Nobody I mean the increased inventory level is nowhere new year. Six months accident we're building the wrong types of homes and there's an excess of new homes. But when you look at existing homes in total rose to 8% still under a healthy level. You know again the issue that Tucker's running into is the homes that he wants are either too expensive or you know other people were coming in and beating up the homes that he wants and make them too expensive or it's just a matter in the U you've got to market that is not in balance right now it's got to change over time. It does what what concerns me is the things that prevent builders from building those smaller homes and those are going away right you know that they increased regulatory cost and increase labor early that those things are going away anytime soon so. I've got concerns that the smaller homes that people want to buy and aren't going to get built and that's that's a real problem. Here's an amazing statistic this is something I I learned this morning at about 430. The average loan to value ratio in the American housing market as of June 30 of 2008. Was 55%. Cut it so we took all the real state all the residential real state. Across the country and you look at it. It had a loan on it a 55%. Of that guy Coca meaning that homeowners on average of 45% equity yup. Today the average. Home equity is 60%. Meaning people. Have a lot more equity in their homes today than they did in 2000 neat that makes me feel good because I'm saying to myself. Okay that means you've got a lot less people that are underwater. And you've got a lot. More vested interest in this real state. And when you have your next downturn when you have your next recession when you have unemployment that goes up to 789%. It should we should be able to sustain. It in and have less of a kickback from a bad economy. In in part of the reason why I think this is the case is bets. As as you mentioned we're seeing lower levels of first time home buyers coming in jail in those typically people who have the least at righty. In a in a house senate and where is the old timers like me we're paying down our equity exert old people are. You know they sent an action thousand bucks on the mortgage 'cause they wanna be Al mortgage by the time they retire exactly. Zero mark and so you just not seen a whole lot of return anywhere in this market right now near even your best performing area the NASDAQ this year. Even when you factor in dividends there to. Two point 9% so for your old fashioned investor who's looking at this insane. Geez you know Ali air are we you know an old fashion industry been around awhile. And remembers what happened 2008 are we. He and do we need to be concerned. That this thing's gonna go a lot lower what are the factors I'd like you know I was look at things like the price to earnings ratio of the S&P 500 Jimmie nearly fundamental things it is or any reason to believe that there's a big credit bubble or bubble somewhere that we're not seen any of the I'm trying to trying to make the bear argument amendment heck of a time. Well I think there's a case to be made for a garden variety bear market. I don't think there's a case to be made for an all out financial crisis. This couple caveats there and what's the bear or what's your which would make you negative on stocks well why would why would somebody be selling today. Two of the most important drivers in terms of what her BO forward looking gauges for the market housing and auto sales are both sick. That the US economy is not going to be as strong next year's it is this year and there's a significant weakening in both of those. And they countered that those cute guy acts seven million jobs available six million workers to take so I think wages are gonna go. That doesn't solve the problem okay that can be part of solving a but it doesn't solve the problem to solve the housing problem PGM prices come down a lot of housing. I don't think interest rates are gonna go much more. Day in I think you concur that that's too big the gap though is here's the thing so if we look at home price appreciation over the last three years and averaged about 7% me. It talking 20% there just just to make the map peace. Then you've got interest rates that have gone up one and a half percent for the thirty year mortgage over the last eighteen months and another 15% in purchasing power reduction you've got homes now that are 35 to 40% more expensive than they were three years ago. I and wage going up by 4% doesn't solve your prices come down a little bit. You've wages go up a little bit. There's there's still slack. It is still a ton of buyers on the sidelines but those are slow moving factors in the end what we have to remember there's three different you know speeds effectively that the economy moves that you get these things that move quickly housing so you know housing sales. Those things move month to month those things just quickly then you've got intermediate term things. Which you know they take you know. A couple of years to play out and you get your long term things like demographics and so forced. The argument that you're making its bright but it's it's factoring in those long term things in the short term factors can overwhelm those just because demographics are an answer. For short term economic trends. But we'll see what happens I mean I'm not sure the volatility over even though the markets up today. That don't don't count your chickens yet it's in that the case to be made for why this isn't 2000 meter 2000 or 2001 or something like that. Is that valuations are as nominees they are not no way I look at price to earnings ratio I know that's you know supposedly doesn't matter anymore but it's. It matters to so I think. Went when I look at it it probably takes a lot of those you know you know is a can be a 50% dip or 80% dip on the NASDAQ liken of one you know is it something like that. Probably not really that those kinds of things happen because valuations are nuts and everything goes wrong. Right now you can have a lot of stuff going wrong in the valuations are you know in line enough. Things going wrong might result in a fifteen to 20% dip in markets not a forty to 80% and there are still no great place to go on the sidelines and finances though that it doesn't matter. And it doesn't matter if there's no great place to go people don't wanna be in markets there daily you know. But it's a lot more attempting to go I'll vote and by ten year treasury when the yields four and a half percent and it is when story. I think in the short term if you're talking next two years visible case to be made an intermediate term treasuries. If the Fed esta pivot. You could get that tenure coming down to two and a half hurry both. Ari at least be nice for me it would be nice for. I UPS were raising their shipping prices well you know what I've been waiting for this. That I'm surprised they didn't do it sooner. Not surprising here they are planning to deliver. Hundred million packages in the United States between Thanksgiving and Christmas that's about 6% from the 750 million they delivered last year they did not do it well underground recruiting days. Do we know what kind of numbers they were able to bring in all or nothing day they're not a they're not saying that so that's not the all the people that were near the reporters that were going to the sites via said. So you've got prices coming up here my big question on this. Is weathered this has an impact. On some of the companies that currently offer free shipping name and Amazon today if they raised their prime price again they are you raised once this year. Does that have to go again at some point. Number two you have targets saying hey we're going to two day delivery that are yet to date delivery for free. For free. Well they might be able to do it for Christmas this year. Can they continue that going forward because that's going to be a real margin squeeze so I think there are some questions and for businesses that rely on both UPS and FedEx. Hate Cain they maintain some of the pricing the people who you know become accustomed to in if they can't. How much does that affect people's ability to shop online the same way that they buy in stores because. When the would that be something to follow sudden people start to go and buy into stores again because the prices are 10% more if you could be logically it makes sense yeah right you should be. Rewarded for going to the store with a lower price. It is actually in LA you just a betting you're buying it it you should get rewarded for you drove to the story you know ask somebody to deliver to it or enough. Theory that will be the case the other cool you know answer for these companies could just be. That's fine that's fine do you see that it's a have a conversation about before you hire some. I like to know when I hire somebody I like to know that they have a strong credit score because a strong credit score means it. They paid their bills on time what they pay their bills on time. Media news I actually show up for work on time. Yeah I mean that means that they'll actually do the job that they're asked to do for the wage that the agreed to do it for I've always like background checks credit checks I feel don't. Tell you I just is there's so many reasons why some could potentially have a bad credit report. Explain it that's fine by it I've had that situation come out before because we do. The dividend yield on 47%. Yet it did their pay out a really steep dividend on this company. And the reason why that the stock is up is they you know pretty much died and said look other companies are having their reissue guidance and saying hey we're gonna be weaker than expected. That pretty much came out and said we think we're still gonna be able to meet our numbers here in Helena with trucks turn they are mean the F 150 is still the bestselling vehicle. In the United States. Ford has a whole host of other problems with the rest of their lineup which is why their effectively stopping. To manufacture sedans going forward they're not gonna they're going to be. Just making suvs pretty much because that's where the money is for them. So they've got a whole host of other problems with a lot of their other vehicles. But it wasn't a bad quarter here you know their revenue was up 3% to 37 point six billion dollars. In particular that auto revenue stronger than expected. And in general not a bad quarter for company that really is had struggles the last. He probably five years now mean this this stock just has not been doubled on a thing. Here I just wonder how long they can afford to pay that dividend or four that they should pay active and you had to sixty cent dividend. Why not eliminate that dividend put some money into R&D remedy the problem Ford has is they don't make stuff that people wanna buy other than that one truck.
