Yet the market's not move the whole heck of a lot everybody is very sharp with you here it is a Wednesday morning and you know if you if if you didn't know what the market was doing tape based on the headlines. Actually going to be down a lot. Well on it and I think that to be fair I think this market is probably reacting appropriately at. At this point in just because you've been with the bad news for the trump campaign intra administration yesterday neo. What does this actually change in the economy. Well I figured it certainly creates I'm looking at it and saying well this is creating uncertainty would is that. Future of the president then to load as to what it's like eating played out the worst case scenario implicit present ends up being removed from office I don't think it's going to happen. But let's say that it happens. To tax reform get on Don no no does unemployment magically go up to 7% now. The people stop buying iphones to people stop buying John Deere tractors. I think what it does it would create. A period of time in your going into a mid term election. It would create uncertainty. And I guess that uncertainty is more political maybe investors are looking at and saying if so what. So it makes this so what if the Democrats take the house they're not gonna take the senate. And it big they made it look at this. I hate to say they may look at this is being. You know inconsequential because they're looking NS and so what there's gridlock in Washington we count lycra what we got our lower taxes and even run it through say the Democrats do take the senate. And they're not going to have a veto proof majority of their right you're you're not bloggers no way it right I don't see today do you see any way to take this. There's an outside link there they've got an outside chance that it you know you're talking probably ten to 20% but it's not a strong chance but you look at and say okay you've even if Democrats take the house and the senate Newton. Anything and palatable they wanna try to pass present would be. So is same as what you saw when President Obama even if there's president pence gets it it's the same the you go back two years ago OK how many times we have beings you know repealing the Affordable Care Act and that went through the house what is senate and president lobs and they'll not do like I think six times I think it was like nine in the house's daily news it was something ridiculous so. I look at it. And you know the that this threat with this is that they're such a big backlash that potentially goes for two years all of a sudden you have this further blue wave that. Brings in you know far left candidates who want you know. You know true socialism and things along those lines. And that's the kind of thing that what affect market because then you of people civil Jeep we don't know what the situation is going to be for companies and so forth. See anything that really affects the status quo here you can if you have Democrats take the house and the senate in the fall. What does it do nothing like. And I think it's a tough sells well because the economy is doing well thank you a lot of people are gonna say yeah I mean not like demand for story in a may not like the Collins story bit. You know what I'm a make him more money than I ever have a night of my even my kids are working and I'm paying off my mortgage and then slices good. So make no mistake while I don't think this has in effect on the economy and I do think politically this has a a significant impact you do. Because this is not related went when you look at this in terms of one when we talk about. Politics or when we talk about markets even when wind to talk about an individual stock so much of it is driven not just by what investors think. But go by what investors think other investors think you'll biased stock if you think everyone is going to sell you buy stock because you say. Hey there's positive news in right nowadays thirty minutes and hours yeah you know people want to own this. When I look at this from a purely political perspective. You start getting some of these things out there and take some of the people who may be on the fences and any that causes them to stay home or. To flip over to the other side and soon sit there and while I don't think this has economic repercussions in for the market. I do think this potentially has some big repercussions politically. Well obviously and you think that could have occurs quickly is November I do OK we'll see it's not that far away. Hold prices are still going up but sales are too we have data related to Massachusetts. Home sales. And the median price of a single family home in the state was up six point 3% compared to a year ago. To 407000. Dollars it's the second straight month that figure has taught that never before seen 400000 dollar mark Condo prices. Climbed even faster chuck seven point 2% to a median of 385. And I think that's my generation. Saying. I don't wanna cut the grass anymore alone hole. I wanna movement on. It's yours and mine I mean you've beaten out my first home that I bought was Congo. Now you know it's it's not the same kind of Condo that you were buying I would think your generation would be sand Condo one yard known. I wanna first home a lot of times discount. You know you is all you can afford. Well it's just and if if you're buying close to the city not all the there you know it's it's you if you think about it and you know if you're buying in whether it's Somerville Dorchester south the whatever might be. You're buying into a Condo association buying whole building is your first. Property just a lot of cases you can't afford it so Massachusetts here coming in with strong sales and strong. Numbers as far as the prices on those sales which interestingly enough. This is somewhat the high number of sales to go and we keep here goes nothing to buy national inventory sentiment made their editors. Whatever inventory there is a sure turnover which interest in years that Massachusetts. Is somewhat of an out liar compared to the rest of the country where you now have inventories that are moving up and but sales are moving in the opposite direction we just got existing home sales for the month of July which were five point 34 million for the month. That's down from five point 38 million the pace that we run in the previous month. So you're seeing a slowing nationally in terms of home sales but. In Massachusetts. Going to be interesting to see what happens. As a relates to real estate going forward you've got interest rates going up a little bit right me he would be the year they get another heart coming in about five weeks from the Fed. In and you know regardless of your prediction you've got to figure there's four hikes between now and the end of next year. I take B under. It is pretty conclusively shows that even in third fourth quarter of this year you are going to see a slowing from that four point 1% GDP growth that we saw in the second quarter with. Great number. And then as you continue to go on into the first half of next year. Likely to get GDP growth coming back into that two and a half percent range still better than what it was the last couple years but not as rapid as what we're gonna see this year. New Zealand is banning foreigners. From buying real estate. Thought that was initially headline and I researched it a little bit and I saw other countries taking similar actions Australia has taken that action parts of Canada. Are taxing foreigners when they go to viral. This going to have somewhat of an interesting impact as far as. You know that the reason they're doing this is because the property markets Ian a New Zealand. Have just gone absolutely nuts okay they've the they've gone absolutely insane. And so the reason that they are doing this and you say that about Boston couldn't say that about New York you could mutate about all these places. San Francisco with so what's interesting home prices. Again the parts that you're talking about are you kind of regions in the US in New Zealand home prices have pretty much doubled across the entire country in Ohio last decade cut. So you're talking about a pretty significant increase in a priest short period of time in. The US yeah that pockets of the country San Francisco. Boston places like that we have Stovall outlasted get in the usual ST or you can go to Rhode Island and Connecticut and in you haven't seen prices doubled in the last ten years. So this is something that is interesting to see here. New Zealand's going to have a little bit of a problem in this. The reason why you have all of these international buyers coming in in buying a New Zealand property is because of some New Zealand's exports you look at you know some the agriculture they do when things like that before holding. New Zealand dollars and they say okay what are we gonna do this will we can't do anything with the pursuit in China we can't do anything with that to pursue it and it's mostly Chinese buyer turns a lot of Chinese buyers and so what they do was they said okay area take that capital have pulled back to New Zealand. And this is kind of how you balance the capital and current accounts to look at Peter if you so what's New Zealand's logic they just saying we don't like these foreigners in our country are they saying it's making housing and it unaffordable for. New Zealand citizens what looked like what I'm trying to understand. Because I've seen this before. It usually doesn't and so there's a couple things number one I don't think they're saying hey we don't want any foreigners in our country doesn't seem like it's that kind of thing. It seems more along the lines of look we have all these people for an international immigration. They do but that they're coming in they're saying look we have all these people internationally buying up all these properties and our domestic citizens can't find anywhere to buy. Now part of the solution problem will be pulled build more houses okay that's part of it. But they also probably saying look you know one of the reasons people come New Zealand's is not over developed it's not overly crowded you have these beautiful views and things like that what. Did you feel when you're buying your house you buying your Condo five years ago when you're buying your house a couple of years ago when. You're competing with some Arabs and some Chinese and in in you had to pay a lot more free house potentially. Because you're competing with foreign buyers real skip paying a lot more wrestled. Young people trying to buy a house are are gonna eventually squawk and say hey I can afford to buy a place and it's because these foreigners or state that's that that's what happened in music now. Former Wall Street watching Mike let's start off talking a little bit about target. This is a company that is had its ups and downs the last couple years up almost 5% today in early trading what's going on. They are there they're in good company to have really strong data from retailers so they beat us missed by seven cents a share. Revenue beat forecasts. And they had to be strong quarter for outcomes stores sales. They've basically your outlook and online sales increasing rapidly so let's mention stocks up about 5% right now. Urban Outfitters also what about 5% good news for them to. Similar story here comp store sales beating estimates that they were up they jumped up 13% which beat estimates of eleven point 3%. Online sales again revenue profits I'll be expectations so. Urban Outfitters Epstein and half percent to. There we've also got lazy boy in lows both up 10%. Good day for retail you know a kitten. Yeah now really strong day lazy boy similar story can't sales revenue forecast and I think beat those bit of a different story. With a decent quarter but they end up lowering their outlook and shattering a bunch of their. They're stories they're purchased a company a few years back 2013 they purchased that fortunes by congress they said there shattering all those stores. This was the first quarter with the new CEO on board so in the second it was really liked.
