaper than a taxi. And B takes about half the time to take me use public turns. Because the big thing is answers user friendly and he's the technology in the you know when to order you know your schedule you know when you have your suitcase just easier to an addict yeah. I mean I I could yeah I can deal with the taxi and act case. Have and the tax is taken about the same time to wait for taxis that it has to get a new number. But the prices. In my experience toward percent higher oh easily easily 20% higher. Apple Stock yesterday up almost 4% in today up half a percent despite the rest of the market selling off apple now to 9196. Dollars a share. Year to date apple has rallied to open the year 157. So it's up over 20% so far this year even fallen as low as 148 back on Friday January force. But what what's the reason like I was trying to figure out yesterday. What was pushing apple up that much because there was no announcement yesterday really it's just. Is just optimism about what they're what they might announce on Monday answered got the big special press event on Monday. It's it's a question market to me it's about Apple's ability to transition from hardware company to a services company and apparently a lot of investors are buying it or at least maybe just buying in the short term maybe they just think tailor their go to announce something that'll. Pump up investors in the short term but I don't really have really see what they can possibly do on Monday that is going to shift. What's the big announcement there apple TV it's a. Should be like Apple's streaming service there's that and then also apple news apparently is gonna get in upgrade which is now going to be you know ten bucks a month and you know did not enough but. I just and look at the V streaming services to several wants to start one right now and and look if your business here's the east attraction of a streaming service. It is revenue every month recurring revenue like it is the dream of every business out there so like get it by Burger King data right. Anna burger king's doing a recurring revenue model for cough and we're gonna cover that later second all of it's it's absolutely Phnom. Bigger in the long run for apple than there are streaming content. I'm just curious how they're gonna divide up the revenue on that is I feel like I'm misunderstanding accused the the understanding I had was apple news was gonna cost ten dollars a month them. And so my question is okay Sufi of different. People different brands on that platform how did they get eight what what percentage of the revenue they get. Are you just cover like the front page stories from each the difference new resources I don't know how that's gonna work who tell my impression as you can get the Wall Street Journal for. Half the price that's that's whatever saves her legs why would the journal agreed to that I would agree I mean most agree maybe they see something in the you know down the line and how this is going to be much more beneficial my bet is it's a very limited selection of stories from all the different news sources I don't know much doubt you're gonna get the entire Wall Street Journal. By subscribing to Applebee's for ten bucks a month what's the what's the Wall Street Journal cost on its own a record forty dollars a month so I mean how they get agreed that that's what I said like I just have to be pushing along a whole lot of advertising revenue active. It's if it's something that I don't quite get now some accuracy what what the details look like on that but you know this video streaming thing I come back to his. Look if everyone has a streaming service. And nobody has a streaming service because they there's there's only so many dollars to go around when it comes to entertainment. The last forty years since the eighties it's all we consolidate with cable companies. You break that up there's there's still the same dollars to go around right. Yes stocks down about four and 3 quarters percent this morning they released earnings. Crew quarters action pretty solid 68 cents a share in terms of earnings which would beat estimates revenue came in line but they pointed to a slowdown in the current quarter. Blaming Sinn you know lower than expected North America sales. Current quarter guidance pretty weeks ago. Looking forward things looks all right look our right their current quarter guidance was pretty negative they've also been you know this this previous court they did deal with the it was the college players should whose shoe blew out and finally and since they Bieber deal with that issue this quarter. They didn't bring that up on the conference call on all but obviously that was not a great PR story for them. They are shifting a little bit more it looks like to try and compete. With Lulu lemon in terms of women's athletic apparel says there's there that's going to be one of their big folks between nineteen looks like. Very good and that's Wall Street watch presented by leader bank. Let's talk a little bit about Levi's IPO from yesterday. They are now trading at week under the ticker Levi you guys. If I'm shocker we should have been Jeanne. We that would have been good path that that would have been good yeah. Talkies you need to talk to someone about that I well so Levi Strauss a 32% in their debut they opened at about or rather at seventeen bucks a share. Right now they're up a little bit more additional two and a half percent to 2296. What do you make of the good IPO here world Levi. Yes well. I think you've got a couple things going on perhaps it was just under priced in the IPO market and you would think that the Levi executives aren't too happy about that but. Realistically. I think people are just desperate for new companies. We haven't had very strong appeal markets last few years. And people are just sitting on news it getting excited about this IPO opportunity regardless of what the real underlying companies know Levi. Good profitable company cash flow positive. Theory is solid brand but. They're blue jeans company there apparel company that's not what has been in favor in the stock market the last decade. Now I will say that the the CEO of Levi's is man by the name of chip berg I don't know if you read these articles about him chipped. Chipper that ship our. And so he he did an interview back in May of 2014 where he was wearing a pair of Levi's at the time and he's he claimed that he had never watched them in his life. Disgusting he repeated that claim later this week. OK so five years later now he repeated that claim that he's he's never watched the pair of Levi's Jeans actually ha which I find interesting. Now apparently I had never heard of this have either you heard of kind of the old Agassi he even says it's an old wives' tale of if if you don't wanna wash your genes you put them in the freezer. No I've never heard of that either but apparently it's something that people of actually talked about pretty commonly. Why would you in the freezer I guess the especially at my blue jeans hard especially dirty because they've never been washed in their entire existence at what the January near food just the thought would be maybe that the freezing kills bacteria or something like that. I don't I don't await obvious I've never put genes in the freeze I have put stinky shoes in the freezer and like trash bag has yes so that you wrap a minute trash bag Susan your food. And then you. Put him in the freezer to kill the bacteria which kills this well when you take about Needham. I got yes I put a little dumb enough for 45 hours and how it's how how long do you even visit us where they go battered. With anyone with some sort of scientific knowledge or background did you Texas and in just how talkative that is dumb idea it'll get up I swear to god deterred the small and I'm there I'm sure there's all sorts of things back and looked up on the day and provide you with some basis the news Tucker you know what else you get through to the smell. It is now yep thrown in the trash I do parachutes. Or shelves and issues Alec mentioned which are you really put shoes in the freezer before the jets in their trash bad clearly in a trash bag you wrap it up tight. So it doesn't get in your you know frozen hot pockets or. Pizza rolls or whatever and even though he might happen is faced in my freezer which ends and I don't. So what is that all the zone nonetheless Levi jeans is now a publicly traded stock. And was up thirty some percent first trading. Good news purity of their IPOs this year's your Hoover lift to us interest coming out of interest and you'd be in April as well there is some serious pent up demand for publicly traded companies. Areas. Who've gone to a story involving the NFL came out yesterday. It was reported by the Wall Street Journal. That the settlement that the NFL paid to Colin cap or nick and Eric Reed. They did not disclose terms and it was first announced what was that about a month ago now talker just over a month yup so they've not announced terms and they're supposedly a confidentiality. Agreement there. But the Wall Street Journal learning that the amount paid to them was less than ten million dollars so while what's interesting on this is because of that confidentiality agreement. I am curious if any one party and I don't know who leaked this necessarily. But if one party or the other goes back and says. It's violated now violated terms the agreement we got to go back to the drawing board cameras were the initial estimates sixty to eighty million dollars on this yes. So given that over the estimates. My guess would be that this team from the Al melt the NFL and the owners. Because think about if you're if you're CAPTCHA maker read you violate this agreement. Or you gonna come back say no we want more they had to have company and a half who have come from the NFL now maybe they figured out how to we can situated there's no liability. But it sure feels like that's the case as far as what happened. I mean they leaked it to the most reputable news source out there you know yeah I like to be cautious if I was get a question your alleged hostess. You'd have to have a definitions goodness come from the journal break. Pretty tough time. That is true. Fallujah MillerCoors suing Anheuser-Busch. Over the Bud Light ads that first sprouted up during the Super Bowl. With Bud Light claiming that MillerCoors use courts are in their drilling processes so. MillerCoors Syria has a bush just looks it's I think so bad through regular course depth. I you know if you wanna get back about like and run your own ad campaign tuchman how Bud Light. Doesn't taste and there they are doing that too they're doing a whole bunch of stuff but there's sues them to see that you just look I think. Like one maybe I mean you know what basis do they have so their basis is saying that. By the time so that basic core serve does go into their brewing process that by time it's hand. I think just gets it's part of the fermentation process and aren't actually any courts here the few Internet in the beer when you're drinking it I don't think they'll ever yesterday out of it as ever but let's Clayton. You know I'd like just said hey we're here. Britain and you use it in your process fact not opinion now or its auditors in I think what's what's interesting to me here is that it's when it's also been done to north course had just done nothing. Again it's not like he was gonna stop drinking heights do you think anyone drinking Miller likeness is someone who I like Miller Lite actually better than any other light beer. To stop drinking because someone said there was answer. The whole if you like the beer you like the beer security accepting the fact that beaters not help you think you should be putting audit I gonna terrible courts are now already passed that point lake and I think they're going I drink beer for that health benefits they. What are we talking about here Mikell Oprah yeah I here's here's a apparently if you can make club altar that's exactly why victory auditor Michael loads at the gym over the but the marketing campaign may death. I mean this is. Always jumping to mile bike right drink three of these you know who is just sitting on the sideline and it is just rubbing their hands the others every craft expert out there oh yep yep yep has MillerCoors Bud Light girl talk about twenty this giant package of advertising like the milk industry did bullet twenty years ago. And that's it. On by the wayside now obviously these three companies are just gonna pick on each other and all of the craft breweries are mistress and on the sideline picking up all of the market share it's. No recourse might win the battle here when it's all said and done but this is not a strategy that you used to win the war act like you're you'll win the battle of gaining a much smaller portion at larger portion of a shrinking market share yeah it's it's just I I don't understand how they can be this shortsighted because. No one cares. Now we can no one cares I see this is someone. Quote my Miller course up with corn syrup I don't care. Do whatever you have to do so that it tastes just how does today live and highlight Davie if anyone has an opinion on this the sixth Texas a 63566. Did. The Bud Light commercial around corn serve make you rethink drinking Miller or Coors or Bud Light I don't know I thought it was a funny ad in my good for you Bud Light is pretty comical but. Nothing about it made me change my behavior and I don't know if it made namely Austin but that. Mr. Felix and we're going to like twinkies and saying hey did you know the twinkies after handle oil in the yup because the okay wonderful giving that fatty goodness all day every day you know like. It it just. I I don't quite get it. Let's take a break down when we come back we're be talking about. No matter Heatley yeah. It was interesting was the cereal corn pops she had like the worst sweet tooth and I'd distinctly remember executive orders you to pour in court survivors I don't know sold that that the interesting. So. Deb just just an update on that and now we get to the latest on the mess that is breaks it. Which I I I know I shouldn't find it wildly entertaining because there is a lot of money and you know economic livelihood tied up in this. I mean if you're not gonna make fun of that but it's it's just after so here's where we stand now so the EU yesterday. Agreed to extend the deadline for regs. But rather than just being like it appears the new deadline there's like eight different ways it can still goes to pretty much what they said. Is that if parliaments. Can be persuaded to accept EU deal. Then the deadline is pushed back to may 22 two which I say look if they accept EU deal why do you need to push back. But they also said if they can't get parliament on board with the planned maze already presented twice. Then breaks just happens two weeks later on April 12 unless. Britain decides that they want. To do a quote fundamental rethink of brags it and potentially hold another referendum in which case they could extend this by several years. Meaning that we it breaks it might be one of those things that we're talking about until. Late radio no longer. This and if it. You let let's. Rule a few of these and I think there's almost no way that they accept the bricks a deal and push back the date until May 22 dread that are about missing now twice nothing's really changed about it they're not did vote to accept the may 22 that so we can count that one. The April 12 deadline. I just I I I have no idea what happens on this it's just it's such a cluster that I just I I can't wrap my head around what we this is logically can ago I think this their vote is going to be a stupid one that says they were and of delay into April 12 and that April 9 this gonna roll around it were me having this exact same discussion again. I did so here's the thing which I think are going to be a vacation that week so perfect I'd I don't. Think the EU after this idiot unless. Britain comes back it's his look and hold another referendum and we're going to be you know put this up to another vote for the people unless that happens. I have to imagine this is the last extension use granting. Except. What are they gonna do just keep this going in perpetuity just like this farce that we averaged it might app amber exit might happen either do or do not. But what's their what's their leverage trailer let's say. They've won just forget about all these delays. Then the alternative is your kicking and great Britain and the EU without a trade deal when I don't want anyway when you're not kicking great Britain and EU Britain's choosing to leave the EU with the treasury deal you know that you didn't start despite now. You know Britain didn't it look they've they negotiated a deal if Britain doesn't like it don't take it to stop. Playing with this farce that oh we just wait longer will get the deal week. Eased on. There Don I hope so I hope they have the spine to say. That's that that's that's just where I feel like it should be at this point so Woolsey but I just. Subject credit approval leader bank a step ahead. You make this this market. Kind of flailing around today a little well. I think. Part of this that everyone on the on TV is talking about the yield curve right now and it looks like you did it actually invert yet knows within ten basis points of converting I don't know if it actually inverted the the three month ten year apparently did I believe. So when we talk about yield curve inversion or talking measures when the three month treasury yields mean the interest rates that you're getting on base that loans the US government for three months is higher than the ten year rate is think about that that be like going to the bank and saying hey. I want a CD for the next five years negating a lower rate than one for the next month. That has traditionally been a sign of recession than if we are hitting that right now very it's it's historically been a pretty clued indicator of a recession so this happened. Back in early December he didn't now it is not a discipline what was. That different in version that was the two year yield being hired ten year this is the three months being higher than the ten got you. And so it. This is interesting because pretty much what you're seeing here. Is the biggest culprit on this is honestly that ten year coming down yeah it's just in the tenure in the last three months has gone from 3.2 down to you know 245 now. What's on the plus side makes mortgages a lot cheaper. But that the downside here is look the reasons being price more cheaply is because the market saying hey the Fed is not acting at the growth that it wants it's gonna have to likely cut rates at some point. That's that's what you're seeing here. Yep saying it historically like you like to mention the inverted yield curve has been an indicator of recession it does not. Usually indicate the recession happening three weeks from now it I think it's averaged. Over a year after the incur after the yield curve inversion that reaction head into recessions though. In the short term it's not a bearish signal but over the and you know mid term eight can be a pretty bearish signal and I think that's what markets are reacting to right now. Folks that's all the time we have on this hour of the financial exchange but don't worry. We got a whole lot more coming up in just a little bit right here on the financial exchange. Hi this is chuck and Mike from the financial exchange we're talking today about planning for retirement it's a big thing that you need to plan for. And really is the kind of thing that you only want to do once you don't want to have to un retire. Mike one of the things that people have to sort through is what to do saying hey you know what the aged. France between myself and my spouse. Definitely comes into play with sort of security. In addition to Social Security another item that people have filed when it comes to retirement pensions. Is that the same type of conversation and same type the calculus the people need to go through. Certainly there's a lot of calculus there but there's oftentimes even beer one with pensions and narrow bit more rare today which is. Well bears out for the day and shocked and Mike you're here I guess register for myself that there first which I always people who do that so I'm sorry that I. Start of the hour off that way but. Chuck Mike in Tucker here today and I wish I could becoming view with. Bitter news as far as the market goes the Dow is now off 302 points at the moment. So we've got that happening S&P and NASDAQ also confirming downward move recipe is off about 33. NASDAQ actually your worst performing indexes down one point 4% in a 108 points. Ten year US treasury money flowing in that direction down to 2.4 3% good news if you want a mortgage bad news if you want a CD. And let's see we have happening on gold. Gold is up to thirteen twelve announced rate now and oil at 5881. Down about 2% in the last days so. Yesterday was risk on today's risk off the took two days out pretty much equaling out hey we didn't you really need these two days trade. It is sure is indeed going out for Boeing's stock fell. What's the notes the damage and then today down about 2% now down about thirteen and half percent since we learned of the Ethiopian aircraft. In the latest from Boeing by the way I am a Boeing shareholder suit you know what side of the of the and some signal on. Boeing lost its first order of the 737 Max that that. Airline canceled that happened overnight. Within Indonesian carrier garuda I believe is the name of them. Canceling an order for 49 additional Boeing 737 Max jets belonging to root is scheduled to meet in about a week so we'll see what ends up happening if they can get back together. Maybe on a different plane or something like. Yet about a six billion dollar order when all's said and done. Day in terms of the numbers revenue profit wise does not really move Boeing's bottom line that's not really the issue here the issue is is that some sort of domino factory start hearing about cancellations from other airlines. And even if it's not a domino effect. How'd they deal with this sick it's a PR issue now so even if they come to Boeing in the earth become too ignorant parents say they were willing to give you this other version of the 737 just don't cancel your order. Well then you're gonna have a whole bunch of other analysts look at the same thing so way to be in Tennessee how Boeing negotiate their way out of this. Yep and so obviously will continue to keep you updated on bone situation but. Again losing their first order overnight. That had previously been placed for 737 Max planes. I mentioned in the open and that the ten year US treasury was that and 2.4 3%. And the biggest thing that that tends to impact. Mortgage rates mortgage rates are highly dependent thirty year mortgages are highly dependent on that ten year US treasury. And I was looking at mortgage rates prior to this. And we had seen. Thirty year fixed rate mortgages. If you go back about a week there were four point 4% on average I was looking this morning and see an awful lot down at 4% and four point 125%. The gaps at the averages. We're sitting around four point four now we're definitely below that but CIA it looks like. Heading into this spring home buying season you maybe able to get into a thirty year mortgage rate it under 4% which it's been awhile since have been able to do that. Tucker you still poke around to think about donating this burglary to a Balkans you pretty deep in. People know being adapters I mean more pretty deep and diapers are now to be honest but don't daydream. Zone and is. It's you know again little low rates they do help people buy a little bit more house or at least you know to get a little bit more. Reach on their money so here's to see if we see that refi stick baca. I'll tell you I'm seeing an awful lot of it in again this is anecdotal so it's I don't have any hard data on it. But I'm seeing. More in bigger price cuts than I've seen in a while yeah BEB big home like expensive home price cuts are talking about when yesterday it was in the town next to me. And this was eight. Big house like I was driving by in actually saw there was there's a sign on the wall on the set price and like you've never seen that on signs yeah the last five years and so it just curious in my okay how'd this big old house going for. And I looked in the house was listed at lake one point three year one point four million dollars on the lake while wonder how much the price cut was so ago among zillow like you know they let you see the pricing history. The person be cut from two point one million dollars. Ma. And knowing you're still a lot of that it's it's just the high end market I think is completely dead right now and this actually gets into a story from the Wall Street Journal today. The headline on is a growing problem and realistic too many big houses. You're all these 567 bedroom homes that were built in particular in the south. Back during the last real estate boom because everyone said GP moved down there you get so much more for your money people built these and they do mentions it you don't like. I remember. I'd my dad had a college friend who lived down in north Carolina at the time and we went down into his place I think was in 2005. And he had this house it was again I think probably five or six bedrooms you know 5000 square feet. And Aaron talking which pay for this you know it was all said and done it 280000. Dollars you know. Yeah if it's just like that the money goes so far and some of those areas. But what we're finding now is that as the baby boomers are looking to move out of these homes and downsized because. He when you get to be seventy or 75 you don't necessarily want a mowed the lawn and clean the gutters and do all that work on your own what we're finding is that. Either eight the prices have risen and so Mullen deals can't buy those houses because there now too expensive or beat beat don't want five and six bedroom houses anyway. See him I think we're seeing a lot of that I think you're seeing it from both ends of the market so. On the baby boomer side you know which by the way baby boomers are now ranging from 54 to 73 at this point times and that's that the age range so the older ones the older big boomers are getting to the point where they say I don't want. A 4000 square foot home anymore I don't want five bedrooms and it's time for me get out of this thing goes out some else. And that younger generation. Is saying. We might be adjusted in that size house down the road but certainly not today. And definitely not in some of the locations that these homes are built I think that's a big big piece of this story witches. People these days when they're looking for their homes they wanna be in walking distance of what's going on and that's both the baby boomers and the millennial I'm looking for that you know location. Right and in what what's interesting here I was talking about how obvious he had some of these cheap make mentions. The expensive ones are just as big of a problem so for example you go out in one of the year is that they looked at here. Was Scottsdale Arizona which is a prime time retirement community. There are 349. Homes in Scottsdale. With market values that are priced above three million dollars right now. Those are homes that are on the market that are on the market right now. For three million dollars as 349 just in Scottsdale. And so you look at it and it's it's just these homes are not moving and real estate is one of the areas in the economy. I know that when it comes to beer tax rates and things like that there's a lot of question a lot of VO resentment towards a trickle down economics and things like that. Real estate does have a trickle down effect because of those big properties don't sell. Then a you don't have inventory it's getting cleared in getting moved to beat you don't have any liquidity and it creates real problems when top end homes can't sell. Because. It does have a direct trickle down effect of you have to cut if you're trying to sell for three million dollars in you've got to take 24. You've got 600000 dollars less than you were expecting. Fewer than you're expecting. And so I I look at it and it's just. This is why you start to get kind of this this bottleneck that happens in realist and I think it's part of the reason why you're just not seeing as much movement is because pay the people that try to move the big house can't find people who want to move up. Exchange its changes in preferences and changes in tape sent him when we are looking for our own we're moving out of you know the city and into the suburbs. We looked in the suburbs were specifically looking for a location that we could walk to a number of key factors Jim want to go to walk to public transit we want to go with a walk. Too. It's you know. Bush grocery shopping or restaurants yup and so we were ended up taking a significantly smaller house. And a slightly higher price point that we can get by going further around the suburbs which was the traditional movement though you get much bigger house to go further out that wasn't high priority forced. Return to the same boat within you know a five minute walk of us we've got three or four restaurant and got dry cleaner got a bank again post office and it's nice to not have to drive to the death and whether. So I did it again I missed the that the tees for trivia that we do at this time on every single day and I always misses on Fridays for whatever reason nines now Friday's on the financial exchange we always do action movie trivia just because. I I love bad action movies I'd fall asleep to bad action movies I'd I dream about bad action movies and so it's action movie trivia Friday. And I give men one of our producers Matt 88 trivia question for today. But actually how I wanted teen boy. I wanna change so we're we're gonna do a little bit of a give it a bit we're doing it we gotta have that officially we we got. Well looks like chuck he's changed his mind about a word trivia questions. And again. Skis. Go. Bird. That's the first time ever that and and that is phenomenal might I had. I'm rich I'm gonna use that every week now go on so we're doing trivia today based on the movie vertical limit starring Chris O'Donnell. It involves a group of mountain climbers that are trapped on QE2 and have to be a vacuum waited from the mountain. And so if you know the right man. He Texas at 63566. And if you are the sixth person with the right answer today you're gonna get a fifty dollar gas card and sue here is the trivia question. In the movie vertical limit what explosive is used to try to free the trapped climbers from the curb costs that they have fallen into. No chance at this again in the movie vertical limit what is the explosive used to try to free the mountain climbers from the crew Voss they have fallen into. Texas at 63566. If you know the right answer. And if you the six person you get a fifty dollar gas card. And as we always do I'll point out that the this movie received a rotten tomatoes score of 48% so that's that might be a hive for you to. Yet this is one of the better ones to fall asleep you know it's it's it's good one was in that again. Chris O'Donnell nautical -- bill Paxson never mind the late Bill Paxton or Bill Pullman one of the two who wells is an out of you know do you know Scotland he's actually pretty good actor astronaut. No that was John gone up. Scott Glenn got. Even though to be fair Scott Glenn did play Alan Shepard in the right stuff today tango so there is that he is also win silence of the lambs backed draft training day whole bunch of movies soon. I digress. Let's talk a little bit about China AC three correct answers unbelievable there week I told people know this stuff. Let's let's go to a little bit of chatter about two. Really really highly anticipated IPOs. Hoover I think probably the most highly anticipated one scenes. Really the Twitter FaceBook you might have to go back to FaceBook to final last time we had blows like this yeah and also interest expecting to list. In the next couple months as well what's what's the latest on these IPOs. Well I mean I think the one thing we can garner from the IPO yesterday is that there's a lot of pent up demand for these people are excited about these IPOs and it looks like they're gonna go off pretty well. When we look at the Hoover in particular I agree there's really been nothing is being I would say it's in space but I don't think Twitter really holds a satellite to Hoover. Decades speaks really to I think the somewhat lack of publicly traded companies and brought this up a few weeks ago but. Back in the late nineties yet 7500. Publicly traded companies we are currently around 3600. There is not a many as many publicly traded companies are not as many IPOs as there used to be. Today only about 15%. Of venture capital firms exit. Using IPOs. That was upwards of 70% back in the eighty's and ninety's. And in the big things it's actually really interesting in the IPO market is in part of the reason why this happens I think his company's IPO later because they can. Effectively they continued. You know operate on profitably. As a private company without mark scrutiny it's a lot easier to fundraisers it was back in the eighty's and ninety's you go back so take a guess as to what the valuation on Amazon was when an IPO back in 1997. Which by the waist. May fifteenth 1997 it was 22 years ago that Amazon IPO now. Amazon went off with an IPO 438. Million dollars they would priest fifty million dollars in their IPO. That's it companies don't I like big tech companies don't IPO with a valuation less than a billion dollars he notes it's only those quote uniquely Lawrence. Then of going through the IPO process but he got the current interest both scheduled to IPOs this spring. I'm actually really curious to see what happens with interest more so than Hoover to be completely honest. Yeah over the just been talked about so much that I think it's just so public at this point that people can know what to expect. Interest is a different scenario here the other thing that I find really interesting about interest. Is the demographics when it's all said and done in terms of you know we've seen these other social companies go public before. But not ones that are tilted this heavily to one gender. Yeah this this is something that's really interesting when you look at interest because you know you go through and you you take a look at. You know that the demographics on FaceBook or Twitter and it's generally split about 5050 between men and women that. We take a look at pin trustees say OK you know what would actually knows is the case here it's like 7030. Women vs men. So here's my concern about interest and I'm sure that this will be factored into the price that people are paying but the last time I looked the average revenue per user interest is about. Two dollars and forty cents also that shortens our to our two yeah average per user. Snap Chad was up at 480 FaceBook at 618 and the interesting thing to his interest I believe most of their users are North America based yes. And if you look at for instance Facebook's IUS revenue per user is over 25 dollars. Per user. So you're down two dollars and forty cents average revenue per user that's not all that strong. No but I view that is a good thing there's room for to move all room for growth is there's a whole lot of untapped market there if you look at this just from the the perspective of you know the company hey you know with FaceBook it's you know they've even talked about they were kind of getting close to the Max and as a nation of revenue per user. With interest I look at and say hey there's still a lot of untapped growth area there for that company in in particular. You know it's just it's used for such different things compared to other social networks. That I just I am really interested to see if there's more steak sticking power here that some of these other social networks that have really struggled right after IPO. I mean if if you're gonna make them. You know argument that there's room for growth you brought up that it's mean the female used that they've taken it you know Dave and apply it to a male audience then there's obvious easy revenue growth rate there if they can bump up their average revenue per user you're correct I just. I am not a million for the platform to be able to determine whether or not they can and I'm curious for both fuel actually is. I don't use the interest in my review I use it occasionally when my wife sends me something from pictures I use it rarely. Why don't you use. Why don't I use that yes. Just because I'm not really searching for ideas on a daily basis whereas I use a Twitter and FaceBook you know for updates on the social media hemisphere or you know on the news front. Yeah pretty much I I see it mainly as today. Designed and recipe type of yes source and ounce. It's surprising to me that I don't is it more for a space because I actually do most the cooking in my house and yeah I don't used interest at all for that my wife does a tons of media should be. For from the design standpoint I just don't really take an interest in what my house looks like it's I mean this somethings I'll look up for house ideas or else you're trying to redesign around some point. I wanna go back to what he said the Mike Hsu you said the you don't really care about designed from an interior perspective without the outside courts. Still on the docket you know really into the whole gardening maintenance and all that. Not night and you where you interesting shrubs or something I'm I'm wondering if you know whether it's darn near home improvement stuff like that I'm wondering if that's an opportunity for them. It. And every use that. No. No. As I don't know what's there and I find the the interface intimidating. As you know what here's the instance where I've used that and we're talking about redesigning our attic finishing the space for later use organizations. Are summit that. There is like all over pinch like forty different finished attic ideas and those are really quite interesting articles. Yeah so they're go so up I'm really curious to see how this interest IPO ends of playing out more so than do over I think we know we're gonna get what. Nine to send text or her. So out of 71 interest is where my way stares at a fall to three hours and at eating salad out of a Mason. That is they just don't I don't accept to be fair that only happens if your wife is also in on Etsy is well Mario's notes Ilya icy event or great synergy between those two companies when it's all said and messengers accurate pictures is about markets still down about one and a quarter percent right now we've got a quick break coming up but we come back and talk about Comcast's offering to help. I folks this is Mike Armstrong and I'm joined state by state planning attorney top lot ski with your financial exchange quick tip of the day. Today were talking about the top estate planning mistakes that you need to avoid you know Todd so many people create their state plan but they then failed to fund it. Explain why it is such a big mistake in what we mean by you know not quite funding your state yeah its it's really huge and you've got to look at it from two points of view one. You're spending money after spending money. To put together an estate plan to want to work her right and if you don't put assets in your trust that you create its not working. In two very important respects. One if you have a revoke Coble trust. And you don't fund it. Well then of course you're not avoiding probe because all the assets would be your name that's a big problem too. That language in that trust is what it's designed to help reduce estate taxes when one spouse dies. It shelters assets and and utilizes exemptions. There's nothing in there. It's not helping you do that nothing shelter so that that's not a good idea and from an irrevocable Medicaid point of view if you want it if you're in case you're concerned about doing that kind of planning can you imagine not funding those trusts. Not only do you have all the same problems that we just mentioned with a revoke able trust but one very important problem you never started your five year waiting period. And so if you create an irrevocable trust don't put assets in in five years goes by and you think your assets are protected from the nursing home. They're not. You better fund trusts you better and it's something that they you know they see all the time folks starting these escape plans for not buying them up let's in the estate planning experts at Cushing and Dolan. Have written a brand new guide that details the top estate planning mistakes that you want to avoid you can request this brand new guy by calling 866848. 5699. That number again is 866848. 5699. So Comcast is trying to run maintain a little bit of a foothold in the streaming world they've unveiled. A set top box that would they've effectively rented out to people for five bucks a month that would take the place of lake and apple TV your roku is that what I've gathered. I got four letters for flaw. Bought this is a flaw in line. OK so it's a it's a streaming device is gonna cost five dollars and so on an annual basis that's coming to shoot sixty bucks a year assuming you hold onto a piece of technology for hopefully more than twelve months in retirement recent cost what is a roku cost with the 299 you know look at that are coming across. Cast twenty bucks how about and it was on fire. Bucks us a series gulf show let's talk about what this Comcast streaming box actually does just tell me it allows you to stream Netflix or Amazon. Fire TB maybe apple TV as well. What does it not light stream any of the programs that would compete with Comcast's cable. It and it realize that so can you streams sling TV now. Can you stream YouTube TV neo can you stream DirecTV now dole or PlayStation viewed none of those are options says this this just sounds like people who were afraid of cutting the cord and missing the cut him accord might doing us now will they get customers almost definitely I mean what got a built in customer base I'm sure you get some people don't understand how technology works do move forward with respect yet. This doesn't do anything I mean a pitcher that pitches like. Oh you know you don't think you know cut the Coca if you do want to cut the cord you can stay with us and our Internet but you don't let two. You don't buy one of those difficult roku or who called pro you know that's really in a seller list which is difficult to do always easiest thing in the while it's so easy just plug and a new TV and that's it. This is one of the reasons why I can't wait for five G technology to get yours because right now the these few companies Comcast AT&T and Verizon cuts a correct we have a stranglehold on the courts running into your house because this pick the costs are so high. Two you know lay knew wire late new cables and everything whereas if you can get good five G technology. Boom you're just you just beam right around it's in it's something where you don't have the high cost. Of construction where you know you have to be peeking up bro instantly five Yost in this and that and all that stuff anymore and so. I just look at this tonight. Stuff like this makes me really. They're really anticipate relate to some additional competition coming into the space speculate is just not a good. Now it's terrible product and they're gonna get buyers for it but it the day it's. It's the same thing they're trying to replicate what they haven't set top boxes for the cable plant from what you pay for those. Cable boxes yet that's like eight to ten bucks a month were picked us. Eight team. Terrible technology that's getting overcharged because they used to have the monopoly on the cable. On the cable market and now they're getting. Completely sidelined by I'll be at the Serbs on this and this is them trying to fight that which they're not it's not a war overall I still don't understand how there's so many people out there. Who were paying 200 plus dollars a month for their cables I was one of it is seriously isn't honestly laziness. Yes it is it is an unwillingness to and here is an unwillingness to figure out some idea how the other technology works that you've got a lot of that. Where you know I know how Meyer though works I know it controls everything right switch something over it wouldn't be comfortable doing it. But you mean you're now talking about hunt up. A hundred dollars a month that what people can realistically save with almost no changed yeah I mean that goes along way obviously and in the number one excuse that I here. Is the fear of not being able to you watch the Bruins Celtics Red Sox which isn't too real fear. Which at first it was because there wasn't means but now there it is if you wanna YouTube TV or DirecTV. They have the essence they have capabilities to watch your local sports so you're just wasting money. Folks a lot of time. There while somebody did texting and saying Mary if you live in a town with choices that's great but if you live in say a town like Beverly in Massachusetts. The only option is Comcast which are a 109 dollars just for the Internet and then all the other services on top of that. I mean that's accurately point chuck is that hopefully with five year old there's going to be. Hello a lot more options out there to get into answer yet it's if that's truly the only option I'd I would I'd primaries are deprives it. That's that's the only high speed Internet options possible. And hunt and I T forty bucks a month worm area high speed Internet where it. It's that there actually was a study that was on its something like forty to 50% the United States only has access to one high speed Internet provider. Yes it's eighty it is a real problem actually yep. Let's talk about this story from. Burger King which I think is. Interestingly weird I guess is the best way to to surprisingly weird yeah. Interestingly weird so they are now offering a five dollar monthly coffee subscription. We've seen subscription services and just about everything else you can get all those boxes delivered to you you know I got my wife on a cheese of the month called Soviet three keys every month which is outstanding by the way in my bad. You know you can get subscription. You know close I think bears still gets used gets his stitched fix thing every month periods description meal delivered. Meal delivery now Burger King is saying they were doing five dollar coffee month how does that work. So yeah I mean just points out you pay a five dollar monthly subscription and you got. Obviously I am limited to coffee from from any Burger King store. I was looking it happened just trying to understand what sort of coffee today half the McDonald's has started getting more into the copy the administered. With a copy print they have at McDonald's nick cafe. But they have specific so for a while humans whether they did have Newman's. I creature they changed it but it's all good. So averting basically from what I saw offering iced in hot topic for this five dollar month subscription and that's their way have I believe trying to get people in the door for breakfast. That's a huge piece of McDonald's business right now that Burt really doesn't have much regrets. Yen dipped me and Dina. What what's that Covina that's that would cause he supplier from McDonald's and burned them. So you do it's good. I think this is really interesting on one level in that look I do think that if you've got a five dollar subscription where you can get is much coffees you want. You probably gonna pop in their little more frequently just if you're driving by there. I don't know if this is enough to change behaviors bars look if you don't have a Burger King near you. Are you can subscribe like you're gonna gaudy or are you gonna go out of your way what do. It's so let's I had no idea what sort of hours the typical Burger King has been let's say you drive by when everyday and you usually stop at the donkeys to go to richer coffee. And now you can just if if your drive and by I've both the donkeys and yet a Burger King every single day. Cast went on it right yeah I mean as well as long as they coffees comparable if you get some fancy latte at Dunkin' Donuts and no this is gonna right. Do it for you but you're getting just or radio either hot or iced coffee and it's going to be maybe a fifth the price of the Dunkin' Donuts coffee and tenth the price of the Starbucks coffee. Here's why I think this is kind of weird and why I'm not sure if it makes sense if you look at restaurant. Profits and where they come from they come from the drinks. Did that really that the food is not where restaurants make their money they really their money on charging you three dollars for Coke at a cost the mile 10% so Abbott's. Bet you see mcdonalds and all these other stores are doing the lost leaders on the coffee to what's the what they gas station brand Cumberland farm is farms as like really cheap coffee now so I think a lot of bodies up a lot of these stores are. Changing that paradigm a little bit and trying to make coffee lost its currency there's a difference. We dollar coffee and look if you do this every day your cup is costing you ten cents at. You know it 1515 cents an hour. You know so I. Second Federer I wonder about you look at the restaurant is the margins are always on the except in February the margin for always on. The beverages the beverages or where they they typically make their money you know it's it's the same you you walk into any restaurant yeah here's a Coke it's five dollars due to cost five dollars to bill to buy that and you know you go when you buy is at stake or something it's usually you know two or three times you know the cost to make yourself. But to get you know drink it we 121520. Times and so I just I wonder. How this is gonna work out just from a profit perspective seen copies pretty darn cheap to make. It is and and it is but it's just you know that they're giving away margin to try to pick up volume there I'm curious about that. We're gonna take a break down when we call back. Pull back when we come back. Paul Monica's gonna call us and talk about Darden Restaurants sticking with the restaurant industry rhetorical darted and all of guard and right after this. And include. We wanna hear from you. Thanks Stuart Barry's 263566. And let us know what you think about the stories we discuss your team to the financial exchange radio network. Paula Monica from CNN business joins us now on the line here talk about. Dorgan restaurants Paul thanks for joining us. Also like most stocks darden's been on a nice run to start the year ago for about a hundred bucks a share up to 117. What's interesting is that the the five year track on this company if for company that people once thought he had some questions about looks pretty good as well the stocks more than doubled in the last five years. What's what are they hitting on. Yeah doctors are even today with that between now currently down more than three if they did yeah. Darden as we saw in there yesterday. You know it's been meeting turnaround success story. Particularly at olive garden change one we use the you needed for a while particularly by you know chips the starboard value chairman who went. You want a blistering attack against the company your predicted that. Almost legendary Wall Street circles. Yes why children young and with all of these you know culinary scene that they stayed there too so off. Brad. In all of the pot of water and yeah it's gonna come out OK at the time but investors took it seriously in. Starboard wound up winning a proxy fight. Yeah yeah edged Mets become the chairman. Clarence noticed that down you know in the geology he was voted to let takeover. He has really done the job of right back out there over the past here. So do you think I know that one of the other things that you've seen Darden doing is they've been also BO expanding a lot of their other brands as well. You know making big push is and a yard house is gone through a bunch of expansion recently. Cal out longhorn steak just execs are out there or are. What's what's the big deal Agassi you know longhorns kind of interesting from that perspective because Buick it it fills a niche where there there's some competition there but it doesn't seem like there's a ton that news directly focused on that exact price point seems like the kind the only player in that exact space. Yeah I think that that the company has done that we bought Volvo on long were we hear you do. Are not ever gonna confuse these guys with fine dining but that's OK give it more upscale. Then what you would get your typical that casual chain or what you adults to get from. We estimate the you know the restaurant like that you know TGI Friday's or not. You know at chili's or something that you know it worked on and catch well. I think these are you know and we friendly restaurant that happened to workable price point but not so cheap. That they're going to look like they are having inferior food and also that they're gonna kill a proper court that really picked bigamy. Yet by embracing the price point on another's. You never ending pop Padilla all. He is they meet on their now profitable for the company and that's really been. Something that I think part. Emulate we've all their other change now the big question is going to be can fix that cheddar scratch kitchen which is that. You know and other brand that they bought a couple of years ago from the audience you billion dollars that the deal struck. Here's another question that I have for you when when I look at their portfolio the one name that really tennis sticks out and doesn't fit is capital grille which I think they bought back in either 07 or await somewhere in that ballpark. And they don't seed and expanding it as aggressively and B obviously it's a completely different price point that any of their other. Any of their other real brands that they have is that something they might consider either spinning off for selling to someone. I think it's probably the week too small for it to be. On off I would imagine I had my guess is that. As long as the company is doing well there's not gonna be. Heck of a lot of pressure on them to you make a change and also do not just the overall Darden company that capital grille is. Doing extremely well also I mean bear seamstress sales were it was for me personally when the team is olive garden so. You know if if anything it you know on the re taught that you are out there. Chatters scratch kitchen that they had you know the one that they acquired that was the one they need to fix. I don't think there's going to be a heck of a lot of pressure. From our shareholders is now capitol grill oil well companies start struggle again that's probably not happening to the point where do you start without. Jeff Smith is no longer maturities focusing on pop a job in. Some author you know companies that are active investment in depth. Don't this is one company that you know there are happy to just what Jeanne we one it as it is and he's done a great job over five years so. I don't think there's going to be any shareholder pressure to do anything drastic. Very good Paul what you go have a great weekend and we'll talk do you assume. You know. I'm sorry. I interrupted poll Monica per CNN business talk about Darden Restaurants. I look at the names that lists all garden longhorn steakhouse kind of makes jokes about them but on the other hand I really do enjoy your house I was just don't send them today house's phenomena C really there are two very good restaurant in my opinion did not just like the bureau yard or sit at a massive selection yet but then but I had a the sandwich from there. But it was a pork belly sandwich was phenomenal as a while I was shocked that they've done a good job kind of identifying. Mainly that middle market area and and I think differentiate themselves from the very much lower and types of brands that are out there. And look olive garden I know that you know I personally like to give them a lot of crap because they say look they're not real Italian food which I think people who not understand that though but they they they fill a niche in and I think that again they. For the price that you are paying. If they put a good product on the table for that price it's not somewhere I would like to go look at my family is Italian and I'm. I just don't I can't do that but I get what they're trying to do there. And obviously it's been paying off of it it makes a ton of sense and they've been making a boatload of money do when it. Mine's pretty cheap Callaspo. Very ghostly and other markets continuing to falter today the Dow now off 375. Points S&P and NASDAQ down as well. We're done for the day enjoy the weekend and we are back at it on Monday.
