This is the financial exchange with Barry Armstrong and chunks of you're exclusive look at business and financial news affecting your day your city your world. Stay informed and up today about economic and market trends plus get breaking business news and every day. And now the financial exchange with the Barry Armstrong and chuck Exxon. Well yesterday the Federal Reserve announced that they were raising interest rates. And it begs the question how many more interest rates are coming in of course a lot of people wanna know. Power these Federal Reserve rate hikes going to impact my find its hi everybody it's carried truck with you here. It is a Thursday. And really no big surprise yesterday. Coming out of the Fed raising rates. I think the telegraphing his truck they're gonna raise rates two more time. Yeah that's that's the slight shift that you saw on it wasn't something where it was a you know unanimous. To redeem unanimous guidance that they were going to be bumping two additional times. But we do now see you shift in that direction of Fed Funds futures are pointing in that direction as wealthy go back just a week ago. There was only a 36%. Chance that we had bushy talker and only 36 doesn't giants. That we had two or more hikes beyond this one there is now a 58%. Chance. That we have north of two that do we have two or more hikes over the rest of the year what are the odds on the three hikes cassettes or sinner you still think there's three more known. Did this was one of the three Ole okay. This way I have four X total this IC this is number two yeah so it's we have a 53%. Chance that we have two more hikes even. We have a 4% chance there's three more be on the soon to be five total for the year. And then we've got a point 5% chance that there are. For more hikes coming which. Knocking wood about like the old days when they used to go a lot. Point at a time perhaps appointed a time when it why not present. Partner around with this quarter point when I just say you know what we're gonna go up by a point and not do it again for years well fed suggested in and they keep using this symmetrical inflation language when a lot of -- people who are plugged in oh that is they have what with the had to symmetrical the nation mean as they degrees Iranian deeds is what it means is that they had inflation that ran under 2% for a number of years. In trying to get to symmetrical 2% means they're willing to let it run a little bit hotter for a little bit right in order for over 80% over seven year here seven years I thought it was 107. 710 it is in that intermediate one there so they're saying hey we want to let inflation run a little bit higher we get that PPI number out yesterday that suggests inflation starting to pick up movement and so I think that the Fed playbook here. It kinda makes flaky yeah you're starting to get a pretty good sense of what Jay Powell wants to do wary saying look. We know that we can't raise rates if why can't we raise rates 1% you know just like that. Or half a percent though parent and I I I I really. He built the thing I don't like about the Fed. Is they almost seem like a public relations machine we're gonna have a press conference after every meeting I want that I want the Fed to be that by what they've become I know but I don't like that I think is a bad behavior I agree with you I think you're trying to be more important. And they deserve to be kind of like a refereed in hockey game you know the best referees and a hockey game marked the when she can't remember. Because the and he didn't participate in the game the Federal Reserve is a refereeing they should be very quiet. They should. That I don't wanna hear from them I don't like the fact that the meat speeches they should just do with their job is stay out of the politics stay out of the communication game. In and darn it I hate the idea. It all we're gonna raise rates every six weeks because they all they're doing used to make themselves more important race of half a point and then shut up and go away. Yeah that there's a case to be made for that I I I don't disagree with you I think they've been cautious ever since the recession is that we look at is they don't want to be the cause the next recession now and it and I understand that to a certain extent because. You go back to you know of the the depression you know. And they were the reason why you kind of had that double dip. After 29 going into the late thirties you know they would be raised rates too quickly we had too much you know with their deal and eggs so you'd in Janet Yellen was very outspoken saying look I don't want to do will repeat of what they did there I think they overstate their important I think the bigger you know if you go back and studied depression. It had more to do with raising taxes in the title will race taxes and how to get the economy keep in mind we did that too. We govern the payroll tax cut now we added the all the obamacare attacks like we we did raise taxes coming out secret but I think this. Economic boom we are experiencing right now is more due to tax cuts and business deregulation I don't I don't credit the dead. With what's going on to note I just think that for the last ten years in the Fed has had to walk somewhat of a tight group of the Fed didn't do what they've done over the last decade. I think we have a very different picture here but you can also hold that view and say hey the Fed pushed up asset prices and so if you don't know assets the Fed has contributed to asset inequality as well. In terms of impact on consumers and our listeners. Savings rates should be going for you should be of that yet. I don't know what to two and a half percent on money market account to be sharper if you shop around yep so you should see those upbeat enough pro that two and a quarter percent range where I anticipate you'll see some of them after this. You're not my credit you knock you see those of Bank of America okay knocked it seemed chase now actors seem at city. But if you shop around and look at the credit unions the online bank you will see this higher deposit rates. Your credit cards are going up by a quarter percent pretty much tomorrow. About Carla parlance a going up home equity loans are going up anything with our mortgages say it lets say I have an adjustable rate mortgage on coming out of next year which scientists so we eat this is interesting actually it depends on the adjustable rate mortgage and some adjustable rates are tied to prime. Summertime the Fed Funds summertime the libel suit depends on the specific. Instrument that you're tied to if you don't know you probably should is something that you know you do it's it's a debt that you haven't you should know what it relates to. A lot of those adjustable loans are actually tied to Libor not to crime in these games. So to sum to be aware of but pretty much anything that you owe money on likely going up today or tomorrow anything they're gonna pay you money on my take a little longer. There are elements that's all good to know. And we do anticipate. At least one more hike right in 20:18 I am still anticipating to live I've been team for hikes since the beginning of the year at the market is coming around in my view and it's only matter to see that retail sales numbers this morning it's good on both strong she hears is so. I'm pulling up the report right now just I had a chance to look at it briefly and this morning and I'm just trying to get the actual double the expectations. If it was but when you look at where it was coming from it's not actually the most optimistic so let me get it pulled up here wind and got its start in the next door wanting to well. In the did next story is related to our poll question today and Massachusetts seems to be. On track to instituting a millionaire's tax and what would this mean it would mean that those workers. Who have income. Per year of over a million dollars would have been 9% tax they would go from the current tax rate which is five points or 5%. 29%. On incomes over a million so if you make. Two million dollars a year and the first million UB tax to five point 05% yet. But on that second billion you'd be taxed at 9%. Just by the Commonwealth of Massachusetts. Yeah and so there's there's a number of groups try and a figure at first of all their groups that are suing to try to block this from appearing on the ballot in the fall there's also some of the negotiations going on when it comes to while reducing the sales tax would bumping minimum wage and so this is all kind of factoring in the some of these. Negotiations here largely betray between the retailers association of Massachusetts isn't as well as a group called raise up it's pushing for additional wages up to a fifteen dollar minimum wage in state of Massachusetts who's making less than fifteen bucks an hour. Then if you look at entry level workers yet you still see a lot in that thirteen fourteen so you say well what's next couple bucks will that rate you know you're talking a lot today got a stricken thirteen it's extra 15% you know per per hour that there Macon. My thinking is if you make an thirteen dollar an hour it can't be that hard to improve your skills and fifteen his. No we did just based on the open market isolate it just takes some time you know it it it takes time in a lot of cases by the way did pull that retail report finally in the big thing that we saw there was a 2% increase in sales of gas stations which largely suggests a piece strip that out. And look at it you know leave it drops a little bit down the point seven the strongest things interestingly enough. Building material and garden supply which had been you know struggling for a couple months heading into this. Finally bouncing back a little bit there so that is some good news on that front. Non store retailers actually slowing down some Internet. The growth of Internet retailers. Only a point 1% for the month and now down below double digit growth for the last twelve months for the first time in about five or six years from now on so that was interesting to see. In ironically enough something that we haven't seen in a long time. Not department store sales up one and a half percent for the month now and actually starting to turn positive Euro for years well also some interest in stuff. Do you support taxing million dollar earners and 9% right now in Massachusetts anyway. Million dollar earners are taxed at five point 05% just like everybody else. There's a bill and it's gonna be voted on to be in the November ballot this November it's supposed. And I think we're supposed to be getting a ruling sometime later this month early in July on whether or not going to be able to make it onto the ballot. We may not be of the vote audit November but he can vote on it today by visiting financial exchange showed dot com thus far 80% of our listeners want that extra tax. It's priced you are. I guess the masses though right if you're everyone always wants tax people weren't themselves right. Radio so the finals they who makes more than a million bucks a year very few people. So 80% of our listeners are saying that taxes million dollars Tom Brady can afford to pay that extra 4% income Tom Brady can't afford to pay more now. 6356. Sixes are tech's number if you wanna. Send us your thoughts on that question financial exchange showed dot com is the website where you would go to participate in our poll. Coming up will be joined by Keith Brad sheer from the New York Times. China is experimenting with solar wrote what I mean by that led to sing it sounds they're building roads. No. Everybody it's very Armstrong NG to Jay is the executive vice president at leader bank. And we're here to talk about a brand new product available for landlords it's called Z deposit dot net Jake. What. Barry we created a security deposit product. To really help the problem a lot of land border facing with security deposits which is. You know one it's time consuming to open the small enough security upon numbers sons now. And yet to go into the bridge yes signed paperwork and their small dollars and Andy turn. And it's likely to complaints in Massachusetts really tough for landlords and security deposit accounts. You have to give them ten in certain forms when they open up the count and you have to pay interest a new and we should do all this canal through Z deposit all of that you can do through -- deposit it literally takes about forty seconds to open up an account. We handled the automatic forms that are generated the account number department condition statement all that said lieutenant. And the interest descent of the tenant automatically every year. This sounds like something it's going to be very valuable to large landlords it might have 200 tenants and small landlords that might only have five tenths yeah absolutely with a large landlords. It's just a lot of hassle to manage it so we made that very efficient for the small landlords a lot of them are afraid of nineteen complaints done correctly so some of them. Some of them don't even like taking security deposits were hopeful that this up and do that. Folks if he'd like to learn more about C deposit go to their website Z deposit dot net. Saw an article in the New York Times here today by Keith rancher who joins us now. China is testing roads are paved with solar panels Keith great article thanks for joining us today. Thank you very much of Europe and are you okay. So can you explain what's the concept Ali I've tried to envision a road that's made at a solar panels. The concept is that instead of using the collapse according to see you on most solar panels in the United States and elsewhere. You have that you see there you region. Very strongly reinforced plastic covering and you're just simply driving a colossal era of of plastic. The most or panels it's about quarter and expect of a very strong and durable plastic. We've before he blew open source so blatantly. In the yet another layer of insulation between the concrete edit the wrote. Now will these roads hold up to heavy trucks and all the traffic that exists. This is the big question so the people who have. Design business and are now testing yet even on major highway. Eight that the news. Plastic surfaces last fifteen years. The big question will. Now they have test it using it he use machines not equipped machines at what it. Besides college. That is designed for. Testing route materials. And it basically the towns up and down with a lot of weight on the open material witness is that stupid animals and for days at a time to stimulate the talks going over it. And these panels have done well. Good that test. But will they actually do well with yours exposed. Rain there know it and I rest of the that's hard to know that's an excellent test in that this system. Barely. Helio about mr. into an issue about but it. Earliest he'd been oh the elevation to it so well this note that there. In January. And they horror. It'll be terrible other wars that mysterious and as I mentioned in the article and that happened several days they installed. And what was that. That was in the I hope to assemble. So you know you knew the square meter by about the sort of extreme square. Of solar panels disappear. Only five or six states. And there was quite done it will vote. Figured those missing animals though. The initial explanation. Wars that they've mostly been stolen the prospectus supplement to your. The police. At the camera that was taking periodic photos but not a video. On this area all solar panels. The police spent months investigating the Ottawa could restore order to release. Saying white. Security. The support experimenters. During. And the police ended up coming up with what ports and that they need. To sit there. The panel's most of broken into also Chinese sentenced at a the fighters and other companies pointed comment in the west the panel's shall the usual where our side to break it. Sort of couple possibilities one is that actually. Went up while they need and they get scattered the pieces the other is that they've been work. Stored by somebody else wants to copy the technology. That we want it so it's not clear. What really happened there. We may never know since the police were sort of guessing that it was so they were broken apart by the wind the first. And and other local media would testing that the is that the store. Keith why not just build a solar field as opposed to a pilot because it sounds like these highways are very expensive. Plus they get wrote they've got vehicles on them so they're not getting some all the time wouldn't it be cheaper. And more efficient to just build massive solar fields. In it is cheaper at first provided. You don't have to pay much but not a big question is where to put them in China. You have a very dense population. Student 13 of the country and back but semesters maybe 5% of China's population that strip 13 of the country did so and yet if you put. A special panel output at. And you end up losing or Kristi as they've crossed the country. If you put someone that you will frankly are just not many places within our own personal panels. Now one possible. Which has been controversial in. We did the road building industry is whether you want to put. While solar panels in the grassy areas of the beauty of a broad so highways and more besides but is there that's one of the barriers that. They'll stop here the green in China and but the room between the broad industry in China is really a post about it for one. They worry that you're gonna get a lot of glare at certain times that they optimal all the useful also up on the drive urged. And second they're worried but he would wipe off the road but or you know or other problems. And they hit ultimate of all of old Apple Newton gonna be over. So on safety and player issues they've been resisting pressure. To put up a lot of solar panel extra wrote. And the road building industry would these panels in the roots but whether or not but the people stand up weren't Arab men will be an issue. And then another issue. Is we all. Be more slippery somehow particular road course at all but the old course at seven or 8% more. Correction. But no that a normal road surface so that actually offer a little bit better does that mean to guests like changing driving the station when you go on to the annals. From the asphalt then back on the asphalt again and so. Purse there's some disagreement among them did you hear that it better. Be better slightly more action surfaced and keep the same as the rest of the world. And that'll be one of the questions will be steady. Very good Keith great research I appreciate your joining us and enjoy the rest your time in China. That's key rancher from the New York Times like the big issue chuck is cost I looked at the cost numbers. In the air astronomical. Willie I I the unless you're bound and determined to stay away from all alternative sources like wind and natural gas. I don't know that it makes sense and. And beyond that in. Urban areas of high traffic areas scars on top it is it doesn't make sense anyways you know they've won 28 the other thing is you lose a lot of efficiency by having the road pointing straight up as opposed to tilted towards the sun right so you know you don't really generate. Maximum efficiency and that's in that situation either. The market is up when we come back we'll have Wall Street watch we'll tell you why the Dow was up a hundred points it's very chuck and talk. Time now for Wall Street watch a look at the market's performance so far today it until Berrian jug right here on the financial exchange radio network. You know the Dow was up forty points and based on the economic data that I see chart I can't help but believe. The market would be up a lot more were it not for the fear of terrorists. Yeah I think that that probably plays and obviously we had the news from the Fed yesterday that they may be hiking one more time than anticipated that probably plays and a little bit as well movement the terrorists I think the biggest thing holding this market back. From being significantly higher. I think that. It's a concern that you were going to be restricting supply and movement of goods during a time when you need increase supply and movement of goods in a hot economy in the thought is that could lead some additional inflation which could mean more fed hikes which is why. The market's not moving I'm guessing we got a text from home builder because somebody texted in. Saying hate the price of would use higher than it's ever been in the evening SP builder. That's being impacted by the year Texans who you know are 63566. So air B&B. Last night Boston the city of Boston. Invoked in past some tough rules that limit air B&B rentals. That they're tough morals but I also think they're fair in order to give people opportunities to use it but also balance the market. And these rules were passed on an eleven to two vote. And what it would do it bars any investors or attendance. From renting their homes by the night. Through air being beer or other similar web sites for nightly rentals but it does allow homeowners from an owner occupants of two and three family houses. To continue to do so so what this means let's say that you are renting a place right now you you don't own a place but you're just renting a place for the next year. Ian East Boston for a you can't say one going to be at a town for two weeks on the Pope by HBO place up for intervene before the two weeks long out of town America is you don't own the unit and you're not. What you can't do let's say that you only unity knees boss and you're living it. Okay you would be able to rent that out during times when your out of town then if you own a double or triple Decker. You're able to still rent out those other units if you wanted to using air B&B. But the big thing they're trying to do. They're trying to stop either big investors were just you people want to buy you know 56 of new buildings and and do this. They're trying to stop all of the inventory being snapped up by people who want to turn these places in the air being B Holmes and have no intention of living in these name. I guess the question I have is there that much difference between what you can charge on air B&B in just renting it out to a full time tennis so let's say I've bought one of those units yeah and let's eat you know lead doesn't matter where it is that you bought a unit. Are you re they deal with their B&B is a pain in the neck has yet to win. If they clean the unit every two or three days here and ignorant every have a turn over you're dealing with unity could be dealing with fifteen different tenets during the course of thirty days. You know a lot more cleaning a lot more labor intensive dealing with their B&B is the margin. To create the rents can be a lot higher. They can it's it's just get it in and that's due to the fact that we don't have enough hotel rooms in Boston if Boston had more hotel rooms. And reasonable price you'll be much more competitive with your B&B but you have a shortage of hotel rooms in and around the city of Boston and that's why you're being be so attractive penalties that. No right. We reported. For Monday or Tuesday I can't remember that Monday but we reported that striker. Lose in talks to purchase Boston Scientific that is being denied. Yes striker made a filing with the SEC saying that they are not in talks currently. But they do not dispute that they have made a takeover approach in the past and so it sounds like that they may have been rebuffed by Boston Scientific. On their offer with neo win and we don't know if it was hey we need a higher price or if it was something. We're Boston Scientific just said. No not interest at right now and now the Boston Scientific on that news. Was down pretty significantly yesterday selling off about 6% but back up about two and a half percent today. I'll. He quick announcement on behalf of an event. Where truck and I will be appearing it's at the crest view country club in Guam Massachusetts on June 27 the stock market remains unpredictable. Our rates let's go to this Comcast story see the it it sounds as if and we predicted this yesterday. That there's a bidding war for the assets. Of fox. Yet Comcast beating 65 billion dollars in an all cash bid. For most of our 21 century Fox's assets. Disney back in December had been about 52 point four billion dollars in and fox had accepted that deal. And so. Comcast you're coming in with an off of its averaged about 20% above what Disney was offering while in their mouth is before they get with the debt. You have Betty thank Ike. I you. As I look at it valuations here track economically you know there there's talk that it could go up another. And chunk of change in us. It's is not the kind of offer I would be making at this point to business cycle down. Not it's not what I would be doing why are they doing. To be completely honest and this is not a good reason to make a deal either I think it might just be to keep away from Disney. You know because Disney would be left out in the cold. If they don't get the well they Disney needs it Disney's a great company doesn't need anything Disney has marvel studios and Star Wars Disney has been the number one movie. Producer by revenue each of the last five Beers they don't you anything. And Comcast needs this deal more than Disney does so that's why they're willing to pay more now there's chatter though the Disney may raise their bid. I know there's there's chatter that Disney may come in with higher because there's this we have a wire into the house it is the only thing that gets them into the home. Because that's what Kyle gas tax rate Comcast owns. Yeah the big guy a lot of people buying their triple play package and I know people complain about Comcast time but there in a lot of homes across the country with Disney did survive it was about a year and a half ago they're using for. That they bought some streaming platforms comical band tech that was developed by Major League Baseball actually yeah they bought that. Maybe about a year and a half ago. In the most of whom to to open they own 50% who you know and fox owns portions of body and as far back Comcast owns a portion as well so I canceled my who've. Not much on him I wasn't that impressed plus ahead to watch commercials in my cabinet pain in my forty bucks a month to watch commercials. Really I want to why he didn't have commercials side that's paying forty dollars a month data founded documentary disinterested and five minutes into the darn thing there's calmer how many commercials re talking like her break I just like I 32 long was a four minutes and I gave up on Tuesday Roddick that's that's not why I thought it was the draw. The only reason I signed up for it was I selected watch the NHL playoffs writes I got it for that reason and his son of a I want nice try watch it's on the side. So the commercials might be an NHL saying I don't know wasn't this was a documentary how excited I I do and I was I understood watching the commercials from the playoffs men and I had no she was back cassettes you know it's coming over the network. But with the U watching a documentary if I watch a documentary. On Netflix or on M is there's no commercial. I'll tell you why Disney wants the fox assets cash sued Disney owns pretty much all of the marble marble licenses for all the comic book movies him. Except for one really important piece which one they don't know xmas. And fox owns fox owned fox is done all of the last X-Men movie so assuming that they own just them I'm going through just year by year and they've done all the X now movies and so fox owns the X-Men license it looks like. And that's something that if in Disney wanted to kind of complete this marvel universe of their building up that's a big piece for them if they want. There's. A big draw I just I look at the pricing and I look at whoever the winner is a look at the amount of debt that they are going to be carrying. And all it's gonna take is some kind of technology hit right so there's some new way to deliver. Content and they're going to be competing when that Netflix is getting stronger by the day because they keep cranking up. Product and it's cheap it's ten bucks a month the whenever. They average like you look at this and if there's some kind of downturn like Netflix isn't in great shape in that situation either lake. Although he's gonna cancel eleven dollar month subscription it's it's not so much about canceling its about the growth stopping. You know that's that's the big thing is if they grow is that dobbs is getting all their growth internationally. And that's just as much of a threat there so it's none of these media companies are in great financial shape actually. Todd we're talking about your new guy it's called deem mystifying trusts here's a question for you. Is it possible to protect your children's inheritance on talking about. After you die. From their potential divorce which might not occur until five years after you've passed away yeah and that's a wonderful thing about trust is so many people get tied up taxes in probate and you know what. They do a lot after your dad. Never mind while you're living in this is one of them so the answer is absolutely yes. You can protect assets from future divorces of your children and and not even just divorces. Any creditor can think of a financial problem just a wanna have people limited to just divorce although I can tell you divorces is one of them. Bigger concern or how many people half again more common and so yes I mean the way you do it is what the language of put in the trust as you simply allow. The children to service trustee to their two and everything like it's their own. Their own asset buying selling etc. but if they appoint an independent trustee. Who decides when distributions can come out to the child if anyone at their siblings know they should be an accountant or an attorney and they can remove and replace hold it really the boss they don't get stuck with a you know some crazy attorney gets in there that that doesn't wanna give out assets. And it's that's sold discretionary distribution that protects it from any divorce when they come knock in looking for money when wanna get divorced him. Yet they tax the million dollar and nine in the and they said well you know you make over a 100000 years your pretty passionate seven yeah you know it's that it trickles that the taxes kind of in the trickling down to the camel's nose under the tent a further up for him. You may have thought as being an alarmist. But I'm not as a relates to your Social Security benefits on June 5 Social Security trustees announced. That the trust fund backing the payment of Social Security payments away outs I retirement benefits. Would be zero in the year 2034. But rather would drop to 77%. Of their original promised. Levels through the year 2092. I'm pretty sure will be dead. But I'll be collecting. In the year 2030 force and I'm not dead by then a chance to stick around 29 to Betty a 106 that you're talking about somebody who's getting a check for 2000 bucks a month right in the year 2034 which is what sixteen years away. Having really 1515. Look at fifteen years away whatever. Going from 2000 dollars a month to 15100 how has your mom and feel that there. And he talked to your dad about that mountain but went just mention to mention. And I know I'll be collecting. A ball absolutely great hype that's there's something that was. Well here's the other thing so when the ten years ago when the 2008 report came out they said that the it's still security trust phone would be depleted by 2042. And so they've kind of been losing a year just about every year. So if you kind of play that string out you may actually see this thing you know 2030 years so. I wonder if her problem I wonder here looking for threes well what you think they have a fix this. At the last possible moment you know the the congress. Unity is it's politically it's a very tough thing to do rate raise taxes is that's. Either raise taxes are reduced benefits but no matter what you do. The opposition is gonna bowling for its very difficulty he needs to be bipartisan solution yet but it wouldn't the odds that. Not good. We're talk about Microsoft and what they're doing it I think they're making a mistake. Microsoft is taking mean at Amazon will push for trek check out free retail. Now in what they're talking about C go to who Stop & Shop right and you buy your groceries rather than go through that long line which we all just test you right. He just you throw the grower freezing your bag. If you walk in your cart around you block rate at duke are. Andy. Card credit card during your your your bank account for the eighty bucks with a group for via. I I think they're me and say here's where I think there's an opportunity for some. There's I thought about this. The why the shop audience neatly well what makes it. Why why did do you do the bulk of your on line shopping on hamsters and 99% chance that could have what I want to can deliver within two days. I hate people that's like. But OK. But there's another reason acting like an aggressive and Carolina. I beat the other reasons you have all your addresses loaded. Right click death so if you wanna buy some for your mom authority loaded he Gillard buy things with one click and actually ordered stuff when have been like on vacation needed something. I've ordered stuff to hotels upstate. Smart and that the so you in the credit card in there it's the finger pushed him forgot to pack her shorts ones and so I ordered a pair of sorts delivered to the hotel so but here's the here's where I think. Amazon has the advantages. I the reason I don't use other retail sites like and it would. Macy's is you have to re load your credit card and you have to re load the actress wanna ship to what if you don't have your dad's and like the other day that does take like two Mets now I was ordering his Omaha steaks right of Emery told you that your. I I wasn't an Omaha state customers they know me from atop the five minutes to order the stakes were is that by shortages on Amazon can be done in ten seconds and so. I think the opportunity for companies like Microsoft might be. Hey we're gonna have a shopping. Right and you can shop anywhere and when you decide you want to buy those steaks from Omaha. Being the automatically have your credit card loaded in its called apple pie. Nobody don't have all the addresses and enter the closest to where you want stuff shipped. See that's a big deal nobody can store that your browser. Like he used you stored in your browser you say click here's where I wanna go. For for some people were more simple and put myself in that category. We want it all one place right that's how that is why there is the one place how would be more simple as my questions. Well because see it's not together with my credit card rate my credit card and my address book are not in the same league store credit cards and browser if you want I don't recommend for spirit all adults. That's what do you think this is a mistake for Microsoft. Because I think the retail shopping is on the decline I think. You know the traditional still on market. They Ed just wasn't that excited about it lately in and I think the the real opportunities the online shopper and I think they're missing. I think any they're well equipped to design center. Think so I do it's it's you always need to have that retail experience this again lake. I see stuff where you need to be able to go out and talked to some when he need to be able to go out and look at things sometimes if you can't do that give an example and buying it dining room table. I bought some furniture on liable rugs and stuff when I got. Not gonna buy dining room table on the line because I don't know exactly how big it's going to be don't know exactly what color I don't know how it's going to look. I need to go and talk to some I went to three different stores before finally bought that. I looked at a bunch places online but online I said. Ads and I don't know what I'm getting is it going to be the collar looks in the pictures is it going to be bigger is it's or something I don't know how much more does it diminish online charge and it retail shop I think conventional retail late going into brick and mortar right now it's about 90% of all shopping then. I've that it stays somewhere north of 50% when it's all said and I think it's going to shrink significantly but I still think it's a big chunk when it's also. We will see time will tell don't forget to participate in our poll do you agree with the millionaire's tax on the you do some of you don't. Right now the Dow is taken a little bit of a dip. And now the financial exchange with the Barry Armstrong and chuck Exxon. Mortgage rates are. Well there are on the rise and make a lot of people are concerned about how that's going to impact the real estate market we'll talk about it. In addition to that we're going to be discussing tariffs on Chinese products to treat war continues to escalate. And then finally. Why in the heck is some people get stung by mosquitoes and others. Oh hi everybody it's very truck with you here it's a Thursday morning. Mortgage rates are about to Federal Reserve raised rates yesterday by another quarter point that's gonna raise rates and I think we're anticipating another one or two interest rate hikes during the balance of 2018. Richard bona. And in particular the other short term rate the Fed changes has an outsize impact on anything adjustable so. Put this in perspective just in the last week now. 51 arms and 71 arms both there up up point 1% the rates there. And you're thirty year fixed is up point 03%. Your fifteen year fixed up point 04. And thirty FHA zero point 14% so all of them already seeing movement not even just a day after this fed announcement. With the impact of that on first time homebuyers. If it simply for every 1% that you see. Interest rates rise neat reduces the price you were able to pay by 10% so to put this in perspective let's say do 400000 let's say that you pre qualify and says hey can buy a home 400000. If interest rates went from four and a half to five and a half percent you'd only be able to buy a 360000. Dollar. So the positive I would think and correct me if I'm wrong is that it might actually slow down the rate of increase of real estate values. In prayers. Yep and that's the problem is if you talk to builders their costs are canoe down are because if you're not seek say you're the guy that wants to build the house that Tucker wants to lie. Right well these higher interest rates have reached your cost labor costs are lumber costs are Everett all of your construction costs are going in the wrong direction so that's gonna cause some kind of conflict. Was in the other thing is those costs if you have you know the higher cost that we're talking about the way a lot of builders deal with that is to build larger homes because they can spread it over a larger home minister is say OK now I don't have to you know write all that permit cost and just you know one small little piece and so forced. So what you see in a case like that. Is. The problem is the very homes we need to start with two and three bedrooms nobody wants me although we don't build those anymore and there's there's a fascinating statistic and have a quota this before this is from. The National Association of Realtors if you look at the average home size of our exodus from the sense here. The average home size in 1983. Cat was 17125. Square feet. In 1993 it was 20095. Square feet. In 2003 it was 2300. In two point thirteen it was when. 600 square feet and what's happened to family size turn appeared drunk now I drove by. Perfectly good house this morning on my way to work is built on guessing in the 1960s or seventies. Who's a split level ranch something gun who's been knocked down. In a dumpster. What do people build those levels I like them that I never really from the outside like they're nice when you get in San from the outside you look at you like they'll look the same analysts. That they're all the exact same. Now editor but my point is that the unity to every emphasize what you're saying. That was probably a house that was maybe 1718100. Square feet up. Andy will I guarantee you it'll be replaced itself small lot in will be replaced by monstrosity 3400 square that'll sell for a million. And that's just what is going on did that just reiterate your point. 87%. Of first time homebuyers. Are between the ages of 26 and 35 you know are there some interesting stuff that's. Just as it cuts down on construction cost to do what the pre fab to know very well built that they're incredibly well built in the cost to significantly less that's one area where you may see. Some potential for BO additional construction on the smaller homes don't. Well the problem is ignored but he really bring costs down you need to build two or 3000 of the same time. And that's why you you look at cost Tucker if Europe to buy. A new construction home in Arizona. They built them build build build out almost a city in one. Project to build 5000 homes in in one project and you know what they sell those things but they're silent for a couple 100000 bucks. Therefore there are available. So it's mosquito season you Putin now and this weekend will be prime time mosquitoes. Some people get more than others all of that I'm one of those people are idea eaten alive and I'm good for what he bites and half hour we can help. First the model outside. First of all we're we are like call holding. Lately light pole order light colored and yeah like white as opposed to block it Alaska's mosquitoes relieving and not our vision is that the caller surrender so don't you. Don't don't Wear red. Don't Wear black or blue and he had dark cull great news is gonna show law firms beat Barca certain people smell. As well that's me you know if you're with your personal what do you what do you mean smells well if you smell like good better ugly I don't think it was like you know or anything like that things just whatever perfume answer this. I don't know if you if you work out rate receive just went for a run in the temple being giddy alive but if you weren't. That's a summer don't work out in Wear white right now and and don't be overly. As overweight people tend to get ready after not working out your there they're bigger targets write her. A lot more skin you know. If it's it's on to get us some skin in the game Tucker I think it's it's really. The amnesty does a kind of nasty and they're dangerous and it's a dangerous appear. Down south. Oh yeah you can get their generous god knows all the west Nile and stuff chicken menu what's the latest peca what's the latest on cica it's not cool anymore and immediately however know they'll flopping around in the US anywhere he got blown away and as one of the benefits that are. A block away literally globally you know if if if you. The dispute Tuesday that the blew out they can yemen's leaders like you figure outside they can't survive her gently now. Goings. The if this. If at any some people get stuff why it's not the physics extra. A little more than. Than others. We are proceeding. With tariffs on Chinese goods mature this is Smart move in this is I am convinced that the whole tariffs story. Holding back the stock market. And if if it worked for that I think stocks would be rock. I know this and and this is from the Wall Street Journal headline as US prepares to perceive the tariffs on Chinese goods from this morning. I have a feeling after the North Korea summit that we may see some progress being here you do a do is. Again North Korea China says hey Donald will. We'll give you some help with North Korea. But you can help us with terror I I think that's the direction that things are likely move in and so. I wouldn't be surprised because you can't get effort. Okay assume it China is using North Korea effectively as a proxy and and I think that it's probably. At least how I viewed those negotiations. Is okay now we've sat down at the negotiating table. China is gonna come back and say hey you know we think that we can make some progress here will help yet another place and maybe get something done so. I am optimistic. That on the east China tariffs I think we probably. I think you could have a resolution before July forcefully and declare war on Canada. We'll hear my cousins are so cern I am getting emails from my cousins are you guys invading I've been kind of gaming and out in my head just the war games and everything like that and the problem with candidate is it's so beaten. You know there's there's a lot of land they are Colorado we could probably take Toronto pretty easily. You know because it's it's great that once before it's it's it's right across the lake we've burned down the White House and you took over try it's pretty easy to do so you just had right across the lake. But the problem is you get out in the lake Saskatchewan. It's a sketch of one the winters like Russian you don't you don't invade there in the winters are you gotta put you get a time that right and I just don't know how you do you know. At any rate that's the story on trade wars our poll question today is. Do you support. Taxing million dollar earners at 9% there's a movement in at least in Massachusetts. To tax high earners at a higher rate than five points or 5% that everybody is taxed on. Right now 32% of her audience is in favor of that. And Time Warner I didn't understand it to being put together. But we're joined by Michael brush who wrote a story on this and I caught yesterday. He joins us now he writes for both marketwatch.com. And brush up on stocks dot com Michael welcome to the show. Good so let's let's get into this. AT&T. After what was but a year and half the that judge sat on the case right. And he approved. The acquisition of Time Warner by AT&T which. Makes AT&T arguably jargon has now they have content and they have. You know distribution. Why how is that related. To CDS and Aetna. And well yeah like to receive an Indian troops it is accurate to so so there's. They can ever mergers there's crutch were regulars. That's been. It's. Via an. Anchor and insurer mergers basically there. And so roll call for mergers and mortar. The worker and these one off there are so. When one or at. You of this. These. And that's it. As well Mort that deviant story. There are a lot of people eat them but I think again be like. To earn. It that it. So how. How do you play this from an investing perspective. Well armed. I think. I think Express Scripts. Here but I think CES. Being here so. Express Scripts is being art artsy. It's an Irish are. So our collective map editor impressive Michael. You range that's what that's where. They. Are treating AD. Tree so it. So I would six ask her to events CVS. Yes. It's. And as. I think your crash. Eight. Eases. How much does this depend on what kind of judge. Except your case. Well you know our audiences there. Are right. This is one guy. Is it like you get the wrong judge that except the CBS case right new could be I mean not in and it might case in point would be. Staples in office Max number they tried to merge very dear judge threw that I lost a lot of money on. It and and I worry about the same thing occurring here. Yeah I could have been I'm not an expert on a shopping I think about. Were deck on. You know. Oh. With a all the cash sloshing around do you think we're gonna see a lot of them and a activity just generally speaking going into 2019. Year I think certainly it's already happening. Some tree. About tech a lesson people expected that's kind of where apple has. Eat unity. Let it extinct targets out there and let it. Company or just back yard catch. Have we seen a lot of smallish murdered him to debate ways that are buried so were. Eight. But I store or so think that'll happen and actually. Now these. Are Biogen you know like budget it obvious buyer like edge to. So. Trying to figure out who's. It might buy with their. He saw that that striker in Boston Scientific deal was denied they they it's striker says were not interest in Bynum. So. So yeah I mean I think also the tax rates lower. Don't prompt it's. A scourge. Rational. So it works well but. You know attacks are spent each sort of business. To. Arts and these. People open up these aspects they start spending. Capital spending that we. And that'll increase productivity offset which I've seen that in. Numbers yet but I think the people are. Lot of stock buyback so far hasn't. Yep yep in his letter that witches and bad meat and they've not let see them by. And I. At. Our. Thank you Michael Sheehan and about a rate at this moment where so if you search approach on the web to collect accurate. It's sort. Yeah that's at. Senators. Are each sort of urged did I excuse. Michael brush their ego. Idea and I'm not sure. I buy this whole. The DOJ just rolled over first of all I think there and tortured these companies the DOJ. And I think it's it largely depend on who you get as a judge he's or what it's like judge Leon was one guy he sat on it for I like what took Amir and. Well except keep mine so. With most of our law in this country it's based on precedent in and you do know have precedent set here now and so the one thing is. Even if a judge said hey this is the no golden you can always take that to an appeals court might say look like this it doesn't make any sense that you said no in this case where you had in that you know he'd even request a larger here late. These different means to have that you can go through here so like. I think there's a pretty good chances CVS merger gets on. To our strong advisory group got the truth about annuities Mike let's talk first about some of the benefits of annuities when it comes to tax deferral that's probably one of the main advantages that you get through the use of it and it would. Correct I mean if you think about it traditional investment lets you go out in your bias CD that's paying you 3% interest. You're paying taxes on that interest on your 1040 every single year. With an annuity you might be able to get that same 3% rate of return. Other benefits that are on there you have the ability to add these writers either income benefits or death benefits on and so they are and that's where things get a lot more complicated and it's very much dependent on each individual situation. Yet there are writers on there that can guarantee you that you get a certain amount of income for the rest of your life.
