With that we housing we just got the housing market index to serve a it's done by the national associate association of homebuilders. It's been. A rough couple of months in the surveyed kind of fall under rare up it's an index guy you dated in Iran seven days earlier this year. Had followed weighed down and October November we are seeing a little bit of a rebound at this point. The numbers came out with an index number 6259. Had been expected. Last month's beat expectations as well. But I think perhaps expectations around real estate have been really really low but with interest rates coming back down. At least sentiment seems to be. Bumping back up a little bit here. Well and seasonally rearm moving into the prime selling season we are and I think a lot of houses go on sale might march April may as people are to make that transition. And and GAAP and it's got to be helped by the fact that the Fed seems to be backing off from its parent statements of last. They do me a thirty year fixed rate right now the average thirty year fixed rate as of last week was four and a half percent four point 54%. And he down a lot of stuff is coming onto the market at this point. Obviously you know up here in New England there isn't a ton of new construction but in other parts of the country it's certainly a big piece of itself in. Slightly I don't wanna say that this is like huge good news the real estate market it's. A little bit more confidence and there were last month but not. Not incredibly optimistic I think a big issue there are still for homebuilders is the labor issues you know it has less to do with demand has less to do with. Value interest rates or availability of funds to get projects done it's really just you know we refine the employees to to built. Cost of building seeking that's been affected by everything that's been done on certainly depending on what your building I think we talked suit chuck has a friend who works. 48 he going to apartment complex league. Manufacturing company construction company and they saw there's you know because of steel and aluminum tariffs going on you know their costs. Twenty some odd percent that that really that really things pretty hard but. Generally speaking they've been able pass that through to the the end Klein's. I'd be curious to if if there ever any geographic figures stress to take a look at fairly interesting to his seat. Which parts of the country you're helping to lift up. Right in that sources other parts of the country that might be feeling more underwater new York and California are. You know always high priced but it certainly seeing the biggest declines from NC recently especially with. I think it's going to be really really wrenching to see what happens with the New York City and California real estate markets. In about. Two months wants all the tax returns are down once people and I still don't think people realize how big. That state and local tax deduction that they took on the returns in previous years really the impacted and benefited them in the past absolutely I mean we've heard before about how New Yorkers stand and look at places like Florida yeah. Well I mean it seems like they're still talking about Ian needed structural changes in China that the US is claiming affect trade between the two countries. And you know they're gonna take a look at China's pledge to purchase a substantial amount of goods and services right on the US so. You know they're looking to make progress there are also on the technology transfer issues from US companies in an actual property that of course. They're taking a look at that but I think in the long term what's interesting is you know the states. That the administration must feel about showing that they can make progress that's right. And and what it means to be able to say as you know their reelection campaign starts to gear up and tiny tiny. That they were able to accomplish something that's and that's. To be interest. Heard this morning which is just terrible news for all of us but the debates this year democratic election bid debates are gonna begin in June. This year yet when meaning June of 2019. Average start seeing debate so. To me that means bears eight you don't need to have something done by June but it's gonna start really getting talked about in June. And then into the fall of this year. Now it. You know if what that political pressure is is going to be. It's gonna be really anxious see you know where the Democrats come out on. What their solution would be to tax I think most people are at least an agreement that something needs to be done there. They're have a tough time picking apart the playbook that's been used so far. Well I mean you know but they can they can tout the impact that it had on farmers the impact your hat on a lot of businesses. You know the impact that it's had on Ian weirdest thing about the fact that you know homebuilders and and no other yeah construction. Has been impacted by the high aluminum and steel Tara is. So I mean they're gonna take a hard look at that in there and they're gonna argue that he the challenges that it's presented outweigh any benefits he might get from this this approach. Sure bet I mean they certainly well it's going to be interest because. I I personally was not really in favor of them delaying this march 1 number it's certainly helped the stock market in the short term but. I get really nervous about this game delayed into Canadian and June because then. That the longer the further out you get the more pressure is on the top administration to just. Say that they have something done whether it's the perfect dealer not race you wanna have you wanna be able to go in the election season having said that something has been down on China. And that's something you really don't want to be just no deal and increased Earth's. Right right and on the Democrat side they want to show that yes they can have influence of her you know what Tron and the administration is doing. Om and and you know limit the end the powers of the executive office yeah. Well that. If you look at futures this morning they were down. Pretty significant inside to out futures down over a 100 points earlier this morning back and bounce back up we're about flat for the voice over to you know we don't seem to be overly negative on where these negotiations are going at this point so. Unfortunately we'll be talking about trade pretty much every day this week and hopefully we'll get some sort of joint statement out this week or next from the negotiators. Wal-Mart well Etsy Tucker you've been at a Wal-Mart analysts few months. No nonetheless you durable played on anything on ball at Columbia which you know I've actually checked and I just haven't seen that drastically the price difference between now and Amazon so I just. For Amazon so if there's not much or price differentials yield default. Yeah I mean in Biden but not much I'm pretty much don't see any change really. I don't know about you your experiences that the mean the only way into Wal-Mart over her Christian groups reception confined. Shalit's anywhere in India and I was a dire need of shall I needed them for this recipe. And arguably different grocery stores and no Alex in India apparently it is not a thing. Wal-Mart in the minors after buying anything technically Wal-Mart to net shall we. It was kind of a desperation move at that point. But the one thing that I found particularly interesting is Amazon reported really sell it on line sales in the fourth quarter Wal-Mart did the same the commerce sales rising 43%. Well. Has really been emphasizing this need became very very cleared at the retailer. You know over the last few years that if they AD and get serious about combating Amazon online they are gonna be in trouble. And what they've managed to do is really leverage their brick and mortar base in Horry to help them on the online sphere. So this pick up in goes service that they're offering during back to back to school or people could click click click order stuff and they get step immediately at a nearby store but not have to go into the store and kind of find it. That seems to be working I didn't think that would work but it seems to be working and if it's maybe not as good of a customer experiences having your groceries delivered by you know and his owner having your products delivered by Amazon. It's way cheaper for Wal-Mart land they have so many store rights. And in some areas I mean it is a key store right so I mean it's just keep pass through areas makes it really easy for people a shot and then oil shoppers and they believe that there are gonna get the best price and moments they're gonna support their local farmers and do it. You know that the pick up towers that they installed asthma made it really relieved of their time for Christmas yet. And me and and they were they're kind of funny about it too weren't they doing okay. You know playing that the male you know gift buying habit cards saying okay any last minute shopping right up there just come to the tower pick up your gifts and you're going to be good to go on the an important day. So they've they've really leveraged the combination of the you know in store presence with the online here's what. Really confuses me so we got December last week we got December retail sales numbers which were really bad the market really. That day on retail sales were down one point 2% do better December vs November. And particularly in December e-commerce sales were down three point 9% vs November. So either two things to me happened at a November numbers worse really good because apparently everyone did their holiday shopping way ahead of time which almost never happens every one it's also is December's pretty big month. Where the numbers are just off and acting them numbers that we got retail sales might just be wrong v.s you can't have apple Wal-Mart. And Amazon posting a quarter like this and having the e-commerce sales drop by I mean that makes up between ams on Wal-Mart you must have. 80% of total online senators now. So those numbers are really confused some and that was Siemens is off now it is the congress. Or the day.
