Well as the summer winds down and we start to. You feel that first winter ball in the air before in 93 he takes over for a couple more days. We turn to the annual. Federal Reserve should indeed. In Jackson Hole Wyoming they called the symposium because. Symposiums and nice word for when you get a whole bunch central bankers to news talk about. What they want to do will over the next year. And so that's really where we're going to start today on the financial exchanges talking about the Federal Reserve symposium meeting now as we speak out in Jackson Hole Wyoming. I don't know what's on the menu but I'm assuming it's something to do would probably pretty tasty. I hope so Crosby the subject matters and to. No that's the subject matter is is it is somewhat dry to say the least of this. I don't get the sense this is not the kind of thing where you go and you know the drinking starts at 10 AM yeah this is you go when you want to start drinking at 10 AM because of what you're listening to but. You can't start until later probably otherwise you sound like an idiot so. Let's talk a little bit about first of all what is this Jackson Hole symposium like what what we're actually doing. Well in all the leaders of the central banks of him. All the major countries get together so we Fed Chairman Jerome Powell and all this counterparts. Are really getting together to talk about the status of the world economy. Did the status of money movement status unemployment and inflation and really just kind of trade ideas on what's going on with all of those very large economies across the world. Now at this meeting we we've heard a number of different outbid president speak and so forth. You know and they they'll give kind of their own slightly different views but none of them really seemed to go too far out of line but we've got a couple statements this morning. That I think your interest and that I thinker entrusting with regards to where people see things going in 2019 as far as interest rate hikes. Now if you go on to the Chicago Mercantile Exchange website the CME they have a tool that shows you where the Fed Funds rate is predicted to be at times in the future. And right now. If you are a betting man the most likely place that you see these rates ending up at the end of 2018 so four months from now. Two additional hikes. And by the end of 20193. More hikes over the course of next years that five hikes over the next sixteen months. But there's a couple little whispers that are starting to come out that make me sick think that the consensus of page three hikes in 2019. Is off and I've been granted I may be biased on this because I've been saying that I think you're going to get one maybe two likes of most next year. But you read a number one James Bullard coming out he's the Saint Louis Federal Reserve president and he came out this morning and said he would quote stand pat. On rates for the rest of this year let alone getting in the next year. And then you had Jerome Powell who is the chair of the Federal Reserve. Who came out and said that he saw further gradual rate hikes ahead as the economy continues to hum. The first word further makes sense the second when gradual suggests. Ha is their potentially change that's coming here and I know people reasonably reading too much into one word you know gradual BO could mean just about anything. The Fed chooses their words carefully they do and and I am of the opinion. That as you get into the second half of next year you are not going to have the same kind of group that we are seeing this year. And I think the Fed is going to have to slow its pace of rates that you would really. Need to see some pretty serious wage inflation I think in artsy. Ivory tight between now between nineteen and it's still the receipt. I can't imagine a scenario receive such. Severe wage inflation. That would cause this made straight nights but. Only time will tell. What. This means if you think that I am right and I'm not saying that you should think I'm right but I'm simply saying hey if this comes to pass what ends up happening. If you see only three more may be four more hikes in the next year what that does that take short term rates up to right under 3%. At that point you say OK I can go to the bank now and I can probably get a one year CD for somewhere round three to three and a quarter percent. I can go and put money into a money market account probably somewhere in the ballpark of two and a quarter two and a half percent so not about bad when it's when it's all said and done there. But mortgage rates which are based more on the ten year treasury probably aren't moving up too much higher than they are today. In all likelihood no. A mortgage if I don't if you're you know if you are correct the only south three or four more. Now which begat. There's there's some real interest in things that complicate this and I don't wanna get too technical but here's the deal when the US goes in issues treasury someone asked the bot that someone as. Actually say I want to finance the US deficit. And one of the things that's interesting and I've talked about the last year. Global demand for US treasuries has dried up in the last four years not seen anyone really adding to US treasuries. Outside of the US. At any point the last four years now on on an basis they may reinvest some of the money that happened there and adding to their stockpiles. At a certain point. You get to the point where. The US continues to see increasing deficits which we are at the moment we're pretty close to a trillion dollars this year in need buyers for. And sometimes in order to attract those buyers you may need to raise interest rates faster Norris at some say look I'm willing to buy because you you're paying me enough. To generate the activity so the Fed could at some point and up between a rock and a hard place where they CG the economy is quite strong and off. For us to hike up to 45 or 6%. International investors were were trying to you know actually sell these bonds are demanding more for months what do we do. And it's really challenging situation. For them to figure out if it's nearly impossible for me to figure out what they will duke has. It's not an economic decision economics is the study of how masses make decisions it's Tate are more people buying cars now than before our wages going up for every one. Economics is not what is going on in general Powell's head I don't know. I've never going to know. Day. I don't know I I think that if interest rates continue to climb up and we're still gonna be the best paying debt for the credit quality out there I would suspect that if we get to this point we where we are issuing more data you've got to have. I don't know ten year paying. Three and a half percent that's still gonna look pretty darn attractive in comparison to say all the European and (%expletive) and Asian debt that's up it may. But keep in mind China doesn't necessarily want to be beholden to the US dollar anymore at this point. You have other countries that are potentially looking to align themselves more with China based on where things are going in the future economically Saudi Arabia's one we've talked about this week from so I look at that the some interest in things happening. When it comes to the financing of US debt. We'll circle back on that a little bit on a somewhat related note we did wrap up another round of US China trade talks yesterday. And it doesn't seem like any real progress was made but I'll make the point paved. No progress is necessarily bad at least there's talking going. Did I mean at least didn't get worse. Excuse it very well could have echoed that yeah. In LA there's a few different parts of all these negotiations. This article breaks into three separate little chunks right you've got. A portion of it that is about Chinese purchasing more US goods which the Chinese officials are actually kind of on board with this yeah yeah we can do that. But we get we can buy more your stuff we're happy to buys were happy to buy more of your staff there's another part that says hey we want the Chinese markets open. Two US investment so we want banks to be able to go in there and make investments in China we want you know other companies feel to go in there. And make investments in China without such severe government restrictions. Once they needed more iffy Jericho and Helms and cause there to get the sense that there's probably a deal that could be worked out right but the third part seems to be very very difficult yes that's the piece that. Sir in my mind is by most important and that's. About Chinese industrial policy not going out there and you forcing high tech firms to fair share technology with Chinese firms. You know going up there and stealing proprietary data and information from US engineering firms things like that. That as a piece that the US. Also wants in these negotiations I don't know how hard they're pushing for it but to me that's the one that China is not going to let up on. And so the question becomes inane the phrase that I always come back to I don't know where I first heard it. The good compromise leaves everyone upset yeah. Everyone in any good compromise ever won. Comes out and says. Man we didn't get everything we wanted so the question is will the US be happy getting forty to 60% of what it wants in saying. Hey it's still a net improvement on where we work it's not perfect but can we get to that point. And the question then from China's perspective is hey can we be seen as holding a strong enough lion. If we only give forty to 60% of what the US was asking you know it's you UF two countries that have come out guns blazing saying hey look we are not going to bend on this. Have to find some kind of middle ground is the neither side is going to go all the way over to the others. You do. I think that something will be resolved on this I don't know by a win and but probably. Ended this year beginning an extra I think there's going to be some sort of resolution on its. And quite frankly. Were I in the negotiating room that third item the protection of you know American data and proprietary technology would be the only thing. I'd say look you know let's let's strip out all the other stuff that we're talking about buying more US goods you know US banking and strip that they only care management protection for our company's if we get that. We're gonna be able to figure the other stuff out on only that we and we can deal that we can find people to buy our stuff. If we still in the intellectual property that allows us to make it and no one else. Let's turn more domestically now we've been talking an awful lot about big international issues let's talk about some being local issues now bmg in Springfield opening today. Yeah Bruce Garland. And and I think yeah Michael Jordan with that market those hard to compare that the people may think that her out. You know in in this case and might even be because at all and I think people just really don't see that he's not. And ball in my view even you know bigger. But but in a country proportionate. Sent. It is is is probably impossible to predict that mean the last few years we have seen definitely did a dip in not only viewership but we've heard about golf courses closing we've heard about. Time now for Wall Street watch a look at the market's performance so far today thanks to Barry and jog right here on the financial exchange radio network. It is now time for Wall Street watching like we got a couple companies. In the pre. Tale sector would have been for retailers is like we've talked a retail all week. Let's start first with the gap what's the story with them so they beat estimates by four cents a share became according profit 76 cents. Retailer revenue is again above forecast but the big issue what is called sales. Really really missed pretty badly down 5% stock right now is down. At this point about 10%. On this news they're still having some success of that old navy brand but big gap brand itself is really really struggling. At this point so. Stock down pretty significantly in this news. Full blocker down 12% they've been bill roller coasters kind of a nice way to put it over the last two years. What's the cause for the decline here today. Oh pretty similar story actually so beating on earnings and revenue but comp sales again missing their expectations so. Analysts are pretty concerned about you know a -- your earnings if you're able to cut costs you can do that but if your sales aren't really matching expectations then that is a long term concern. And has investors group today furthering that roller coaster ride stocks down nearly 13% at this point. Very good. Good question chuck is good question. Because like my my view is look if it whether they do or don't. Eventually it's going to stand up mirroring what they do with other retailers anyways it like once these are in place once lake. Once a town has won all of us a neighboring towns music Jeep the marijuana that's being produced in the town next to us is coming across our borders because G you can drive between towns without any problem it's okay. Towns turning down the retail locations for this I don't get a ticket because every parent says gee I don't want drugs my high school. Wake up there are drugs in your high school. In that field Massachusetts which I know is a town that turned down the ability for retail locations for Maryland's great to have been Milford it'll come right down one not exactly like you're sixteen year old drives to Framingham in Milford and all these other towns that are. I don't know if either of those towns are going to have retail locations but. Fifteen minute drive. If that do what is the point. I don't I don't understand it because every visit over autos it's Canada so what we're doing it's it's because somebody doesn't wanna have a conversation with somebody when they're walking down the street. Going to have accuracy there. By the way Framingham I I grew up in Framingham so I'm always kind of it's near and dear to my heart care it's actually going to be where one is beyond marijuana testing labs is going to be yet is it trainer about that so that's going to be out that way they did punt on recreational marijuana sales in Framingham. They delayed until December to decide what they wanted to do but just if anyone is in the Framingham area that's what's going on. I'll tell you I was in Colorado just this last weekend blue. We've had existing home sales we've had new home sales. They've both been a little bit disappointing. And so were you dig into it is it actually a warning sign on housing. Maybe it's just that housing is quite as hot as it used to be checked out a Mike Armstrong we got Tucker silver run in the show here. And Mike let's talk a little bit about. Where we stand on housing right now. Are you nervous at all house. I'm not nervous about it crash but I think anyone that is anticipating. The continued run up that we've seen the last five years. Is probably out of their minds. Hey Betty and you can't really be expecting. The continued appreciation that we've seen the last five years just that it can almost craziness in housing market that we've seen. But that doesn't mean hey around that you know are run for the hills it's all gonna fall apart it just means we might have slower more normal growth go full. So I tend to agree with you I don't think that you're going to see the housing market explode like we did back in not 2007 just because. We don't have the same issues that are that are leading to a you don't have the same level over leveraging none of the same level. Of borrowers who were you know not income or asset qualified to buy properties. But you do have a situation where I do have concern isn't with regards to housing just by itself. But whether or not that lends itself to the fact that hey you might have a slowdown coming in the economy in the next eighteen months and that's something that we duet. Yeah I'd I think that's a potential the other thing that thing's going to lead to continued. Each but you know more tepid recovery in the housing market. Is at least talking to people I seem to be seeing a lot more of these low money down mortgages. Weathered the first time homebuyers there's always been there but the military credits. I mean Tucker you guys are home shopping right now do you have any sense of how much you plan on putting down on your first proper and your first property. You know I've talked to some people say you know put down 6% or whatever by you know I talked to some elect John Maroney said. You know what just take advantage of duke just 3% down payments on more kind of go back and forth CN YA and traditional back in the day it was 20%. Two jet that that was what people did. By I'm seeing more of this which these new believe that we're seeing some loosening of the credit restrictions. Which could help again long term that might be bad for the housing market that short term next three years could continue to support it. Or talk a little bit about the reasons why 20% so difficult because Tucker I feel sympathy for you in this case and you know. We hear people who bought property back in the seventies and eighties a lot of time they'll say oh all you have to do is be diligent in the wall ball and I get that you do have to be adult and safer. Not saying you are not saying you're not Tucker arm but here's the issue. Since the mid 1980s. Interest rates have come down from the mid teens to effectively get 0%. Over much of the last seven or eight years. What that does okay every 1% lower debt interest rates go on mortgages means that property values can go up by 10% because it's 10% more affordable that's the basic way that the math works and so what you see is that if interest rates over the last 35 years have come down 15%. Which they have. Okay what that means. Is it allows people over that time to buy a 150%. More house using the same amount of income that is in terms of cost so if previously if if 35 years ago. You had you were making X number of dollars a year and you can afford a 100000 dollar home now you could afford 250000. Dollar home on the same exact income so what it dies is it makes it more difficult. To build up a 20% down payment that is incomes. We know this because all the data tells us this. Incomes have not increased by a 150%. Over that same time they just happened it's not how the math is worked. And so the problem is Tucker you might be putting away. Five or 10% of your income in order to try to build a down payment. But the problem is the property markets run away from you and so because of that the money you're putting aside all we might equal 89% of home we're used equal eighteen or 20% of grain and as a and and that's the problem today that EC getting to 20% for first time buyers as a result of guy you know I'm leaning more towards 3% camp. You know yeah speaking to exactly where you're sang dip into it in and that's the problem and I don't think a lot of people understand that that that that's a key issue here. In that the the ratio of home sales prices to incomes has increased dramatically. In the promise that makes a lot more difficult to see that 20% it takes longer to in every that you wait. Also the market continues to run away from you know net. Am Owens' student loans. We'll net now you just complain that that's a take take ally take all you're complaining pants and and let's get back to Ria had to take up my pants. Came out wrong. Phrase I would like that let's talk about Mexico in the United States we thought we had a chance at getting aid deal done. On trade between these two countries earlier this week. Doesn't look like we're there quite yet but still an area are clearly sign it's feels close if I was really close based on every. They were here so both sides have agreed that 75% of cars now are gonna be manufactured in North America from the current 62 point 5% so that's the first peace agreement. And it sounds like. They've. Kind of come to some sort of agreement on around the portion of the car that must be built. By employees using higher wage that was that was the big complaints in all the stuff just getting down in Mexico where wages are much lower. It sounds like we're getting. Which it doesn't necessarily mean that those jobs are coming back to the US but that if they stay in Mexico. They have to pay higher wages which potentially means they can buy more goods from the United States then. Which is this has always been the promise of globalization. Is pay if we have factories everywhere that everyone can buy goods from the United States because that we may. It didn't work out that way because companies took advantage of workers they took advantage of American workers and said hey look we're gonna outsourcing jobs and get rid of them not provide you with any opportunities. And then they took advantage of foreign workers by saying yeah we're not gonna pay you anywhere near what we're paying US workers we're gonna pay whatever we can pay here. And so globalization. Did not develop the way that it was sold to a lot of people that's why we're in the situation we're in today. It does feel like we're close office if feels like we're close with Mexico I'm optimistic that we get something in the next week or two here. Debbie did. And if that happens then presumably candidates going to agree to it as well OK it could be. Today could be just one less thing to worry about going into mid term elections for. The State Department. Easing a restriction or easing a warning rather for. Travel to Cuba reducing it from a level three warning meaning the travelers should reconsider their trips down to a level two warning.
