But yeah UF they lack of affordable inventory and and we've talked about this for the last couple years now where you've seen inventories guilt. Or somewhere around five months of inventory out there down in a lot of cases around three months. The dual threat to New England region. Most cities and towns have about three months of inventory out there you go through rubio any of the major metropolitan areas the United States there about three to four months. But we blame. Inventory levels. On a lack of construction I think there's some evidence to that effect but to what degree do you think. These hedge funds and private equity firms that have gobbled up over the last ten years track. These firms have gobbled up Indian investors have gobbled up a very high a rate. Of homes and and those homes chuck like I did some of this back in 2008 I've bought these homes from countrywide bank. I never play himself lately Beazer Homes that I'll probably die within my kid you'll end up with a but do you think that it in the article I read is saying he just taking that section of the market offer of the the real estate market has really had a negative impact on homes. I think that's a small impact and air B&B. Okay let's talk about that I get if you go in you look at the numbers are in when don't have exact numbers on how many single family houses are owned. That's actually not that many homes because there's about a ha what 200 million homes. Well if we look at this from the perspective over remember when oil had a supply mismatch of about 2% yup. I think that is a peak big factor in why you just not seeing enough inventory coming out to people say look. It's two weeks yep I've put my place up on your B&B and I have to sell anymore even in. Especially if you have a mortgage it's paid off on a place him in you say look I don't need to rent a four days a month. What's what's a first time home buyer in this area and New England half a million annually it happens 1000 OK let's use 400000 is our to ample. So for 20% down payment you eighty grand so many people say Beattie worked really hard when you've got 40000 student loans so what unison we'll do is they'll say okay. We're going to say that you need that eighty grand we're going to give you. 40000. And we're gonna give you not a gift. What we are then going to do is if you decide to sell your home at any point in you make money on that sale. Because I its big I've actually considered that as a darn thing rings so much you should there you're trying to have dinner and the land lines ring. And we don't answer it. Despite all the talk of trade wars market seems to be doing pretty well attracted Dow's up a 165 points.
