This is the financial exchange with the very Armstrong and chunks of you're exclusive look at business and financial news affecting your day your city your world. Stay informed and up today about economic and market trends plus get breaking business news every day. And now the financial exchange with the very Armstrong and chuck Exxon. You know this could be the quiet this week in the markets since the start of the year we're we're pretty much flat for the entire week. And it's not a whole lot of movement even within you know each day this week it's the the biggest move we've had in the Dallas he's been about a 140 points. Over the course of the day so it's been a column weakened markets but still a lot that's bubbling underneath the surface. As we dig in their trucks out here Mike Armstrong talkers over Barry Armstrong is out for the day. Means we get to have. Little fun not at his expense but it is. You know me on that little maybe a little bit at his expense. But let's start with though what's going on on what is effectively the the Titanic of old media and that is this battle between CBS and Viacom where. In we're talking about this before the break Mike before we started rather. If it just seems like these companies are fighting over. A melting ice cube it's it's if you you've got these kids who don't realize that this ice cube was going to melt in there just gonna be left with a much water on their hands. Yeah and today big companies need to if they decide to just drop the merger talks. They need to focus on something other than who is going to be the controlling manager of this combined entity -- right you don't focus on how to grow and had a cool down that ice cube it's just gonna melt rate your hands of the story here is. National amusements headed by. Shari Redstone who is a big controller both the companies trying to get them to merge but there's no one agreeing to who should lead the combined companies. Who's going to be that back up. Les Moonves to be the natural you know big big person there but nobody agrees who's gonna fall up with him. It's a complete and others disaster and now they're delaying a budget votes because. It's on they're gonna is gonna end up in court it looks like oil and in this is a bad. That has been brewing for the last couple years since Sumner redstone. You know originally was that I believe she was ruled incapacitated. At one point is I have to go back in and take a look. At the EEE exact you know pieces that kind of it did the dominoes in the exact way that they fell. But is it something you I was back in in 2016. Where he had to effectively resign his chairmanships these companies. Because he was ruled near to be incapacitated effectively. And some arrest on by the way is now 94 years old. Born in 1923. Zone rather remarkable just to begin with. But that that hustles that have been going on since he is effectively abdicated. His position in charge of both these companies you know say it's just it's a free for all in terms of people trying to take control. And the problem is I think that means that CBS just continues to fall further behind and Samaria because. They they can't come out and say here's what we are definitively going to do here is the plan for us to move forward because you don't know who's running the show you don't know what they actually want. Now BA yet to complete mess effectively you know do what happened CBS voted dilute. National mused I. But at the same time share rats and tried to change the rules of how that vote can happen so basically instead of just admiring of the majority vote she says now it requires in 90% approval vote. It's just all this backdoor dealing that sounds like the only way it's gonna happen is if goes to court and gets battle that after over you know billions of dollars of legal fees which is great for these two companies that are already struggling. What's talk about a company that I think is on the upswing with its most recent move and that's PayPal. They agreed to by a Swedish. In tech startup called eyes that'll. About 2.2 billion dollars and pretty much what I settled dollars. Is they operated in the they've built a platform for these point of sale terminals in point of sale terminals paid to it saying. It's a cash register it takes credit cards right and this is this acquisition puts PayPal into direct comp competition. With square the company that is really kind of built its bones on the East Point of sale terminals for small businesses in the last couple easy semen a lot of pretty much any business that's owned by hipster. Use a square term I was gonna say if you've ever been to. Brew pub you know whatever it is they probably at Pratt if you're out somewhere where you wouldn't expect them to accept credit cards and they do that's where these times usually just clips you know something might clip right into your phone. And you can swipe your credit card there and that's usually done by square PayPal has missed out on that boat. But square is pretty much just here in the United States where is this guy's at a company has really been dominant. In all of Europe and parts of Latin America says the idea being PayPal. Can integrate their US business with this and really take on square head on. I love this for PayPal I think. I think it's an uphill battle in the United States and on two fronts number one squared does I think have a head start as far as the distribution in their presence in the US. But. Two or I don't know maybe this is just me and I'm I'm gonna refer this out to both the U guys just as you might have a different view on this. There's something about PayPal just the fact that you can send money to someone just by typing in the email address make it seem. Less legitimate for any reason. In what way like less secure. Just click. It does not. The yield quite the same is like when you're paying with something via credit card or some tough play as a different feeling I mean you're you're trusting this company to keep your information completely secure quite frankly I wouldn't be doing in the spirit house and it was an and so what I do think is interesting here is this is almost a way that I think PayPal can look to move past that in that hey look look we're building a eight company that accept credit cards and those transactions for businesses even if you could buy tobacco using your you know credit card when he does things don't forward. And all of a sudden it's like okay. Now you're a real company that you are you know do business with and abuse PayPal for a gallon of things I'm I'm I'm a business side yeah it's a huge. Auction across the board when you're buying throws a yeah I did you say you wanna use your debit card or do you wanna check out PayPal which seat to step. You know I've trusted them for years I've never had a complaint about PayPal no. So I think it's a good move. But I I think it's it's a really strong move there and in PayPal continues to make I think good acquisitions the last big when they made was then go back a few years ago. Which I use all the time which it. I tickle week without using dynamo death happens all the time billing in the that I am out for a couple you know drinks with couple buddies -- you I'll I'll pick up the tabs event only on the back do you think it's it's the most common thing that I think you see. For people in their twenties and thirties to pay people back to. Stays inching in a square does not seem to be impacted whatsoever right now stocks a little bit up today a really hasn't been moving down and all over the last month. Clearly there is you know something else going on here that square saying this is not going to be that big of an issue for us. Interesting to see also some news yesterday a with regards to the negotiations I'm not trade with China the United States and China. We go back and forth for the last couple months we've got a couple rounds negotiations now but we had a a somewhat. I don't wanna say downtrodden response from president trumpet. I think an optimistic pessimistic I guess the word that we need an optimist and optimistic that Jack but the heck am I talking about here. Is somewhat pessimistic view with him coming and saying look to match her for going to be able to get anything done here. Yet that was the original statement that came out but then you know on the other side we had this kind of behind the scenes announcement there might have been a plan. For 200 billion dollars in concessions so it's kind of been going both ways right after that was announced China came on set AA we didn't come up with that that's not what's actually happening here. And that's you know a lot of the back and forth you see in closed door negotiations is rumors come out that one group has to deny them. I don't know to meet these seem like they're going at least better than the last round of negotiations that we thus far. One of the other things that I then find interesting is stored from the Wall Street Journal details. That lets say that the US does want to cut their deficit cut our deficit with China. As much as we say we do yeah. A lot of people in the agriculture industry sit there and say. We don't know we can actually produce enough goods. It either eight X were what what you want us to export or beat. Not import is many you know imported agricultural products. And is that produce small domestically. So it's yeah in this is where you get into the that the questions in the in the problems with potentially trying to micromanage and economy. When you say oh we wanna set a quota of producing. X tons of soybeans a year. Well gee got to be sure you can actually produce those sweeping. Again the problem here isn't the fact that we. Have a trade deficit that is a byproduct of the policies that have been put in place by China and by the United States that has led. To a massive trade deficit you need to go after the root causes not the net impact is when you go after the net impact. You might not have the capacity to deal with. One day and look the root cause is pretty simple. US citizens buy more stuff than people in China and we like to buy cheap stuff is as affordable as possible. China has beaten for better or for worse kept their currency very cheap with regards the United States. And soon they have become a source of cheap products that flow into the United States now. To be fair one of the big problems China is going through right now in China by the way. One of the big things that they are seeing right now is they are being effectively out China by other countries Ian. Asia right now you'll get the cost of labor in places like Vietnam and Thailand half the cost of what you have to pay in China and so lot of production is moving to those countries China just ran a current account deficit for the first time in about 25 years. From 25 year like this is a country that did not have again. They they had a east surplus in their current account for the last 45 years. Just turned around right now because they're having to import more goods at this point it's. Think this is a major you develop your economy at its normal and is. Page you point out a couple things and in order heading into operation but the other piece that you cannot ignore is. Every other country in the world we import a lot of technology services to you and China does not allow that to happen yup and that's a big big part of this deficit if we were. You know exporting all of our cloud computing that every other country in the world. Consumes that would do a lot towards the steps and that is not happening to. We're to take a break when we come back we gonna give our poll question of the day and also talk about why half the US families. Yet for basics like rent and food that's coming up right after this break on the financial exchange radio network. Have a question for Berrian jock now you can text us at 63566. And take part in the show at any time. Start your text through keyword battery and join our exclusive club days as the financial exchange radio network. Hi this is very or stroke like many of you I. Everybody it's very Armstrong and Jake tool Jay is the executive vice president at leader bank. And we're here to talk about a brand new product available for landlords it's called Z deposit dot net Jake. What. Barry we created a security deposit product. To really help the problem a lot of land border facing with security deposits which is. You know one it's time consuming to open the small internal security pop number sons. And yet to go into the bridge yes signed paperwork and their small dollars in any turn. And it's likely to complaints in Massachusetts really tough for landlords and security deposit accounts. You have to give them ten in certain forms when they open up the count and you have to pay interest and you. And we should do all this canal through Z deposit all of that you can do Thursday deposit it literally takes about forty seconds opened up an account. We handled the automatic forms that are generated the account number department condition statement all that since the tenant. And the interest is sent to the tenant automatically every year. This sounds like something it's going to be very valuable to large landlords it might have 200 tenants and small landlords and might only have five tenths yeah absolutely with a large landlords. It's just a lot of hassle to manage it so we make that very efficient for the small landlords a lot of them are afraid of nineteen complaints done correctly so some of them. Some of them don't even like taking security deposits were hopeful that this will help them do that. Folks if he'd like to learn more about C deposit go to their website seed deposit dot net. Or you can call and speak to somebody on disease deposit team it's 7816418691. Or online at Z deposit dot net it helps. This segment of the financial exchanges brought to you win part by del Rio's northern Italian steak as obvious as nine locations throughout the East Coast. With five locations in the Boston area including. Braintree the South Shore plaza and also opening its first West Coast location in Irvine California this summer. At W as you can enjoy seasonal cocktails handmade pastas perfectly cooked Brandt beef stakes as well as fresh seafood and salads expertly prepared. Using the finest ingredients and obvious it's all about the guest. Two gas prices continuing to ticked up by at this point we are now over two dollars and 91 cents a gallon on the national average. That is up over a cent from yesterday it's up seven cents from a week ago it is up eighteen cents from a month ago in it's now up. 65 cents from a year ago so we're not talking and coach and and I'm 30% more expensive to fill your tank now compared to this time last year. This brings to work no question of the day up right now on financial exchange showed dot com at what price do you start to change. You're driving behavior three dollars three dollars and fifty cents a gallon four dollars or you're one of those guys who says. You know what. I never change my driving behavior for any. Any one down in that camp you don't change at all. No I mean I gotta go might. I gotta go work now I gotta go to the stores. Let's say you had a vacation policy were doing like gay road trip you are gonna go up too well I don't know somewhere in Vermont your head up to Burlington may viewer had NAFTA the you're the Berkshire's deaths are a little you know music festival this summer something meant. Would you maybe put that off I don't know. Music fest that is. I think about it I think about it but you know it depends on what might ultimate destination is it differently as it is. You know Omar really got hyped up about music festival whatever the example as. You know me maybe I'll change my mind but you know in terms of commuting every day it's not gonna change for me category here ago. I think where this impacts people is in a the last few years. Camper banned sales have been going through the roof you artistry is your visa. You know some racing about taking that summer road trips and DF fly instead there may be you know this went termed a drive to Chicago. Gas prices are four rushing down a might be might be canceling go to Chicago in the winter yeah I'm you know like shelter. Scout in the winter beautiful. And they united gas prices above four bucks gallon I'm probably not driving anymore. Yeah I think that their four dollar gallon mark in. Look at I've got to fifteen gallon tank in my car to actually fourteen happened it's supposed to be but. I've had to fill more than that occasionally so I know what's fifteen gallons when it starts costing me sixty bucks to fill that thing up instead of 35. To be different you know it's like all of us on the phone still lapping up you know five times a month ago you know 120 bucks less that I can you know. Tended use on other things and you know you talk about an extra 15100 bucks a year at that rate. It's a big chunks so you know that's where I can sit there and say gee instead of you know heading to you know this place I don't know maybe I'd they take one less triple for the course a year or something but it it it does start to affect me at that point. So gas prices are tribal low three bucks a gallon still here and mean New Hampshire masked by above in Connecticut above in Connecticut Connecticut the only state in New England above three dollars a gallon now to 30 eat on average. In it's even worse depending on the the county that you're in if you go down to Connecticut if you're talking Fairfield County Europe's 315 here. In New Haven and Hartford county still right around 305. Yeah as like check back California because they have the highest 37 right now who average gas price steeped. Now I was 287 the other day filled up so cheapest gas prices. In New England by the way still if you're looking to laugh you know go fill up and you don't mind going a little idea way to do so L Napa county in New Hampshire right in the middle of the state just a little Colonia area. 27 B eight gal so still the cheapest place that you can get gas if you what happen to be heading through bell map county. Ian New Hampshire. Along these same lines. Report out from the united way. Saying that 43%. Of households. Can't afford basics like rent and food. Yeah and is this number has creeped up in its its. It's a combination of different factors. Certainly. Cost of living continues to be on the rise pretty substantially and the inching piece here is there may this isn't surprising at all but the highest rates. California New Mexico and Hawaii have the largest share of folks that cannot afford the basics 49 percentage of those states so California. And Hawaii makes sense because they're high cost of living here it's extremely New Mexico it would seem to be. The cost of living is the promise just the jobs that are there might not be. As high wage you would expect you know you no one really talks about New Mexico's being a center for. Are Indian Biotech you don't hear about New Mexico being. You know the next frontier for technology companies to not a manufacturing hub. When he when you think New Mexico. You don't really think of it being you know in an economic powerhouse and I think that's the problem. That you have there the lowest percentage. Of people that are you know kind of threatened economically. When it comes to bail earning enough to just afford their necessities. North Dakota. Only 32% of people North Dakota fall into this category. Let's talk about that 32%. Of people still still that's the lowest states in the country 32% of her powerful. It's a forward rent food and transportation. And that's. That's the lowest number that's pretty crazy the rent is too damn life. Amsterdam species it keeps going up it certainly didn't. It really does you look at like some of the numbers now and it's. It's really fat and not fast and it's almost be scared to see just how rapidly. These these brands continue to move up in particular in the New England area and in up in the parts you know Boston is stabilized somewhat. But you're seeing Pete rent increases in places that previously had been somewhat immune to them you know I I will go what's going on in Manchester and Concord up in New Hampshire and you're seeing some bumps around there. I know that down and that the province here you're seeing a Renaissance right now I mean with all of the the new economic activity that's going on. You're seeing rates creeping up there and it's. It's really becoming a problem for people who don't own any property because. They can't do anything to stop Pino a new landlord in coming years saying they were a stock you're your your out of lock. It's a real challenge in some of these areas is seen. You're seeing a lot of fairways that have been BO rent to families for 1520 years that are being pushed out of areas where they they've been for a long period time now. Bad news continued issue with complete lack of victorians I knocked me changing times and so about a bad news we just talked there wouldn't take a break we got Wall Street watched coming up and then. The number of 41 K plan millionaires it's an all time high coming up right after this break on the financial exchange radio and. Like just on FaceBook and follow us on Twitter. Time now for Wall Street watch a look at the market's performance so far today thanks to Berrian joke right here on the financial exchange radio network. Time for Wall Street watch and Mike let's talk first about deer they reported earnings today company looks like they're up about 5% mostly good quarter. They are they slightly missed on revenues. But they maintain their full year estimates the world wise net sales increased by 29%. Year over year. All of their different segments reporting really blockbuster sales. And there are projected to increase by about 30% compared to the same period 2017 soak. Generally good news for John Deere in spite of a lot of trade had when stock is up. Out over eight dollars five and a half percent. Now Campbell Soup on the other hand they are a little bit of a surprise this morning stocks down about 11%. He had engine area keep in mind to the stock's nearly been cut in half of the last since July 16 when they're really peaked doubt. And the current CEO is resigning effectively immediately Denise Morrison has announced her retirement. Replace an interim basis by one the board members named Keith Laughlin they also reported earnings of seventy cents a share which was above estimates. Revenue is about mind but they lowered their full year forecasts and announced a quote review of strategic plans and portfolio composition. That's old enough super yeah I'm not good news for the stock argument you down over 11% this morning I don't in pursuit. Have you ever in the soup. No I don't think I have I've always been a progressive guy I don't know motives and and I mean Campbell's used to be the staple every house of death and they blow them. Let's not sick little look at the the number 41 K millionaires. Fidelity coming out with some new numbers on this. Saying that the other number of Fidel only 41 K accounts that are north of a million dollars. To 257. Hours. And to mean that's an impressive number about. How about this in the first quarter of 2017 and numbers on the 108000. Does a 45%. Jump in just one year stood market last year it was but mine lord that is a huge jump in the number of millionaire for a when K holders. And to put this in perspective as well if you go back to the depths of the financial crisis. There were less than 25000. Four when came millionaires at fidelity so you know the strength of this market over the last nine years since march of 2009. Is is you know a big part of why you're seeing this obviously people know containment to contribute to savings as well what's. You know you you've got people who are you know. Again significantly higher in wealth they were nine years ago largely because the market mean. Contribution numbers are good this thing that the average 401K contribution is eight point 6% now which is they're not a bad number yet but that's only for the people who are. Obviously disturbing there's an awful lot of people who say look at it I'm not I don't have money to put into a 41 K and they're not included in there. And so it's near that's something that you do after remember when you look at that Davis. Yeah Edmonton and equally impressive to you gotta think that a lot of the people that. At least had these big balances are retiring now pulling money out of this and this number continues to increase year over year one thing that I I find it I continue to find interesting the story that we covered just before this was about how 43%. Of American families don't have enough money for food and rent. And yet you have this increasingly in these forward came millionaire numbers. We continued just to be 88 completely divided society that huge divergence you just do not have the same middle class that used to achieve their people with you know very high levels of wealth or people who can't even afford basic necessity. Yeah it's continues to diverged. So we have contingency mortgage rates ticking up as. We've seen in the ten year treasury sell off of the ten year treasury note three point 1% but the average rate for a thirty year fixed. Rate mortgage. Up to four point 61% its highest level since 2011. Down a U remembered later rates for low three's back and sixteen. Even last delinquent when I moved into my new place I'm at three and a quarter there and we greatly if it's an adjustable but even adjustable now we're up to around one a quarter attempt. So this is something you know you've got rates that are up about 1% over the last year. How much of an M here's a question. You know is bare and we're going back and forth on this earlier this week how much of an impact you think rates are having on the home prices this year verses you change in the tax code and things like that. I don't see them having an impact yet. The amount to the number of buyers who are facing just an improved. Financial wellbeing. Man and I've been waiting to purchase a home for so long been. How are still there because there's just been no inventory of them to close on I think those people are. Verbally frustrated by the fact that they haven't found a home yet but they are still out there are still buying I think the beer concerned those buyers have is that interest rates are gonna continue to go up. Instead of four and a half percent and paying five and a half percent in a year and they're just even more determined to close on the house now. Now that they received rates moving up for the first time what since 06 or seven. Tucker you're still up poking around looking for places right now have you been kind of factor in in interest rates been something you've been watching as you can go through the idea is certainly been watching on and has it affected what you're looking out and he'll win it when Alec hardcore looking right now we're just kind of stowed gauging the market and still generous savings together and were hopeless just told Mike. The option off fair show there I was gonna get recall fight early by the end of the month hopefully you. But you guys certainly that a factor in you know. As a first time home buyer you know early target in late summer maybe fall for. You know an actual property bought. It in my jumping the gun or should I bike week. Longer and longer or I I don't know which he's rising interest rates on the shore off. It is again we we haven't really been in this scenario at least at this scale since it's it's been fifteen years since we've seen rising interest rates what you gotta go back all five groups excellent you know it's the it's a long time. But Tucker I do have good news for what's that there's a great place available down and aisles worth Florida. Owl yeah now twenty and a million dollars for Shaquille O'Neal's match. Okay and this is the this is in the same neighborhood is like we're Tiger Woods lives a lot of other you know big gap athletes and celebrities. Let's see a beautiful double curved staircase greeting you into the two story Fauria. And guiding you in the states Magnus agree which by the way the great room alone is 12100 square feet which is like the size and average two bedroom apartment in most cities. And I pick out the best pilot of this because let's check some of course it's got around Bedford and measures fifteen feet crops. What would you do with that hasn't had to get a mattress for oh you have to have a custom built metric is double the bankers alone is probably a hundred grand just to get something out big. I got us some pictures here it's got to seventeen car garage. Three fireplaces. A walking human door in wine storage. It's it's got a fifteen foot deep pool because you know when you Shaq you wanna get your head underwater Unita a fifteen foot deep pools seven feet just doesn't do it. It's the price movie theater state. It's. It's. I mean it's not anyplace that I ever could have border would want to live is like it's it's just it looks like a hotel I mean it's it's pretty and believe I'd sooner than I'll tell. It might be 31000 square feet yet it is. That's walking closet. And basketball court that hard work force that's nice it in by the way this of this pool that I'm looking. Thank the poor is unbelievably. Actually the pool looks awesome it's growing bigger than Olympic size it looks like it might be lake Olympic size one way and then have kind of a lazy river on part of it like you ought. It's impressive. And it's got to the dock when he milieu so. We got water balls go and into the debt when he millions Fresno golf. Access or anything like pass on putting greens sort of like out we've if your apartment. By the way that the hole they make golf clubs they you know for Shaq that's a good question like all of the mosques. Like Todd let's keep from the law firm crushing in goal and we're talking about something that sounds pretty basic but how should you all your real state. Todd if you're real estate is ending nominee realty trust. Is that going to be protected from the nursing home and also will it avoid probate when you die out most miss understood. Trust I think in the trust world there's not even trust the phenomenon the relationship nominee realizes trust I know but it's not. What I mean by that is. When you put your property into a nominee realty trust folks please go look at who the schedule beneficiaries are that you listed to separate piece of paper attached it fits that children and you gave way to the children you don't even know anymore you don't realize you gave it away because it takes effect immediately not your death which is the difference and many people think that that doesn't take effect till your death. More importantly if it's. If it was like my wife and I and the schedule beneficiaries as my wife and I really enjoyed doing what's right back in mind game and my wife's name sorties are lighter and point it would even aboard so why is it being done so. Because a lot of times people might total and maybe real estate attorney and anything can help the trust and throat in a realty trust. We used realty trust it's just important. That the schedule of beneficiaries. Is another state planning trust revolt cobol or reap Arab hero correct or not a person not your kids not yourself. Please look that up if you got one of these. The Massachusetts Port Authority is soliciting bids on a one point one acre site. That's on congress street down near civilized World Trade Center station. They got twelve different proposals from developers because there's not too much land left to develop in the seaport area as one. Point one acres is worth its Sweden. Gold three platinum what are they different down there I mean I don't even I can't even begin to guess how much they're paid for this one point one acre plot. I'm gonna go with some it's going to be some more in the forty to sixty million range. I know hindsight is just perfectly two point one A but twenty years ago. Can you imagine what you could've gotten you know parking lot in the seaport district four. A grant its that would have been a few million dollars Friday night other on investment would denounce. They just incredible what you've seen in that in that area I mean that you drove around there. Even six years down when I was working six years ago Orton in that area for three buildings there at the seaport hotel one park lane in grammys. And it's grammys now grammys wasn't even open doors and six are now is is is around 86 years ago but like 78 years ago you basically had. That chewed the whisky priest and Atlantic beer garden on the water there aren't on there I'm pretty sure that those are getting demolished some Arabs those were the only two things there and even before there's action. Which preaches to be like this old Chinese restaurant for our own father like. That area is just. Incredible what you've seen. In the parking crowd on the street there. No coastal area which is a good spot which the barking gravity used to be a game wise there's this weird tenth in the middle bullies parking lots like a circus and now it's wise there's this weird tent next all these luxury hotel nice I think what the hex going on here but the party crap astronaut ice stay below the park grass on the tele. But so this is one of the last few Parcells is available in that seaport districts are acting asthma receive portrait is now. The rumor industry they are and obviously GE moved in down there about a year ago. Other news in Boston regarding developers and potential future buildings. Millennium partners looks like it's. Clear and some hurdles as far as building this 690 foot tower. We're at the Winthrop square Rodgers right now this has been underweight at number one we talked about this what two or three years ago and hours for like seven years. It's in incredibly that this thing is going to be one point six million square feet and needed while the biggest buildings in this in the city. And just for the tallest building in Boston if its completed. A lot that still needs to get done but their basic line for approval is pretty much there. They just need to deal today. Test the Foundation's mission that these two yeah Austin area can actually support one point six million square foot building. But in terms yeah I think the big concern was yours a big historical district it's going to be casting shadows over holdup different buildings and parks and but they've cleared all those hurdles that's all done this things in constructed one where another. I'll tell you what it's it's amazing I was driving down 93 yesterday said it cut through the city at one point. Gains. You know I thought a couple years back. The construction was near a significant that was going on. The number of pirates that are going on now now it is in in not just in downtown Boston but. You click off to the distance in the middle Cambridge and Somerville and ever read write up that right after Fenway this highrise are grown up. It's everywhere you can see as it has all of that place is not that the Oakland drive. All along once when he dragged under Providence I hope all them area now the horses in an object in Manchester area all of these areas there you know huge huge loans and yet there is no houses going you know if purpose isn't bad at it. That's one piece is it bad that the first thought that I have when I see all these buildings going up is. Where the heck are all the cars for these buildings gonna go out exactly. And clogging up our highways even more you know like it's it's going to get to the point. 128 is pretty much in accessible than any time other than noon to 1 PM right now. It's like it's midnight to 3 AM answer it actually no it's not a bad thing that's with a dual destruction I guess I've been back and went trail last 1130 news just. One in the entire way. But it's like if it's at the point now where. You can't drive around the Boston area during the day aside from a couple new dollar he's. What's at thirty miles away from Marshall ballpark to be an hour and forty minutes to go home and that was a 345 in the afternoon. You guys know the answers while. You law and laws were gonna hop ahead Daria. The boring company now okay this is used actual company it's this the actual name of Ilan Meyer tunnel company it's it's the boring company. And they're they're digging their prototype tunnel out in Italy right now. And it's this is the hype ruled this is gonna have some mild little personal transport pods that the deal 150 miles now. And get you and under the traffic were you trying to go and he says I wanna charge one dollar war right here. I all of this I wanna Sony. Like what you're doing what do you think you have a great idea. It's a very egg it could really work this is a good idea drill tunnels under very congested city. And put in public transit but you can't charge a dollar. Six to ten dollars everyone will still pay and then you might be profitable within two decades. Don't. Over promise and under deliver. Under promise and over to live there is anyone remind them via the first Austin Powers movie when you see this it's like over to dig tunnel under the city and then charge them. But on I did it just feels like that doesn't take a actually dollars and donors for noted it's humorous but Iran exactly like it feels like there's been speculation that. That's like to see that they should be having in the boardroom but maybe it's just because he's so out of touch with like everyday expenses they doesn't realize that a gallon of milk costs like 275 now maybe just has no clue what these everyday expenses cost. That you cannot move people in an underground. Magical tunnel for a dollar a person. Carnival ride idiots at what point do you think you stop shopping for your own groceries. But the Roth conversions a little bit of a mystery for some folks are Mike what are we talking about when we talk about. Roth IRA conversion yes so unlike the traditional 401K or IRA where you receive a tax deduction for putting money into an IRA. The Roth IRA you put regular dollars in you don't receive induction but any of the growth is completely tax free number of advantages there there's no required and distribution and can be uses are really good source of tax free income later in retirement. When you convert in higher to a Roth IRA which are doing is you're taking money out of that traditional account. Putting it into the rock paying the taxes up front in order should never pay the taxes on the growth down. So this is a case where you actually voluntarily decide to pay the tax usually with the idea that you're going to be in a lower tax rate rather rather a higher tax rate later on. And so this gives the ability to not pay taxes higher rate later. Absolutely correct so oftentimes people do it in a year which there and lower tax bracket intentionally. But I'd be very careful about when you do it. Folks Roth conversions they can be a little bit Dicey just trying to navigate different tax brackets and so forth. And so are strong advisory group has put together. A great free guide to give you all the info you need on Roth higher rate conversions. Friday here on the financial exchange we got a whole bunch deep into. And not waste any time we're gonna get. Right to the stories jokes on him like Armstrong talks over here and in any story that is certainly exacerbate our growing hunger. In the studio right now if I in Seoul on on an epic battle as AM Boise breakfast I'd start I expect it make it too much longer we might have to cut the show shore. Reporter Pete we've laid after. Find me a robot that can do the show will walk on it happened now early Kroger is making a big push in on line shopping with this acquisition. Of a big stage in the UK chain O Condo. Can they deliver something here in the next twenty minutes how that's the real question. Is if they can't I'm not interest it. And I go ahead and debate Wall Street Journal's name this article Kruger makes bold push to boost online shopping I don't know Kroger makes a the last ditch effort and absolutely necessary push into online shopping here because otherwise there'd. Dead in the water if this is. The response to Amazon's acquisition of whole foods and it's been a long time coming and they really excuse here there's a lot of pressure on brokered excuse. So. I've seen some estimates I was looking into it yesterday just as we talked about a little lists yesterday on the show. And there are some estimates that over the next decade via online grocery shopping may account for up to 20% of all grocery sales. To which I look at that and say the 20% yes it's a good chunk put. What's the big deal here make it doesn't feel like that big of a number to me. Well I mean take a look at what the total. Percentage of on you know pushed total percentage of retail spending is done online verses. In person and I think total retail standings only around that 20% numbers and and that's had a massive impact on all of these days base that puts seers and JC Penney at a business. And and to put this in perspective in in 2017. US grocery sales were about 641 billion dollars yeah that's how much Americans spend on groceries so to take 20% that. Okay it's a 140 billion dollar market potentially but it's grown a little bit each year you know goes up you know couple percentage points. So yeah ten years down the road maybe you're talking a 15060. Billion dollar mark so I get that you want those sales. But I I just wonder how you do that on a cost effective basis you know it's it's. When we talk about adding that delivery step groceries are low margin business to begin west. And you start charging additional fees consumers are more feet conscious and so forth I just don't know if it's ever going to be what. What people think it can be. Yeah I mean if anyone is under the impression that you're gonna deterred load groceries delivered to your bill war. At the same price you'd pay at the shopping market. At the supermarket for a five dollar one time fee then you're out of your mind that is a that's why we don't have a milkman and yeah I mean that's that's not doable the the margins on grocery shopping as the pressure business as you mentioned are very very slams they're not gonna just start delivering the stuff to your door. Not to mention it's not as simple as just delivering it to your door compared to a pair of shoes you need to refrigerate stuff. But long term if the demand gets big enough then you can do what the retail. But Amazon has done to the retail retail business which is. Get rid of a lot of the expensive and fancy show rooms and just have warehouses anniversaries that go out on a regular basis where I could see this being applicable. Is not entirely replacing my grocery shop but. If I can go to the grocery store. Two days a week instead of three days a week by doing just a regular you go that often. Yeah probably. I goes I go Sunday mornings now I try to go once a week but there are times arise and up three or four times are we to says I forgot something animated where I could see this being a good replacement for my family as we have a bunch of basics that we buy every single week and no woman by a gallon Malcolm container of yogurt. And a whole bunch of other stuff staying single week to be just get that I guess I don't ever give me my usual deliver that to my door every weekend Alec eight. Totally up for that and I would pay much for Japan idea that that's the question mark. As in cigars what about fifty year insert card is confused I I hate to encourage anyone to go take a look at and to card a little bit further because. They charge you. A delivery fee. But the price is that you see on the website on the app are not the same price that you get in the store so I don't know who is keeping the mark up on that. But it gives you cannot easily compare the prices of in store shopping for instance I saw that they just. At BJ's on the platform. And I compared I went to BJ's and shop and compare the receipt to the in sticker prices in the air and night clubs or are we talking like 10% higher 20% higher. The price for a gallon of milk condensed occur for BJ's was three or nine I believe in store I've played two news sixty. Some like 50%. Higher yeah. And I don't know if that's across the board Davis and mark up add but they disclose that they say right in the top of the app. Prices vary verses in stores it's not they're not hiding anything. But ga you need to be conscious here receive any lower prices and answer colonel. I haven't I can't claim to have looked far enough to guide I can't imagine a case. I have been somewhat distracted just picking about the convoluted well food to begin with but. Don't find it amazing that at one point in our history. Like the milkman was an actual job. Your only job was to deliver milk and now it's coming back and now like think about what we're going full circle on Valium like toilet paper man. Everything like that it's it's it's rather remarkable I actually don't like it was like your job was you deliver milk and that's it. Then. And produce a highly special simple times a well things that I find interesting didn't the milkman typically does leave the milk out on the front step depth. How was that not bad because I mean you can bailout that on the morning in Europe in the mornings ago silica going to edit it and stay up there for half hour. I edges that maybe not ninety degree heat and Ethiopia milk it'll Sydney get cheese registered about and you don't do you don't do an Arizona in July that guy you're expecting to deliver chulk you know that's. Wal-Mart. Targeting a fluent colonials using jet dot com trying to get a little bit of help from apple. With this this project here a flu enter affluent. Never mind are you an optimistic about that is our earth and this Spencer he. So you just the worst just just some radio guy who can't talk. Doesn't mean there's a problem here thought that the so they're going after that difference that difference. Customer group obviously than they have on wall on the Wal-Mart website is very different customers that its use say Amazon vs Wal-Mart dot com. Can you buy apple products on Amazon.com. I was of the impression you could but maybe it's just threw I'd maybe it's just like to retard like retail or I had like an iPad yeah. IPad and. You know all the you can't six yes you can. So I don't I don't see why this is some big step up for jet dot com and it's what it is leveling the playing field somewhat there's right now like you go to Wal-Mart dot com and by. Any apple out products and so I think it's just take you know we've got the same things that Amazon has I think it levels the playing field more than it gives them any kind of discrete advantage atop the sense I guess I'm kind of confused about wal mart's strategy here they're developing two separate online retailers. And I don't understand. How they're using one to leverage the other. They've got jet dot com which is clearly designated as we want to purely compete with Amazon. And going at the same customer base and then we have Wal-Mart dot com which is. I think going after their existing customer base but also trying to apply to higher net worth I had don't understand why they're not just combining these two together and not really sure I get it. One and I think that speaks of the problems they've had with the air online platforms to begin with you know they've been. They've never figured it out to this point they've they've made incremental progress but I mean we've talked before they had the whole thing where it's order online and pick up in the store will be why would I do that there you know what's what's the point of that. I think that they are getting closer. But I do I do agree it doesn't seem like there's a unified strategy it's almost like this in the sand. Well we don't wanna cannibalize our in store experience and so we've got to make sure that we still favorite it's. They don't understand that the online component can be a business in and of itself it doesn't have to be. Related to the in store experience. It's that said I mean. We say that it's been you know bogged down and it's been kind of not sure what they're doing. As the number for the first quarter you know e-commerce just Wal-Mart up another 33%. So it's not the same 50% growth they've been seeing you know at the beginning of last year but. They are still clearly driving traffic. Moving in the right direction we're gonna take a break when we come back. We're going to be previewing the 2018. Hurricane season but you know if you have to expect any big storms coming through. And also the that the headline is phenomenal a floating Pacific islands in the works with its own government crypto currency and 300 houses. So last year obviously one of the the worst hurricane seasons on record in terms of just that this scale in the sheer amount of damage that these hurricanes deed. Throughout the eastern United States into Puerto Rico. This year. Most that the average wetter weather forecast is looking like Rina fourteen named storms which is above the long term average of eleven per year that we've historically seen. And decree do you for a year off. Ever happen to run by you here is that we. We offer we do not just the later hurricane year I think I think everyone else lives in. You know that Florida Bahamas Puerto Rico area would really be happy with just a very light hurricanes this year. Yeah I mean is I'm I'm pulling up the data actually just because I want to want to see when the last year when there's there's this it's whether it's weather atmosphere. Temperatures. Confrontation thanks yeah that's a I I couldn't talkers so so last year it looks like him I'm going through and Wikipedia so hard to read on this discuss the church are so big you'll cases here we go some number of hurricanes. Last year there were seventeen. That was above our well the year before in 2016 or fifteen. You go back to shoot 28 the last year we were below average to point fourteen year old named storms. They caused about 439. Million dollars in damage that that year by comparison last year. Seventeen named storms causing 282 billion dollar. Worth of damage. Yes a concern right. All the money investment yeah repairs a threat it's devastating what's he when's the last time that we had Dino. The quiet is when that we've had in recent history was 2009. We 77 million dollars in damage caused by hurricanes to know how many are there were nine that aka. Looks like the wild 2005 there were 28. Named hurricanes. Well. Well over five year member was Katrina. You know this that was one of the twenty became the room 200 dollar sign on that year 180 billion dollars. Hopeful. Continuing back. Doesn't look like we've really gotten that either nine level pretty much ever actually go back 1994 we only had seven. But you know you you go back and you know it's it's just it's you can pretty consistently in that ten to twelve range occasionally 1516. But that 22005. Is just don't believe. That insane. So expect to see fourteen named storms here. I probably could've predicted that has given like you know what we you can Russia that that they're not really going out on them you know it's like oh we're gonna have lake somewhere in the range of lake. Fourteen night okay. But you know typically hurricane season starts on June 1 really peaks in the late summer just as the watered down in the south Atlantic gets warm enough. To generate the you know that the force is required for hurricane. But expected to be a slightly above average hurricane season. This story is. Positive. I I don't know either so there is this. Vision for building this island in the Pacific. That is going to. I don't know what it's going to do is it really an island if it floats it seems like they want to build some kind of utopian it's probably you know and. Raft via its sounds to me like more like a floating Pacific raft is in the work. And crypto currency and 300 houses onset raft which my assumption and I'm I'm no physics Ph.D. bit. Mika league. Loading island that doesn't just get demolished in urging its. But swimming is on the float you know but to what its enemies that things are active just easily titles and securities. You get the things on the art. What do you call those might not sort of music com. I've always been told the stories. Hikes were. You know there was the water weighing waterway water wings solar wind soul there's Sweeney's. You guys and the thing that an outlet so anyway so there. Tucker what you Google well Google witness you can lose those know what happens when he Google swimming easier not to be able to go anywhere near poor salaries for adults. Oh. Said the the idea here which doesn't seem to make any sense but it's a bunch of you know vary vary libertarian individuals who are looking to start their own utopian society using crypto currency archery that's gonna work. And just build their own. I know how much this things cost rate to build your own island but it's ridiculous fifty million dollars. Which sits along which seems to drastically underestimate how hard it is to build your own island serve fifteen million bucks plus 300 house's. Would divide that out by you know 300 families. Chip. It sounds newsstands on deliverer and they're using like you on mosques masked like a dollar for rides unlike the hyper looper whatever accusing it just doesn't seem to add up their guts I need to move past this story let's talk a little bit about something I do think is a major move. And that's YouTube watching in new music streaming service. This is going to go head to head with Spotify and apple music and anyone still listens to pandora is a sport. I think so that same price point say the same price point. You know you talk about the library that they already have derelict of Tivo service on YouTube. And just it's got a massive library it's in there. I think it has the potential also to be able to offer be no access to be you know potentially streaming you know concert music when it's recorded and things like cuts at a point I think it could be really interest in what they're able to put on the table here. Yeah I just I don't see what their Big Ten. All of these different services to me or just washing together at this point yet Spotify got apple music he had YouTube via pandora. I'd I'd have a tough time differentiating I don't know I think chuck might be onto something here I mean what's the biggest differentiator with YouTube between his other services. Video depth and it and I whether it's concerts aren't actual music videos. Modifies off three and a half percent today on the news while. You know so it's it it it's going to be something that threatens these companies at least and eat you just look at the reach that YouTube has because of you know all the global immigration and so forth. Yeah I mean I was gonna say that because that the Google integration suppose that gives you got to talk about the number of Google's Smartphone or android operated Smartphones. And the number the group home products that are making their way into homes these days. I suppose that's where they had their damage. Taking a break here we come back well we're gonna talk about Cooper's chief product officer leaving the company and also an update on the negotiations with regards to NAFTA. Bury our chart here and I'm joined by Todd let's keep from the law firm of Cushing in goal and we're talking about something that sounds pretty basic. But how do you how should you all your real estate. Tadic you're real state is in a nominee realty trust. Is that going to be protected from the nursing home and also will it avoid probate when you die. GAAP most miss understood. Trust I think in the trust world it's not even a trounced the then nominee he relationship nominee realizes trust. I know but it's not. What I mean by that is. When you put your property into a nominee realty trust folks please go look at who the schedule beneficiaries are that you listed to separate piece of paper attached it fits that children and you gave way to the children you don't even know anymore you don't realize you gave it away because it takes effect immediately not your death. What's the difference and many people think that that doesn't take effect till your death. More importantly if it's. If that was like my wife and I and then the schedule beneficiaries as my wife and while that we didn't do one thing right back in my name and my wife's name so to your lighting and point it would even aboard pro so why is it being done so because a lot of times people might go to maybe real estate attorney and anything can help in the trust and throat in a realty trust. We used realty trust it's just important that the schedule beneficiaries. Is another state planning trust revolt cobol or read her mural correct there not a person not your kids not yourself. Please look that up if you've got one of these. The trivia question we had prior to the break was who was the first Saturday Night Live cast member board after the show premiered answer. It's Kenan Thompson he's the first one to go on the show who was born after the first show would actually started. And best Samantha from Kingston at the right answer. She should be taking away a fifty dollar gift card to the obvious. The obvious has five locations in the Boston area including their newest location in Braintree hosting a special event at the obvious visit www. Obvious dot com for more menu information and reservations. You know Kimi Thompson's first role in the movie was. In a movie. In an. It was a good Berger wasn't asking good bird now. Ross Tyler indeed to the Mighty Ducks. In a you're. Right it's knuckle puck time boy young girls that's right so overs chief product officer Jeff Holden this is the guy who was in charge of trying to build flying cars. Is leaving the company. This means. I mean. He success he also did the carpool service for over in that seems to have been a pretty big success yeah and I don't know necessarily what it's. Look I don't think Hoover's ever don't have flying cars now help. So I think that that slate somewhat of a ray Herring and all of this I think what it means is that bearcats are shot he's continuing to try to build the company and his image yeah and he wants someone who kind of shares his views and maybe even hold and abuse didn't see I'm I'm hoping we're going to be. Prioritize going forward yeah outfielder with near the distance I think that's probably what it is you know I don't know of old man necessarily did anything wrong it could just be a case where. He's not a good fit for what Casper shot he wants to do with this company going forward. Yeah yeah makes sense is very Bryant's financed she. Another chairperson budget board seats. Plan. Is a difference if all right now. He is look oversee a bona I wanna talk also a little bit have either you've seen the new Hoover ads that are going on TV. Hoover ads now downs does the same strategy is just basically apologize and so we ominous strategy so you've seen them. FaceBook and Wells Fargo all roll out pretty much the same pad in the last week or so which is hey we made mistakes we did something wrong we're trying to get better. It. At what point does that strategy become hall is like I saw like three of like almost back to back to back. In and sit there my first question was will G did they get the same ad agency accidentally put all of these together. The second question that I had was. To be here that's a message over and over. As we get diluted like we've death you know it's is it just. You need to do more than an. Advertised. Yeah I missed those and got three big giant companies during the same time it does her to bed you know today it worked for Domino's. Don is doing now current steroid era first want to really take that strategy saying hey our product sucked and yeah and making it better and it worked for them. I guess where the primary hollows out is if you don't act. You follow up on it wrong and here's the thing so let's say that you buy a bad Domino's Pizza per what's the worst thing that happens team. You throw daddy say GM waste ten box man and if you get an override with someone who is you know. You know it is serial sexual assault yeah yeah. All this changes your life that's something that if you're not just getting a bad pizza like that's something that is ruining your life drama desk so how does so or Wells Fargo rips your offer you know. If Wells Fargo and a thousand dollars right Jeff credit better and all credit to you can't buy a house like him again with dominoes. You can apologize for making a bad pizza right. I don't know if you can apologize for some of the things that these other companies have delay on announcing it that you shouldn't but it like it doesn't make everything better come to help these are put back together right now. Talking about NAFTA now this is eight. Which we haven't really heard much on this this week despite the fact that these negotiations have been ongoing effort we haven't heard about this in months it really has been kind of scenario below the radar with everything else going on geo politically. But robber like Kaiser who was the US trade representative says quote the US is nowhere near a deal on a revise NAFTA. Not good news. They didn't really quite bad news here. In in my opinion eight these are the types of trade deals that we want to figure out. We're not upset at Canada and Mexico for. Imposing undue terrorist were not upset about them with stealing our technology. We need a trade deal like this in place so that we can combined. Are for our allies and go after the Chinese for the bad deals that they are making and when you are battling NAFTA and when your battling Europe mean your battling Japan. You can't get a coalesce front against I Randy can't get it went together and go after China. And Russia. It's just it's creating distractions. Well and. In this is how you kind of go about building a coalition as you say look we need to have a unified front so that we can go to China and say look all of us are an agreement on this. It's a much bigger market that they have to deal with them down. So both. I don't know if we're gonna get anything out of this this proposed NAFTA renegotiation. And doesn't look like and you know ray if we've got elections coming up in November you know if this doesn't get down in the next. Probably six weeks and it's not gonna get done before elections. Folks as we age estate planning and asset protection become a fair amount of Paramount importance to maintaining a happy and successful lifestyle. Many fairways they go through this process they think about transferring their home to their children. In order to protect it from the nursing home but if you're not careful a nursing home staking gut your financial well being in transfer property. So with tax reform going through the end of when he seventeen. Their whole host of benefits that you know people who Bob and talking about an awful lot this year corporate tax rate going down. Income tax rates changing. In increased standard deduction. But one of the pieces that not a lot of people talked about that we haven't heard a lot about. Is the changed. And and in kind of revised Alternative Minimum Tax part of the reason why we have heard a lot about his I don't think many people understand what it is or how it works. Yeah it is confusing is created basically. For. High income earners who had just a ton of deductions and Holland today you've got a very calm complicated tax return. Is basic created saying hey if you basically cancel out altering come through all these deductions restored and collect something that's revealed certain minimum tax kicked in. Initially back and restarted in 1969. Last year it collected 39. Billion dollars. That's let's go down all the way to. Five billion for 2018. Ornate and four million people got caught up with AMT last year yep that's expected to go down to just a 120000. People going forward. So it's going to affect a significantly smaller portion of the population. And largely it's gonna exclude people who probably shouldn't have been caught by the empty again. Probably Ed B it'll be it's sincere you know everyone's kind of wondering. Who exactly is saving money on their personal income taxes. When all is said and done it varies based on what state you live in in what your earnings are and what profession you operated and it's pretty complex. It'll be interest in the study all these returns once they come in in April when in nineteen. It also JC Penney is a stock that I was looking the other day and since they peaked in 2007. The stock is down 97%. From that 2007. Peak. My first question is. What do you think had the bigger impact in getting them to this point the disaster that was the Ron Johnson era for being about a year and a half Borges the shifting retail landscape as a whole. Yet at the great question whether or not JC Penney would be in better shape now at the he goes through the whole debacle that audit you know punch on that and leadership. You're trying to make it and it is something that it ought. I think it really is. You know function. The Amazon effect obviously and also you are tougher competition. You know from companies that are in B department store. Area that I don't recognize more quickly that Amazon and Wal-Mart would be Bratton. Try to victims said you know Macy's and Dillard's both had some pretty solid results this week's effort and work Britney really not. At first day but. JC Penney just not able to turn things around in their attic ways their alliances they've got the or stores which you know our interest saying and I think a lot of people do like that before aspect but I. It's just not be enough to move the evil if it's a little little booking company out there. What kind of run way to they have in terms of how much longer they can continue to operate. Got out a great question the you know the company has they have two billion dollars in liquidity but that they don't have I am much cap that. Actual cash. The only. Jack so I'm not speculate about how much longer. The can keep going it before they potentially. Out of money at the cash burn is clear the a concern even with that. You'll other areas have quit the game might have opened them I think investors are rightly worried. About how they are going to be able to use continue to survive for the next few years but they actually turn. Failed around I don't think there are that maybe. That that they can now in similar way to what yours is giving here's the obvious. Kinda. Apples to apples comparison terms of the department store chain that we thought. Bat but I think you know edit Lampard obviously the last trick up its sleeve that or else the energy and.
