This is the financial exchange with the very Armstrong and chunks of you're exclusive look at business and financial news affecting your day you're sick leave your world. Stay informed and up today about an economic and market trends plus get breaking business news every day. And now the financial exchange with the Gerry Armstrong and chuck Exxon. We have now had about 24 hours to digest the Amazon each human. To use it also look under the hood as to what these cities. In return for locating large numbers of employees and their cities or for talking about Crystal City. In outside of Washington DC and Long Island City. Which is part of queens New York hi everybody it's very shocked and truck I feel now after reviewing the. Terms of these deals. Boston dodged a bullet by not getting each cute too I think these look. The they're not as bad as that was Scott to deal. But their bad deals in terms of how much money that they're bad deals I don't know Boston dodged the bull can is the more that you look at this. The less it seems like Boston was ever actually in heavy consideration. Now okay here's it was and didn't pick the biggest money. They did right they like while you pick. I'm not even talking to our OK if you take a look at what you put a four point six billion dollars on the table now. Miles Philly Philly any better than Newark. Is is that is that even a real question. Good both cities that do it's not even close feel it was the same as Boston notes. It's the exact same city no it's the same population. What's not new work. Like Newark if I'm one Philadelphia you guys have not spent a lot of time in Philadelphia how I got buddies and I go down there a couple times a year I I wouldn't if I would not put Philadelphia on the same scale Boston. And I've worked in both cities it's pretty much the same it's always is it is not enough of adult way it is wait for a billion dollars on the table like you go down the list. Amazon didn't here's here's why I think new York and DC made bad. It was a didn't need money. They work. It wasn't their court thing they can go to the city that gave them the biggest offer for money well they went for office space. And workers but they're gonna pay through the nose of indeed orders in New York it'll salaries but that's the thing they don't like why don't they care why wouldn't they go. Philadelphia has much lower wage scales in New York City. But they can't get the workers that made it in this is the thing why won't people go to Philadelphia because it's a dump. That doesn't make any sense why would they pick Boston you called boss in the don't know so why and they picked Boston ball they realized they do work on and on the reason they didn't Boston. Is no place to put them. There's no office basis but but this is what I am getting. New York didn't have to give them any money they did but they get beat him billions if you look at who's competing with New York. Is there any city in the world that can. And maybe London now maybe Tokyo thereabouts and for. Nowhere near the site where you can put it where where Iowa say you know so be like you talk about this is that it's been it's probably one didn't Tokyo dale. That's about it now so. New York was in the competition with itself is what I'm getting at here in the port over a lot of money they did in here's the other thing that makes it even worse for New York. Just a week ago when Google signed an agreement. With the city of New York to set the campus there and bring 121000 workers to the city of New York about half as many as Amazon how much money to New York give to do. Nothing they did not give them a line so why they do this deal because their dome. 'cause they're dome like it's they they they for whatever reason felt they were in competition even though. Your New York City or imagine your New York company to write in your not Google you're not hands on you're not at Liberty Mutual. You're just a regular mom and pop amply maybe maybe a hundred employees. Got a tax break did you not. In in the case of DC okay you look at them. You have a monopoly on the US government there's no other city in the world that houses the United States government who are you bidding against this thing is there reason there in DC is for. They they want to be. What Amazon Amazon wants to be why. Politically it and that's what there's no other city they can go so wide they have to pay to like both of these cities New York City. Has a monopoly on being New York City think Amazon quickly these cities know it was. Amazon was pretty up and they say look monetary considerations aren't the biggest thing if you're going to give it to like if you go get his money on the table we're not gonna say no right like Amazon didn't quote weaken. These cities were don't know that that's that's the fact if you're Boise Idaho. You have to throw five billion dollars to Amazon to Boise is you're competing against New York if you New York City. Where you have the biggest financial hub in the world. The biggest business hub in the world. You're not competing against anyone if your that is Newark that they gave but he offered him seven and a half billion dollars more. The new York and they still wouldn't go in this is why New York did not have to walk them a dime if if Amazon was willing to take five billion dollars less to go to new York and there will take seven billion dollars meaning they would go on they're going to New York regard it in this is why it. This was my frustration at the whole thing is we have this whole circus for the last you know year were all these small towns and so yeah excited him now and at the end of the day. All Amazon wanted was access to financial markets. Access to political and for why do you think Boston wasn't in the if they don't have the financial markets are political influences like it's it's that simple those two that's it no that's at the airport or airports. That's a transportation was definitely effect you think LaGuardia is great you think JFK's great. Yep you're right next to still you know it's each year it's like being an East Boston it is your right there ten and could put it was I can't Sunnis bosses like that there's. Late in the end size and scale it's been a bad airport. Lowe isn't bad air if if we're talking about airports were missed in the mark it is. If you if you look at what do you let us face to rent doesn't matter does it only two things that matter to these companies. Took it to to Amazon when we're talking about this. It's political influence in DC. And it's it's it's the sheer volume of work force in New York there's nothing else matters so in retrospect are you glad war are you disappointed. That we didn't get him. You know we got beat me they can put it Suffolk downs right that was the location I think if if it'd been a without knowing the terms that were on the table and it's it's really tough to make that determination you know just because look at the city of Boston put up ten billion dollars that was it man you're the you're really. I don't think they did. If they say hey wouldn't. Ramifications to these two cities because. You know a lot of people now arsenal we you know where we gonna get this money in what you gonna do to our schools of what to gonna do or cops and what's it gonna do to our infrastructure our roads. You know you you look at. Your bring in 25000. Jobs to Long Island City and it's not a big geographically it's a huge land. I think DC's gonna have more trouble at this the New York does mean no New York's a big negatives in the New York you talk to 25000 people there we have twenty million in the metro area. You know it is like they'll they'll figure it out they're not all can live right on the Amazon campus. DC is a city that you know it the actual cities got a population 700000 surrounding area I think gets him out to somewhere around six million and so it's a third the size of New York. That's a tougher putt to deal with. But it's still manageable like a Crystal City was empty right it was something it was developed and never really took off there's not a whole lot there that people want to it to go to C right now. The thinks. It is the fascinating thing like we are looking on a map on Monday when this was near the rumors were continuing to build. And Crystal City that if you are being downed DC it's literally across the street from Reagan international airport. In one of the concessions Amazon dot from the city they built a walk or they're going to building walkway from the Amazon campus to rate. So. That tells you that they did have some sway there but at the these deals that the big thing is. It's not that these are bad deals and a vacuum that they probably are to begin with and it's it's New York City you don't need to be needed now it's you let them come to like this is the equivalent of if why do you think they did it. As for whatever reason I got scared bad decision maker what ever reason they got scared they were gonna lose this and in really here's like here's the other thing he really women. The what's the what's the win for New York City. It's you get to say eleven Amazon that's but he here's the thing so if it. I'm a big proponent of look when you're making a decision like this the real this is that you're trying to make is you want to minimize the regretted the back okay. On the state level are you talking about the company. If either one either one so if you are New York City and you don't get Amazon. Because you didn't pain. Does it affect New York City going forward. It does so it is I think getting Amazon might have a negative. Could potentially but but this is why I think it's so dumb way to New York City doesn't stop being New York City if they don't get hands on Washington DC what's your what's your opinion on these corporate welfare deals altogether because I looked at that Milwaukee or to vote not the Milwaukee but the Wisconsin deal. I was terrible. I think depending on the deal in the size of it they can sometimes make sense when you get and talking about something this big it's it's on now it's it's just don't I didn't get it. Couldn't understand. We're able CEO says that alphabet unit plans to launch driver less car surface in the coming months before the end. Of the year they're trying to get this done. This is this is pretty big here when you look at this obviously the end of the year you know we've got six weeks left in but they're talking and what's interesting is. That the person who's heading this up it's a man by the name of John Kraft Jack. He says also when the unexpected things that they've started to get inquiries of them are businesses. Such as Wal-Mart. AutoNation different you know. Brick and mortar businesses there saying. They were willing to pay. For you to get customers into war stores and that's something that they weren't expecting they were saying that we figured customers might pay to go to a store we never figured that Wal-Mart what's AG will pay you and or to get customers into our stores are you more here. So it's gonna be fascinating to see how this rolls out it's likely that. Early to business model for women listen to sell it it basically an advertising business model. The in what way wildly the the thought that you just had it Wal-Mart will pay way mode brings customers to should do their grocery shopping at wal martyrs their clothes shopping it seers. When you see yours is a bad example but the the end it failed Knoll that OG your two miles away and I did it Wal-Mart and were minutes. Why that I think it's going to be if a customer wants to go to Wal-Mart it Wal-Mart can subsidize some of them cost some or all of the cost is what it sounds like. So it's. It's probably this it seems like it's always going to be rolling out in Arizona to begin with just because that's where they've been really testing on this. There's a bridge to yet you wide street you're not going to be seeing this in Boston you know can be seen Vermont you know can be seen at Maine anytime soon but it's here. It is you know it is it is it's it's starting tomorrow we're getting pretty close to it so when he nineteen is going to be a year of great advancement in this technology Azeri you know the do you get your experience. Through real life training and they didn't training they've been using Google employees using these here is really going to be the scale is they've ordered I think in total close to a 100000 vehicles. And so once you get those on the street in each one of them is racking up hundred miles day in your racking up between all of ten million miles today and stop right you know that that's where that's where you learn that's where you really do learn so. I think it's going to be fascinating to see just kind of how exponential this ramp up is and how wide the service area spreads and how quickly desperate happens. When we come back or talk about the behavioral changes associated with the driver with scars. Supposedly it will lead to more sex in cars according to a study that was done we'll talk about that when we return to the financial exchange. We're breaking financial news. Jake tool and were talking about this account today. It's called the Zuma rewards account and the thing that really caught my eye on this account is. It's a savings account but sort of again if you guys are providing two point 05%. EPY. On that account how do you do. Yet it's one of our most popular. Retail banking products vary so. It's it checking and savings companion product the Oca and if you qualify. You get some great reward so for example you're 2.0 5%. EP wise your savings account up 200000 dollars 100000. You get 1% cash back and all of beard he's suspending your debit card that's good. Eight get H here reimbursements if you use another thing seat him. And so do qualify I'm traveling in a Matta town there's not a leader bank branch nearby. I can use that ATM card number and be reimbursed the three dollars to order exactly. That in so the benefit of that is that really expands or breach network yeah he's in need yen. It doesn't have to be leader main course. It's called fights pretty simple unions to have your direct deposit and the bank at least 12100 a month for you need to use. You use you count at least ten transactions a month incentive for e.'s statement so. It's it's something that customers would do any ways of using right now right yeah it's great benefit. Driver less cars we'll change behavior and a dramatic fashion. Talk about some examples. You know chuck think about your driving to Chicago for Christmas. You know used to be if you're doing that right what would you do you pull over at a a hotel and spend the night maybe halfway Derek is scholar at 1213 hour drive. That you'll need to do that don't deserve this marvelous party's gonna sleep in the car all you do is fill up you know sometime around 10 PM and then hate the next six hours the cars and take the word don't notice you're gonna push a button say pull off at the next roadside stop so we can get gas. Babies I servers we might not even need to write because he could be you'd packed your meal and just keep move aria you know the F it day they did change his behavior so think about. Your route you're roadside hotels you know we would lose the will they have as much business. With a restaurants that are servicing them have as much as this goes. You could get your car let's say you are driving across the country for a whole Thanksgiving is coming up right yet to drive to. Philadelphia. Well heck you could sleep on the way there wake up precious race. You know you could you could go to work on Wednesday. Set your you know auto pilot sleep there over the course of Wednesday and so there's Thanksgiving morning or something like that instead of you know going through traffic Wednesday afternoon having to wake up early on Thanksgiving. It can dramatically change just the things like that again behaviors can be very very did. For don't fall there's a new study done and it was published in the journal annals of tourism research. And it said people will be sleeping in their vehicles which has implications for roadside hotels. And people may be eating in vehicles that function is restaurant pods this answer really like looking forward 1520 years. It is it it's the fascinating thing about the impact to be able to watch a movie. When your in your OEM junior being serious to grow and do that now. But not for driving the the did the big thing is that there are suggesting that. But economists vehicles will put prostitution on wheels. Which is not really something that I had thought I had not eat you know that it. I mean like if it's accurate if your mind out of the RE my minds is in the gutter though it's something that you wouldn't actually you know you wouldn't typically think of but. Look it's it's very very patient. The debt your goal quotes it's look at the big go wherever you know you need I guess they're also saying that just they'll be more sex occurring in automobiles actually is quite a bit of sex occurring in automobiles now. Is that 60% of Americans have already had sex in a car. 60%. When it that's an increase with driver was vehicle used and it would I would guess no. Because if you didn't to begin with it's not like you're going to a late it is it's not like you're gonna result and how to do got an eight hour drive. True to see that. The only thing my hesitation with. That and you know he's Nolan thought Barbara front autonomous cars is you know media people driving next to you in what there have always a public indecency gamble more tinted windows. There are you know. Because it is an attitude is their tinted window law in yeah that's right when there that's right you might not need when if you drive those vehicles yeah I mean I don't know that's one of my questions I mean because it is you know public indecency centrally so. On lot of the little curious about our audience. Our poll question today is have you ever had sex in a car thus far we have a that's my question today yet that is our poll question which marks are most wild. Paul question in the history of the show would probably hit a lot of participation. In the poll question ED percent by the way is anonymous by the way yes thank goodness. 88%. Of our audience has said it yes they've had sex and our time in higher than the national average but track of but he I don't know what that says about our audience. Don't know either but not that good or bad but you can participate through you can participate in our poll by visiting our website financial exchange showed dot com where he can Texas. If you wanna share story this in Texas at 63 miles exit almost you know I think there is no not real accurately we can read that we have to repeat them now. April can't repeat right. A report shows. That old Buick crisis is costing. Massachusetts workforce billions in lost productivity. And I came across researched shot that really. Deepens my position as a relates to. They're labor participation rate among men 2554. I am now convinced that it's related to the drug addiction how much do you think is. I'd I'd let me share some numbers with you. We just as I guess would you think the percentage. Of men. That or OP or deaths would be what percent do you think our men vs women. I would guess 7030 me right there aren't Massachusetts in Massachusetts it's 73%. Are men. Mean it's 69% New Hampshire 73%. Vermont 66%. Florida 69%. Connecticut 73 in Rhode Island 71. That to me. Is the debt that's reduce workers are you had 2000. People die from the openly crisis last year and not only that. We keep Europe if the dip their problems in the trades we've talked about this. Yancy in particular with a lot of trades historically being you know dominated by men if you talked you know what you're talking Palmer's when he talked electricians are from his. These tend to be industries that tend to be male heavy and a lot of those people who participate in those industries they end up with chronic pain and so it might be back pain in my beaten the pain and whatever it is and maybe they end up having surgery at some point to deal with it. You know a ruptured disk on the problems are right things like that. And so what happens is for one reason or another because of that pain have surgery. Or maybe even they don't they end up on OPO aids and then they can't kick the habit in and fortunately just sticks with them for a significant period of time. We'll talk more about the open or a crisis and its impact on the labor force when we return don't forget to participate in our poll it's that financial exchange showed dot com have you ever had sex in a car 80% so far. Well hey it's down about six point 77%. Right now cystic regard sent right now they reported earnings. The revenue growth was pretty impressive a whoever came at ten million dollars which was and 86% increase your the year. But bit the earnings were somewhat. In line to slightly disappointing. Anti dated he's just been. A little bit. Over hyping perhaps on the stock and now you know reality start said well that's a stock down about 7% days they're gonna have to really prove themselves in term terms verdict goes forward. Pacific gas and electric one of the major utilities out in California down 16%. Today. After declining significantly about 40%. Over the previous four days. What kind of bad news was in store for them. Now there's been a lot I'm gonna collect and fusion as to whether or not Pacific gas and electric has had any responsibility. For the starting of the California wildfires. There's been you know back and forth saying they were out there working on today. Utility of you know electrical line depend Nate said it was actually it just worked in need to get done in the road in the future so. It has been electrical incident report. On November 8 just before the wildfire. That much at least the public whether or not they're truly liable for starting the fire is unclear at this point that. Even any hint of that well really move the stock pretty significantly. Very good thank you Mike. Sort talking about old Buick deaths and certain jobs are more inclined to. I have these occur. The report done by the Massachusetts department of public health found that nearly a quarter of overdose deaths in a five year period chock. Occurred among people mostly men who work in construction. Farmers and fisherman also had a higher than average rate of overdose deaths. It in again it's it's a lot of people who typically either are in chronic pain due to their jobs or have surgery to try to correct chronic pain and end up on OP weights as a result. Of those surgeries that's what you see in a lot of cases there there are many people who just you know completely healthy and go and seek out OP awaits to begin what. No I think what happens years you know you're so you're working in construction or your fishermen in you get injured. It's not like you can just say whiny three weeks off in order to recover. You you have to go right back to work as if you don't go back to work you're not getting paid so little they don't back to work. Beat him by the pills on the job site I guess if it's very common to be able to buy. Via the painkillers on the job site. Construction workers were six times more likely to die from an OP you'll wait overdose than any other worker in Massachusetts. Other occupations with significantly higher than average overdose death rates included. Material moving right to use your furniture mover and he. Truck in crane operators that's a little scary rate easing about. Industrial truck in crane coming into here I guess you're sitting a whole lot to get back problems from sitting so much and things like that. Food preparation and serving. The it's it's rampant in the restaurant business yup building and grounds cleaning and maintenance and healthcare support among women. Well we don't think that's what most of this curse is not link it in at thirty years old style having sex in car oh. I. I think it's like he knew teen age right I mean we do have summer here you know it's not always. Jeep heads for its biggest gain made a good day yesterday. They're getting rid of their Baker Hughes shares are a lot of them. Yeah this is the company that even with the good day yesterday it's a pretty much what happened is it looks like they're going to be able. To complete a sale of that Baker Hughes unit a little bit sooner than expected and maybe even a little bit better pricing. Then they anticipated I think the big question here though. And really the the canary in the coal mine Ford G Ian maybe even the rest of the bond market. Is is looked GE bonds are not very stable at the moment they're like junk bonds are they they if they used to be the gold standard what does it. Fifteen years ago yup they were the gold standard they were like ExxonMobil triple they are being priced pretty close to junk right now I mean if you look at how their pricing has deteriorated over the course of the year. If you own GE bonds at the beginning of the year through this was I'm looking at yet through. Pretty much yesterday yeah. You are down north of 22%. Smith be worse off the field the stock current. You war but the GE bonds are signaling that just is this is resolved and there is still. There are still major issues and really the big major issue is awful 111 billion dollars in debt. Outstanding right now and that's that the thing because I signed it in seeking alpha pretty good analyst Jeremy blonde says that you know. Couple of reports William Blair saying that it's worth sixteen dollars a share. You know book value and then doctor Rex saying it's worth eighteen dollars a share how do you put about on GE with all the unfunded liability. He's the that the debt in the pension liabilities that are out there it's it's really difficult too because the problem is they don't those liabilities don't just go away you might be able to sell some of them off with some of these units you still keep in a lot of them risk there and and it's just. It's going to be a real challenge for them to try to navigate this and that's why I think people are concerned. With regards to GE at the moment I mean this may be a company in in the something that was unthinkable even. A year ago I mean before not even a year ago ten months ago was unthinkable. This the company that might need to go through some kind of bankruptcy restructuring become a cleaner on the other side. But that's that's how the bonds are being part that they're not pricing in a bankruptcy now okay when you look at bond prices BC bond prices in the thirties and forties that's a bankruptcy. He's bonds are priced an eighty's the price and the other big unknown is this in government investigation. As to their accounting practices yet so it's it's not GE is not on the verge of bankruptcy now the markets are pricing in hate there's a possibility they're saying hey. A year ago we didn't think it was a possibility all now there at least saying they might be 10% of might be fifteen might be twenty but there's something that you got a price in there and that is. I mean you've just in the last month you've seen a 10% Paula this is these are huge dramatic change in the short period of time it is. Up next will be talking about what it had its biggest fall since 2015. On fears of oversupply oil conversation is next on the financial exchange its. Which is declined with twelve consecutive. Days of declines in the principled. Yep and Dustin onerous about this yesterday I'm continue to be nervous about this they'll say it's overtook today. Decision it was up early yesterday to you know this. This is something that really bears watching and on two fronts OK tell policy help us understand because I like all right. This and is. I bite my heating bill might be a little less this year yes that this has the potential to be bad in two different ways actually okay. So in the northeast and in in lots of its parts the country north I don't care about Texas. I know that you've made that very clear multiple times it cowboys. Who does like to cap how ever get to be America's team but they have brought. Turn off so in in terms of what this means in the short term if you're looking at what this you know what it implies for the average person in the northeast going to be good for the okay. Okay if but here are your good that there's two reasons why I think that's bad in the long term not okay. Number one if oil prices continued to decline by continue I mean if we get down into the forties you're going to see investments sucked out of energy in the United States and has been one of the fastest growing areas over the last three year it just so unclear if you think that capital expenditures. On pipelines and oil exploration would decrease. And that we will produce less oil domestically right. That's that's always been what are your concern you like us if you liked the fact that we are not importing as much oil today is we were twenty years ago. Yes and specifically I also like the investment is that you know you're growing the economy. In a meaningful fat and you're growing it in the United States exactly so number one I think that you see that end up that money being sucked out there which says that doesn't help talker. This is why I'm saying it's bad in the long is I think that you have the potential for slowing growth due to that because of that money coming out the second PC you have. Over the next couple months. Gas prices go down and people say gee it's not as expensive to Philip at the pump or hey I was able to fill my oil tank 200 bucks cheaper this year like last year that's a good. Except. What happens most people don't go and save that money especially with Christmas season coming around they don't win. They spend and here's what happens. When you have more demand like that it has the potential to make inflation hotter in the short term which means you probably of the Fed coming through with stronger stances on inflation going forward. Which has the potential to slow things even further as we head into nineteen. I had an old professor. In economics professor in college and he always explain to me and taught us it. You want low input costs and so like I look at oil listen and you do the promise every other ones going up. Ladies if this and there is something coming here in I don't think it's particularly pretty. At the end of October and give you some numbers here that are pretty fascinating the end of October 2016. The United States was producing eight and a half million barrels of crude oil per day but just couple years ago. While importing nine million so think about that producing eight and a half importing nine. Now you go to the end of October 2018 yeah. We're producing eleven point two verses eight point five for it sets a one point seven million barrel increase. And we're importing seven point three verses nine million barrels per day. And by the way even since these numbers came out we're now to eleven point six million barrels a day folk act of its cities seeing additional production but. So the big things were importing and where to we buy most of I think is from Canada and Mexico yet I can get some banners on that line. But the ideas. Yeah we also I think we're still buying million ourselves from our enemies that as some people considered. In terms of where we buy it from this is according to the CIA the energy information via illustration new publicist all these numbers. In this was from in terms of where oil imported oil comes from. The bulk of it about half is from Latin America and Canada okay. A decent chunk of that was from Venezuela it's not anymore just as Venezuela can't even get after you would you say it happens from Canada and not an American yet about half from there. About a quarter of ore imports are from the Persian gulf with Saudi Arabia making up the biggest chunk. And they and abouts an additional 15% is from Africa and the rest about five or 6% is scattered other countries and they you know it's it's just. The the the I I would like it if we are completely energy. I would like to produce all girl. That way we're not beholden to earn I think that the question is going to be that the big issue that you have out there is fracking technology. It's been. Really quick to spool up so you actually get oil production coming faster than with traditional methods now it's it's really efficient in terms of getting out of the ground but the wells have a much higher rate of degradation and conventional ones meaning. You get that peak output for shorter period of time you know. I guess the big question is we we don't know. How much longer we're gonna need a hundred million barrels a day. The foreseeable future now now Electric's common but the knock them and. Fast markets are open the Dow's down four points the S and he is flat nasdaq's down about eight points. Price of oil we gave you its actually up a little bit today it's up one dollar fifty. And 5684. In ten year treasuries at 350 truck and burial be right back. As an investor and probably remember that some of the best trades. You ever made with the ones you didn't make. And I'm start to think that both Long Island City in Crystal City in Virginia. Are going to regret this trade they just need with Amazon hi everybody it's variant chuck with you here. It's a Wednesday morning it's not sour grapes but when I look at the deals that these two cities need. Kind of glad that Miami didn't get it and kind of glad that Boston did. Yeah and I think what what's really interesting on this is the fact that both of the cities that did both in New York City effectively in Washington DC and they both paid for something that all of the data suggest they did not have to actually pay for him and here's why number one. You knew they use you worse. You're pretty convinced that they had to be in DC. For political purposes it sure seemed like that in if you're talking about political influence there's nowhere else in the world that you can go other than DC to get as close to be of the deceit of you know Dallas government that's that's just how would is. So I sit there for DC and I say. Wedge give many things because a they had a big presence there to begin with and beat if they want to be close to where you powers held. You're the only option was there another location shocked right out that you know they didn't have to go to Crystal City you there other locations in the DC area had gone to. Well so let's let's play out the string there even if there is different location let's say it's somewhere in Northern Virginia. Doesn't matter. You know like it's thus I would get a Crystal City. Will crystal city's garbage right like there's nothing there it's it's literally the least hospitable place in DC problem when. So I look at announce them going. Who cares they go a little bit outside big they're going to be there anyways it's gonna boost the entire metro area in the case of New York. You're New York City you are the greatest city on the face of the earth you know this because. Because Newark via. Bids what seven gonna happen billion dollars project to be Newark okay what does that say about there was sun literally said despite the fact that you're willing to pay a seven and a half billion dollars well when asking a touch you like to thank the guys he's an airport. He had newer Internet poster and so if I'm New York City if you're if Amazon is willing to take five and a half billion dollars less to go to New York City. And they were willing to take seven and a half billion how how. What do you think the airports plate and let us because you know you eat you can literally walk to the airport in walked in Crystal City. And they pen in New York it's. You know it's a very short ride to get to LaGuardia and JFK did you think this is an airport based decision and if so why it's. Probably eight top ten factor now but I think that in terms of that I think the tenth factor on that list. Is we weighed down as far as the number one and two factors. Size and scale New York number one workforce just all the basics there. And then the ability to be close to power in DC I think we're building the list those are one and 18 in I think it everything else is. Far removed. I we announced in the first hour ever showed that we Mo will be launching their driver less car service. In Phoenix Arizona in before the end of the year in May literally be on December 31 they they seem to be determined to get this done. By the end of the year. And that leads one to believe that you're going to see more and worked marvelous cars on the road in the coming years these are true driving those cars were you when you'll order your car from Wayne though it'll pick you up. Driving to the airport and they'll be no driver of that car in the Beagle safety driver in the car as well. It's leading to a study that indicates more sex will occur in cars. This was the a study done by department of tourism. Research and right now. Eat in total 60%. Of Americans have already had Saxon card this according to report. Which notes sex in self driving cars will be widespread. By the 2040s. We want to know according to a poll question and I'm not sure why Tucker chose this question but he gave guidance and have you ever had sex in a car 81 point 4% of our listeners have had sex and car. That consistent with your estimate. Tucker didn't really have an estimate 82 point to you know what to expect leaders participate in our poll by visiting our website that would be financial exchange showed dot com where in Texas with your thoughts on that subject. At 63566. For me this this actually would I think decreased the likelihood. Why. Because aren't these cars and Albie you know controlled by Alexa there Syrian stuff like best you know they're going to be all my picked up the polling and have cameras and everything I mean that's right thinking terrorists you're gonna have some sort of a camera these especially in new rumor. So wide now would you do that. Well but I'm just tell you what the studies so it's an increase. The amount of sexual activity in cars I think you might see more bicycles acts. We already know about golf carts acts but I apparently have gotten our listeners there Eric financial exchange or docked on. Fewer international students are heading to the United States is the second year in a row where we've seen a decline precipitous decline yet two years this year you saw a decline of six point 6% actually on top 3.3 percent decline a year before you're down. Will north of 10% now only compounds the numbers out there is a real problem call colleges and universities does there's also a decline. In the number of American kids going to colleges and universe in just wait it eight years from now things are going to get. Graham why what happens in eight years out when the birth rate case of the so that's when the lower birth rate caused by the financial crisis really kicks in we're in a span of two years you sell US burst drop by about 10%. And so colleges are already struggling if you're not Harvard if you're not duke if you're not Stanford. Colleges are struggling to get people in the door who can pay full free his notes wanting to get someone in the door and these foreigners painful for a lot of them do and so one of the peak issues is going to be. Hey if you're losing international students that typically pay full freight and you're expecting to see 10% decline in the US population it's attending college. Eight years from now. You you're gonna have more college is closing so wonder how many. Where we you know we talking about a 20% decline in colleges and universities are we talking about real small colleges in universe just that's been the trend thus far. When you look at colleges that have been close and chuck is in no real tiny ones that might have like 800 students a thousand students. They binging shattering their endorsed as a economically they can't afford to stay open is that the trend going forward. It's either going to be closings. Or acquisitions. Yeah we saw a couple of didn't be you buy at Wheaton or somewhere yeah you wheelock you you're going to see I think more acquisitions. Would think could be actually really interesting. In in terms of what could potentially come out of this. Is I do wonder. If one of the ways that. You know school's kind of find a way through this. Is if you wind up with state universities who obviously publicly funded so they can you know adapt their funding more readily in theory if they end up being some of the bigger buyers of some of these smaller colleges. To give people a different look from what you would traditionally see as a state university that's had great UMass bought and al-Qaeda. We'll let I don't know if they really bought them so much is just absorb them take on the gap in in I wonder if that's kind of the path forward. With something like that is if you see more things along those lines where. Page you know does University of Florida you know bias small school you know ladies aren't those the kinds of things that you end up you know seeing more. I was surprised to learn that the EPA is targeting the trucking industry for new air pollution rules. Until I read the gist of the story the EPA. And and really if you look at air pollution the biggest contributor to air pollution in the United States is the trucking industry. You know the fastest growing when his worldwide though what airplanes. Just as the growth in it in air travel yeah it's one of the fastest growing start it's it's a pretty meaningful chunk is well yeah. When it's when it's all said and done but you know trucking obviously is is pretty significant to just his new book it's you talked about being trucks. I got and they end their run in 81012 hours a day. The reason they're doing it though has to do with California. It usually does have to do with California and the reason why is so California is working on updating its own commercial truck regulations. And the fact is California is just so big in the center of so much trucking activity that is not just trucking but so much economic activity. They're pretty much what California does with regards to anything automotive related. The country ends up adopting so the thought is. California's tightening up their regulations. And they're rep for the they're so large that. Everybody else has to fall since. Pretty much and that's what you tend to see just because manufacturers don't wanna be working for two sets of regulations they don't wanna build some cars for out of California some cars for independent and so typically. A lot of manufacturers say look of California's gonna make us do this bill almost petition the government say look let's just unify this and get it all squared away. In order to take on China. The president needs to get a trade deal done with the European Union why. I'll eat you can't take on China by yourself and the administration evidently is looking at maybe doing some kind of a deal with the European Union Jack Ewing from New York Times writes this article. Weekly mortgage applications truck dropped 3.2 percent hit by taking stocks and rising rates what's going on. Yeah its combination of factors number one you continue to have rates moving up the national average on the thirty year fixed rate mortgage. Up to five point 17% from five point 15. In addition to that you've got a declining market over the last six weeks that those two things number one of someone potentially was you know using the market for whatever reason now to save for a down payment. Makes him far less likely to be able to do so now into its all just I think you're referring you get word to the confidence factor that you had 400000 others are people who say honestly there's some people who put money in the market saying gee if I get a couple extra percent maybe you know I can eke out double you know lower mortgage payment and but the other one is the confidence factor which is you know people see their 41 K balance going down they say. He knows thinking about buying either primary residence or maybe a second home maybe it's not quite time to do that right. Now. What are your thoughts as somebody asked this over the weekend if they're radar image the F five point 1% rate it's pretty high. If any thoughts on adjustable rate mortgages for somebody you know first time home buyer trying to get into that house have the down payment but the that monthly payments tough for. I've used them okay the big thing is an an adjustable rate mortgage you wanna give yourself more cushion on that payment that you do want a fixed because of that rate doesn't just stop you wanna have cushions of it and he let's say that. Let's say that you want to refinance out of it eventually. But maybe you lose a job or maybe you have kids in one of you can't work anymore. You don't wanna be in a situation where you can't make your payment then if the rate adjusts up and so you know if normally you'd aim for saying a camp don't want my. Mortgage payment to be higher than 25 or 27% of my gross income. You might say gee with an adjustable I need to get that down to twenty visit could adjust up or any thoughts on whether or you would go with a five yeah and all masking a polish doctor crystal ball out there. Five year first of seven year as you get the ear on a five year get a little Lori. New CI III would always go the longer run the seven years it depends what you think is coming. If you think inflation is coming. You're gonna go with a longer one is gonna lock in the low rate for a longer period of time. If you think deep place is coming you go with a lower rate is eventually think rates are gonna drop you get to be able to refile lower. While the the housing has problems on lake. I know white sound like a broken record is I've been on this for three or four months now how things got problems. In what no one wants to admit it but it does in what sense in the east he's still eat you know see in the construction numbers. And you still have smaller deals with low homeownership rates and they want to buy the problem is those are both long term like when you look at it so. Construction numbers actually are extremely short term entrance millennial swung to buy that's a long term trend that could take years to play out. The problem is interest rates rising is it's an immediate threat to the housing market and that's not gonna be solved by millennial saying gee I want to buy Evan if you see that the Fed sees that. I'm I'm telling you there's that there's something new book here's the thing the feds paid to between a rock and a hard place if they don't raise rates international demand continues to dry up for US debt which means we can't finance external and we have to finance ourselves. If they don't raise rates international buyers stay away from US debt and it means you have higher inflation domestically so. They this is the most challenging environment for the Fed since the seventies. That's what I think we're in right now. EU big you've got a real strong job market for second change on a dime and it is this this is I think for the next twelve to eighteen months I'm not saying it's gonna be the worst market we've seen. But I'm saying this is the most challenging investing environment in the last forty years because of how the Fed is painted into a corner right now and it's because of forty years of bad policy decisions that they are in that case. We think they should started to raise rates earlier that your criticism I don't think it would of mattered. We track down Jack Ewing I think he might be across the pond New York Times Jack howry today. Primary. So Jack I I saw your article is on November 12 about how oysters could ease trade tensions with the United States. Do share tell it does what he what do you mean by that. The Europe and Europe and the United States are in the midst of the trade dispute there's already steel. And tariffs on steel aluminum boat by the United States by trump. Europe has retaliated. With a tennis ball because doing a lot of damage especially at the European economy. And they are looking. It's hard to come up with a big deal to the trying to start small and one of the areas which in fact would be important Massachusetts. The shell fiction a moment you're not allowed just don't have Americans shell station Europe and by servers. There was already. A deal in the works for many years to others saying we could bring this home maybe that would be it start to some kind of. Has the president needs to have a deal with the European Union before he tries to take on China does and I like I'd just. And nobody told me that but that would logically. Makes sense you wanna have. You know two very large strong economies working in tandem to stop the thievery by trying to. Well that that would indeed make that and Europe has a lot of the same problems with China that. Truck does. So there are a lot of weight on the same page. But also. The Americans the US government is also very fixated on the idea that they're not getting a fair deal from Europe. And they also want us all that and that the moment that seemed to be a prerequisite that they're not allowed up the pressure. Europe until they get what they think would be a better deal. You know you wrote in the article that trade pacts typically take many years to negotiate under the best of circumstances and these are not the best of circumstances. Why does it take so long I mean the NAFTA deal how long did it take them to work on does the NAFTA park to. But I after the bat but that was. What a year or so yeah that was pretty bad as they go what that was. That was just to tweak and that was between two countries you know we're right Europe. European Union as an entity yet but it also twenty countries and and the Europeans are saying and we can't even really have serious talks until we get a mandate while 28 members. And and the problem is that you know Europe in the United States as well pulpit at different speeds and it's clear that the president getting patient. Now is there any danger. To trading shellfish with Europe wasn't that part of the reason that we we haven't done that since the eighties. Is that part of the route that the challenges that. You know if we if we start sending our oysters over to France or they start sending theirs over here that. You know they might be contaminated and they're not subjected to the same cleanliness since standards. Well that was the original reason but I mean in the mean time I think both sides. Have pretty good standards. And and the way this came about is that Europeans looked at the Americans the way they certified the club made it special edition the Food and Drug Administration looked. And how the Europeans that it said biology they spoke to a pretty well and you know negative toward a different way but we get recognized. Each other practice as we can. Agree that we both do their job and it would start with the European sheltered would come from initially from the do battle in Spain which he standard than and other countries. Could come on board and from the United States it would be Massachusetts and Washington State would be the first. What does your gut instinct tell you to activate get a deal done so they can go head to head with China. I think it's spirit of what could take a while longer and and it could get worse because the course of the truck a trumpet still. President is still threatening to what Arabs but European autos which would significantly. Escalate the dispute and probably from the European point of view that things back. They looked upon as the nuclear option and it did not talk. The president does that though it could well get a lot worse before it gets better but will it be that the European great pleasures in Washington today talking. Jack we get out we're have been a it's a hard break but thank you very much it's Jack Ewing New York Times we'll be back talking about Americans and exercise. Did I just read that Starbucks is laying off about to their employees if the intra. It's it's actually just on the corporate side so it's they are laying off 5% of their corporate workforce. But as applies to the eighth after growing juggernaut. Well I think the big thing is they still are trying to. Navigate you know of the post. But that was the CEO's name and national Howard how are all adults yes good job Tucker there's still trying to navigate the post Howard Schultz there as they do every time he leaves the company. They have decent quarter in the last one but I think they're trying to streamline their management and that's why they're getting rid of 350 employees that's what the number works out to. You know they've got hundreds of thousands worldwide OK I think right now it's 238000. Employees that they have then so you know this is it a drop in the bucket there. But it does sound like they're just trying to maybe get a little bit more nimble and also it could be a thinning of the herd in terms of pay new management wants different people and they might just wanna get rid of some of the old. Nurse their stocks traded as low as 47 dollars a share in the last year and it's right up there on the top of the three entry now at 67. Yeah it's it's performed well the last couple months and this was when I had actually been looking out of myself back when it was in the low fifties they didn't pull the trigger just his didn't quite meet when I was looking for. But it's had a good second half of the year and it's been one of the few stocks actually that is up in the months of October and November. A lot of competition. Now in lower price competition legged is it that much better than going to Duncan. So would think I'm not a coffee drinker talkers but it's a different like you why do you go here you're of the three that you feel that goes I'd go for quality products were Dunkin' Donuts is is good at times but it's inconsistent in that that's you know consistency it's it's like I know what I'm getting every time or start it's like why people will pay more for burger from five guys in the tunnels. And you know that it's the same. Overall product but it's completely different in terms of the quality in the type of target they have. It does on and Google are police to raced higher high tech talent this yup they this is going to be interesting I mean if you got to go to college. Tell to study computer science. Yeah it's it's a good place to be and what's going to be really interesting actually. Do you know most computer science majors and of doing in New York. Annoyed they go to work for investment firms did because they start building out well that was renting isn't like that I wonder if one of the places these companies looked is that some of the hedge funds the banks I wonder if they go into those areas saying that they can compete those kids make a lot of money to. And tech you're an investment bankers third year investment banker making a quarter million bucks here. Yet and as all throw 150 grand plus options that you know problem like you 115 sour. And then options worst I've seen options packages for and again this is looking at people up master's degrees and things like that. But I've seen options packages Norse. 40500 grand a year for someone like. And I just it's. New York ECT. I I still come back to thinking that New York made a mistake. And I think Amazon's gonna regret going to new York and began his son's gonna look back at their decision to go to in new York and why. The they don't have the general population of New York City is not nearly as well educated as a general population of Boston. Steve you just put those two cities back to back you look at. Number of percentage of the population has a college degrees percentage of the population graduated high school percentage of the population has graduate degree you would see. That Boston far exceeds New York City in all three of those categories. The big thing is New York's a big I don't think it matters. So there in the gonna pay but in New York City wages what 20% more 30% more. Public twenty up in in that ballpark but that the thing is. In in his thinks so actually what's interest in Amazon's not going to pay more wages. And they're going to pay in in none of that gonna pay more than they would if their party this is Amazon's platform if you look at their comp structure and I know this because I've talked to people who work there. You get a 150000 box that's his salary and then the rest your comp is determined by a stock options. But those stock options may not be worth I mean don't. The how to use what's a trade like 16100 bucks yeah I mean the the growth is not stock price one can argue. Quite well it was John who news here. You know is already baked into. Mean they get five years of growth baked in that's operate on a net senior wrong understand the cult is necessarily higher because of how they actually compensate their employees. If you were firm that was paying all in salary neo. Yet be different ball different story different ballpark. But I don't think Amazon's gonna regret going there I do think New York should have big regrets about how much they paid for registries taxes. We think it just rate on the rear well I'm happy I don't live in New Yorkers remember he had New York City income tax Aaliyah. You mean you talk about this infrastructure that's going that's gonna need to go win and everything. You gotta find the money somewhere to live with a look at what teachers get paid look at what cops paid in New York City that he think it would pay a lot to our money. To cops in New England forget tickle down there to aid to it compared cops Hillary's. Florida. New England and New York I mean you'll see they're considerably higher in new York and it's a dangerous. Hey coming up will be joined by Paula Monica from CNN business I. We have that info if you want is Wimbledon are due to this according to go banking rates dot com which I don't know where they got the data from. And now is trending down a little bit I'm curious what your take is on that earnings report. Yeah I think the earnings were really solid two issues because you'd turnaround it may be. Not that much. Equitable way I think when you look at. He yeah revenue grew six Ers an outgrowth of all we stand right. Or holidays he is that would be. Now it's well companies at all. You know again of getting. Have figured out how to sell it. In terms of where Macy's goes from here it certainly seems like that the bleeding has stopped and you mention online as a potential growth opportunity for them. What other initiatives are they undertake no they going in and you know any other new types of stores at their opening are there any brands that they're trying to get into their stores what kinds of things. Are they are they trying to do to continue to adapt to the retail landscape that we have now. Yeah I think they just need to you you know chart in department it's really. Cater work you don't customers that secret now. Lot retailers are trying to two. Today and it wouldn't shock me if the company you know we have the and other hard look at that.
