If you'd asked me a year ago I would have said Macy's who has headed towards bankruptcy. Son of a gun they seem to be turning it around where I talked about it. Then housing starts come out this morning and he disappoint yet again. Does that have to do with mortgage rates not sure hi everybody it's very truck with you here it's a Wednesday. And boy oh boy Macy's it's it's one quarter and I think we have to. You know recognize that yes they had a good quarter they had a good one quarter purity time but a year ago truck I thought this company was gone. Yet this this is the it's not even a quarter were you look at and say okay there's some decent things in this is a straight a good quarter. Comps same store comps up north of 4% year over year. You've got older and you gotta get spend more time because. That the others I what's good news I got hit alternate you are I don't care about anything else other than stay same store. Sales because what that demonstrates news. They have discovered some kind of a formula and to get shoppers. Primarily women back in the store. Yet and in in this is big so that their same store sales increased by four point 2% compared to an expected increase of just one point 4% so. They knocked out of the park on this front end. They said look it's not just one of our brands all of them outperforming Macy's Bloomingdale's blue Mercury all over now performing. In all regions like that this wasn't something where you just said oh they're great sales in China and a reliance perform picnic at that's the everybody in retailers we've talked before weathered CDS whether it's JC Penney Sears. Whether it's you're talking about a restaurant we always reference same store sales Lowe's the other day Home Depot the other day. You know home Depot's stock was down because their same store sales or were weak. I think that that the two big things that I look at. Number one. They've made a bigger push into this off price business that's been dominated by TJX for the last couple decades. With the growth of what's called Macy's backstage that's their offering that they've put together to try to compete with the TJX is of the world have you guys did and Macy's. Are walking general wants to not a sort out what our not since my wedding we registered a bit ago this Friday or Saturday and an eagle I I'm really curious about this. Because what I'm hearing is that it's this backstage. Division table in which is basically discount. Of their product in the TJX monikers TJX is the only retailer in the last five years you know it's been able hold up against ams you know. So I've I'm wondering if that's it right but I have been in this to work but I have one near me and I'm gonna go in I'm I'm gonna make a point. It not hard to convince your wife to go to Macy's and so on and make a point of going to a Macy's store this weekend experience backstage the other big thing Macy's guided higher. For their earnings for the rest of the year they said look this isn't something transitory new CEO right. We think there's something that's legitimate here yeah I mean I think this is. It's it's not a company that you can say is out of the woods at this point is I don't think they are still think they have a ways to go before they say. Look we've cleaned up all the problems in the stock per suggest that this was a stock that was a seventy dollar stock. Even just three years ago it's still a 31 dollars a share today so it's still being priced in that hey they're not the company they were men. But this is encouraging to see him again what would you worry retailer the number one thing that you're concerned about do shoppers respond to what we're selling. This is that when you see same store sales increase on a company of this size by about much decided they're responding. You know the bill the things that I think are somewhat resistant. To Amazon would be clothing. And groceries. You grow trees you've you've espouse the theory for years that you wanna be able to going to pick your own tomatoes you don't want that somebody else pick and of four. Clothing though is kind of similar talker like I've tried on line clothing purchases. And I'd say quite often. I end up. Packaging and an up and sending back an end to the point where now you get to it like cattle went up by suit and might I don't buy it on line. When I buy a men's shirt I wanna try I don't wanna they decade right there with the. I've moved more on the line with my closing auction idea I have been in even things that I didn't think I'd bottom line like what choose. Rick I was gonna say I would never buy issue real Obama on my last repairs shoes running shoes work shoes and groups. On line no returns no return I'll. Shoes I'd buy I wanna go to the store design that night Peter you get into the lap around the store them on absolute you know my savior the pair of jeans and a tribal jeans I still won't buy on the line. Just like you're good that's. Genes of the war like crisis where there is no worse experience than buying jeans. He's like tribal you try and 46 pairs depth to finally get the one that you like. This is good but do you like so those are examples where I think retailers can survive I I think. You know we talked about Home Depot you were going yesterday when they reported. But you know we we looked at that and I looked at Miami ordering history I'm buying a lot of my Home Depot purchases on Amazon.com. Know a lot of the things that are kind of cookie paragon of auto people were there I don't need to go to Home Depot for that there're couple things that are gonna hold up for Home Depot that he can't do on Amazon plants. Plants in paint fertilizer. For us you can do all it it's it's expensive is still have yet but you know like. Paint it's something where you got to go win you gotta get your samples go back and forth so that's something that I think is always going to be there. But. I think home Depot's gonna face pressures on some of the smaller you know things. Where pain maybe you don't need to go in there for only do you lightbulbs anymore I try to add a year to nobody wanted to buy even mood yesterday. If you're call Tucker east. Auto I'd never I've vial myself that low Daria if you missed a banana in your own nannies like. Well I've bottle on Morin Amazon. And about a hedge Trimmer on Amazon I said that normally buy artwork when do you think it was I guess the point. There actually they did something with cars last year demand. Did something where they partnered with someone I think facility I'll look at but that course is right adult adult and maybe it was car parts that they were doing. In a buyout report noted there was something where they were no he recoup Amazon vehicles look at this. I don't. We I told they did something what he does kind of car. New cars or use. So looks like they just what you expect them out and things like that I'm playing and I am EU Bynum on Amazon it doesn't look like not yet. Bind it lets you spec and now look at the different colors look different costs. You know and then you can kind of go from there. I'm Tony that there's something common there and watch it. How that's another thing while he's I don't ever bought a car line I always go in and night I wanna drive. Headed to but I just liked restaurant obviously beautiful knocking it by the one I'm like OK look I'm buying the cheap one but let me try the expensive one just because you gonna keep Meehan do me a favor on this one. US housing starts totaled one point 287. Million during the month of April. That's a disappointing numbers we've been hoping for one point three million yen missing by about 2% year. And this number still. It is with what's really funny here's you look at the level of new housing starts. We're still pretty much producing the same number houses that we did in 1995. In the population is about 10% lower at that point. If you look at kind of the health the time when the times win. We were over building housing but we were healthy in the late nineties and early two thousands. We're building about one point 621 point seven million homes a year and in that range now we got up as high we get north the two million during the housing boom you know. That was overbuilding builders are not stupid I know these people. So why it if if there labor. There's no labor well eight I think its profit that there's no labor at the price that they're willing to pay well and they. That's where I've talked to. Businesspeople and generally I talked to an HBC guy. He's said all I am overwhelmed with work should raise your damn prices Britain he said oh like I couldn't do it says listen. Raise your prices and come back and see me in nine months he racist prices he came back he came back in three months and thanked me he said you know. I raise my prices top ranked higher than I thought could ever be acceptable people and my business is growing like crazy we aren't a doing more volume at these higher prices that I was at the lower prices people need to stop. Look I I become I'd have a guy come out to was you know what my garage doors a couple weeks ago one of the cables broke on it. We don't try to fix that yourself you can and at B of chop to head off or something like that. So what you come out you say look at us and a couple hundred bucks on this I have to do with Beckett could charge me what ever he want to know what. The mortgage rates going up I mean we've got mortgage rates I told Tucker in six months of the over 5% on fraud settlement in that its today now sort Tenet. Be the hero or 5% but are they so high. Appearing impacting house and yes I I disagree I I disagree I I I I think. You know my generation talk that we we bought houses at 13% by and a mortgage but but but it's not compared. No one today and was buying a house thirty years ago. It's what's the what do you do rent forever nobody eats here it is the question is what's the affordability today reversed the affordability a year ago. And if it. That's what I think. If you go back one year ago now the average fixed rate mortgage averaged thirty year mortgage in the United States with south of 4%. So tonight over point they're up just about a percent what's obvious is that add to a 300000 dollar mortgage 200 bucks so if if your mortgage war it is effectively that's 10% to whatever your bar so if you were gonna previously be at 14100 a month now going to be at fifteen you know 1540. Sully you know you suck it up and you can't have your comatose. Well the problem is all that's the first of all doctors not given up another count and I don't robots. Second the issues that a lot of these people who are trying to buy are already close to the Max you know in terms of the debt to income aren't you. Aaliyah. If you look at. If there's. Let me pull the article on it is a big thing with regards that it is even though overall housing cost of staying in the middle then when you look at people who were actually buying today wouldn't. They're spending through the notes now. So I think this does have a meaningful impact here I. Again ever think about every time that we've seen rates go up like why does the Fed raise rates it's to slow the amount of borrowing it's happening now they. I think it's reasonable to say it is having an impact that. Do you currently have any money. Invested in the stock market that's our poll question today in go to our website financial exchange showed dot com to participate in the poll. Or you can text us at 63566. By the way some other interesting news on the housing front yes just you know for the people think maybe we are getting close to peak housing boom. Freddie Mac to us launch new 3% down payment program grade in order to well make housing more affordable for first time home buyers so short memories it is they again. Watch this and I begged I do like the election every day and makes me sad do you currently have any money invested in the stock are we'll talk about it when we return to the financial extra. Everybody it's very Armstrong and Jake tool Jay is the executive vice president at leader bank. And we're here to talk about a brand new product available for landlords it's called Z deposit dot net Jake. What. Barry we created a security deposit product to really help the problem a lot of blame border facing with security deposits which is. You know one it's time consuming to open the small internal security upon cumbersome it's. And yet to go into the bridge yes signed paperwork and their small dollars and Andy turn. And it certainly the complaints in Massachusetts really tough for landlords and security deposit accounts. You have to give them ten in certain forms when they open up the count and you have to pay interest a new and we should do all this canal through Z deposit all of that you can do Thursday deposit it literally takes about forty seconds to open up an account. We handled the automatic forms that are generated the count number department condition statement all that said lieutenant. And the interest dissent to the tenant. Automatically every year. This sounds like something it's going to be very valuable to large landlords it might have 200 tenants and small landlords and might only have five tenths yeah absolutely with a large landlords. It's just a lot of hassle to managed so we make dad very efficient for the small landlords a lot of them are afraid of nineteen complaints done correctly so some of them. Some of them don't even like taking security deposits were hopeful that this will help them do that. Folks if he'd like to learn more about C deposit go to their website Z deposit dot net. It a lot of our listeners have money virtually all parts are frankly have money invested in the stock market 617 or 71 rates. Very I'm 26 years old I've got 70000 dollars in my four okay plant I'm gonna be rich. You know yes you are Q are the you know the key is to start so he probably started she probably started when there's like 2223. Yeah the EU the earlier you start to retrieve your going to be 603 writes yes I'm 31 and I do have money invested but I didn't start as early as they shouldn't that 31 that he can make it out there that it wants the good. 978 I don't own any individual stocks but I do you have an hiring 41 K at my employer and a mutual one of those that's your invested in the stock market. In the our text number is 63566. Our poll question is. Do you own any stocks I was shocked why do you think only 37%. A colonials are invested in the stock market or do you think the numbers in correct. No I think it's right just as I've I've chatted with a bunch of people my age and NIC it than the number one reason is. Well. There's there's two main reasons number one is people who can't afford to invest anything. The more important one I think is people were afraid to I know a lot of people who have money that is sitting in the bank. That they are afraid to invest even though they're not using that money any time in the next twenty years really. And it's and these are young educated. And they discard they are and and some of these by the way it's irrational and here's how I'll tell you it's irrational and they won't invest in the stock market but they might own crypto currencies fifth we'll talk about taken risk you know so it's like it's just it's it's very unusual what. You see him. How much does the average Americans. Spend on housing to great question and the answer was shocking I mean I looked at the number. The average US home owners spends 1443. Dollars a month on housing. I would be thrilled if I was spending. Double. On house on spending a lot more than double. In the put that in perspective that includes mortgage property taxes homeowners insurance and any H away fees that are attached to the property. An average homeowners right now we're spending about 21 and a half percent of their income on housing OK that's low. It is until you look at what new homebuyers are spending okay okay and this is he talking new you're talking first timers first time homebuyers okay. The first time home buyers that are getting a conforming financing loans no okay the average loan amount is about 231000. Average credit score this is interesting is 737. Could score good score. Average loan to value ratio is 87 point two meaning they're putting it average are twelve to 13% down not terrible. Average debt to income ratio though is 36% at times of significantly higher nut. But let let let's let's pause there for a moment which would you say the average debt to income. For the first time homebuyers 36% yet. Doubt we. Here's something to keep in mind for those of you are first time homebuyers. If you're young and starting off your career. You're probably gonna get raises and promotions right so. I'd seen this my wife and I did this week we stretched in order to buyer first how excited too because I that said to myself okay. I've got you know I Communist sales capacity and I think I can grow my revenue and make more money bet none yourself it was wrist. That is risky and NEC bad things happen something a wheel in those scenarios but I do see. Young people in their twenties stretch. And if you don't have a safety net can be particularly. Riske you wanna take a look at the average FHA loan sure. Average loan amount 203000. So lower yeah. Average credit score 673 explain what an FHA loan news so FHA loans are put together through the the Federal Housing Administration. And what they do is they have an extra level of insurance on top of that. That you have to pay in a premium never month and is out of are all lender of last resort is now. I used it for my personal purchase strike is nobody else would give vehicle equipment I don't blame them for it or you could you didn't have a down payment you didn't have a significant doubt I made a three and a half percent down payment and in that was. Pretty much as high as I could get right and so what they do is they make you pay this extra mortgage insurance premium brand. And that helps to guarantee that Haiti's premiums go in if you default on the loan it helps to pay the bank back who made the loan. But so the average credit score is significantly lower now 670. The average loan to value not surprisingly 95 and a half so only put about four and a half percent down but here is this is the part that I think is is where these get the most dangerous. The average dipped in commemoration there is 42 point nine. The the underlying safety net for those folks is that the job market is it. And right if you look forward. I think your generation is in the catbird seat in terms of employment I I think. If you're skilled the world lots kills off of if your cashier YouTube you should probably be thinking about a new line of work if you're driver if you if you drive a car for living you should our pride thinking about it new ones work. Time now for Wall Street watch a look at the market's performance so far today victim Marian joke right here on the financial exchange radio network. Mike Armstrong is on the war for Wall Street watching Mike looks like we got some big movement in May seasons and other retailers who went on their earnings report as well. Yet they surprised that a Macy's this follows. And the big investment bank having just downgraded the company. Missed prick. Q1 earnings to six cents a share. Beating by six a share according there's 42 cents a share verse 36 that were expected. They beat on revenue and comps is that they're seeing a lot of demand. PH national worrisome. It's been a big driver road and really all three of their divisions all across the country have been performing Macy's and he has in the Mercury. Because street and Asians. All of those factors have caused them to raise their guidance after the full year guidance is now what the 2% purses. If the flat to set the previous expectation. Right now stocks up about six dollars 77 cents just shy of 6% earlier this morning a lot of those retailers were moving along with them but right now cold is down about half. Percent here is up that two and a half percent JC Penney battled the more than 1% in Nordstrom down about a third of 4%. Very good thank you Mike Mike Armstrong with Wall Street watched. Help me understand. What this sports betting ruling means for gamblers media in. Now before we do this segment and a brick at a bar cardinal rules which one. Don't give advice on during the show. Though we we bring like every 62 dose Asa here's my advice which I don't normally get at least trying to to don't you. Maybe there's going to be a proliferation of gambling in New England because you've got these new casinos coming on line. Just don't don't participate in you want to go to an event to go watch concert at Mohegan Sun terrific don't gamble. What does this mean her like if if I am gambler would pisses me. It's door to review or already gambling today and probably hasn't changed off. Do I make is it am I gonna get better broad you doctor get better odds it might be a little bit easier for you to find you know bad it might be a little bit more accessible but it's it's not really gonna change a whole lot but I heard horror stories about people winning big money on knees. You know these web sites you reference I have a story Rivera and play and they don't get paid them you know they may they make a long shot that they win twenty grand and then they'd just be the eagle make this so this will bring this out of the shadow somewhat you'll be able to deal with more reputable companies and companies that have a responsibility to pay you and so forth and they don't need to. You know hide it from the system and things like that. But if you're already gambling today restore to be able to gamble tomorrow was well. What do you think this goes to draft kings he is like are they all I said they're ready I'm ready to launch yeah ire again an email like two hours after this ruling came down from them. And I think they're ready to go. But it jets general because they already have such a client scatter with their subscriber bases there. Jason Riley Kansas people in they've done a nice job quietly they were initially they can over did it. But it it did they ever merge with and tool now than ever did they ever went down that killed I think the that the big thing that you're gonna see here is more accessibility and so. It's going to be a whole proliferation of different people in different companies to get into the so give me an example. Let's say that you decided you're going to go to an NBA game when you go to the arena. And you might be able to place a bet right there in the arena you might be able to from your seat on your Smartphone. Place a bet on how many points are gonna be scored in that quarter I and Agassi's some sports bars are across the country you know I definitely Keno machines on the world I could see some sort of a sports book. Let's hope I am sort of that's sodas and yeah our yeah if you go over to the UK. Every about every bar has lake effectively a book like not not an actual bookie but like a kiosk to kiosk Rican police backs. This a good thing now now it's it's something as a potential discontinue if Terry await the fabric of society in new ruling people's lives but I. They add that's that was what I thought it at eight that so trying to figure why we're doing it and just real purchase from accidental legitimacy thing and how important that is for the gamblers of the world you know I spoke to me buddy of mine recently. Who is arm what are the current sites which is technically illegal. You at a bank roll and he found out recently that he was hacked in that person that hacked his profile. Was playing casino games and lost all this money has bankable. So I mean if there was more legitimate than that would play and he doesn't even know if it was really factored. Could all the ones what could have been the website is itself they did. Let me go to there's no legitimacy relive it just to make it spin right now right. Not good. Not good at all. Folks as as you age estate planning and asset protection become of Paramount importance to maintaining a happy and successful lifestyle many families that go through. This process. They think about transferring their home to their children to protect from the nursing home but if you're not careful nursing home can still gut your financial well being in transfer property is always the best solution. Amazon is making an effort to get more of the whole foods shoppers to become Amazon prime members. I guess there's still about what 40%. Of their shoppers that are not prime members in prime tends to be. Something that's used by affluent consumer. And in general on the average primark customer typically spends about twice as much on Amazon as someone who's not a prime cuts. And so what Amazon is doing here is in in Florida. They are knocking 10% off already discounted items in each week to cutting prices on other products for prime members now but you have to be a prime member in order. To get these discounts. Two giving examples of Smart. Is this a Smart strategy because I went in to a whole foods reluctantly. On Friday last week at a price is shockingly. Reduced I'll give you an example of what a person that walked in with the intent of buying takes because even before they were purchased. Topics takes him like Murtha takes these are graduation. Donte'. And it's our wakin. And those biomechanics their music they make very good things coming yet if you haven't bought baked goods poll from both sought stopping job as the best bakery aisle and it seemed FE terra. At an early births and Stop & Shop a predator would be shot as a major grocery stores I think Stop & Shop has the best apps I'm not saying that it's the best place to buy cakes but hinting at a grocery store cakes and I think they're the best ones it's still it's. But it's cheaper but we're talking about grocery store can't hang your biggest don't go to chapter. Taken place you want to dictate from a blender or go to a good locally based abroad they got good reds ace you know not. Eat go to a good bakery or go to hole anyway night you can skip by all the time. And yet I am Virginia I was able to buy salmon fresh salmon. For 999 pound that's a good deal for and then was a fresh it was it tasted terrific everybody loved it and when I checked out I used mine Amazon and credit card night at 5% back. All cash back on the cakes and 5% cash back on the salmon so. If you eat if what they're doing and there are going to be bringing this to New England. Will you be able to do is effectively get 15% off your bill if your prime member. Then Amazon has really made inroads to grow from salon and then all of us and they start saying OK now we can do delivery from here in it and that's where they want to be I years delivered to. Todd if you are real estate is in a nominee realty trust. Is that going to be protected from the nursing home and also will it avoid probate when you die out most miss understood. Trust I think in the trust world it's not even trust the Clinton nominee relationship nominee realizes trust I know but it's not. What I mean by that is. When you put your property into a nominee realty trust folks please go look at who the schedule beneficiaries are that you listed to separate piece of paper attached it fits that children and you gave way to the children usually don't anymore you'd realize you gave it away because it takes effect immediately not your death which is the difference and many people think that that doesn't take effect till your death. More importantly it fits. If it was like my wife and I and the schedule beneficiaries as my wife and while that we didn't wondering what's right back in my name and my wife's name Sochi your light and point it would even aboard so why is it being done so. Because a lot of times people might go to I may be real estate attorney and anything can help the trust and throat in a realty trust. We used realty trust it's just important. Yeah thanks a lot shark your you guys always let me talk about some Bourne told you know it or something incredible New York like dog walking and and especially baked goods that whole group that early on there. Well we can change. We'll get back on the talk baked goods next week but let's let's talk dominion energy here utilities as a whole have taken a aid greeting this year with dominion down about 20%. Do you view that as a good buying opportunity on this one. You bet and you know we're looking at some from the north of the there is you know caught producer caught the downdraft with a lot of other utilities and some. Unusual ruling out of the Federal Energy Regulatory Commission that we think it was a good chance being reversed but even if it doesn't. You know the dividend is intact and solid. This company as a person by cash flows coming in the U you can pretty much count on that dividend. Looking at Doug dominion where they largely operate out of and where is is there any growth that's happening with them from a customer base perspective. A customer base on the utility side and low. What you know I mean you typically see you. One to 2% customer growth and then there on the continent because they're based in Richmond Virginia you most of their utility coverages were Kenya. But they're quote is coming in. And they they just win an operation just. Over a month ago. The only LNG export facility. On the East Coast called COLT point and that's they got one year contracts was some great. International energy companies that are investment grade. You know and and now under starting construction on a pipeline there. Own about half of that prepared the main partner. Two other big utilities and they're going to sell well in the Marcellus Shale in the North Carolina. Provide gas so utilities can. Retired coal plants and build gas plants which are much when there. Looking at a company like this obviously part of the reason why they've struggled this year as the rising rate environment that we are in. How much of an impact does that have going forward I mean at a certain point if he can get you know like a 6% yield on this thing looks pretty attractive even if rates keep going up. Well that's correct and remember when you compare to like the ten year. We understand you're certainly safer I mean ten years right now around 3% but it's it's obviously a risk free investment but with. Utility. Yields are it's growing. We are expecting a 10% increase in the dividend next you're that they. Basically. Given us is titans after that I suspect pivotal goal in line with earnings growth probably around 5%. That'll probably less than expected. Regard Charles thanks for the time they've really appreciated. Or Charles Fishman and from Morningstar talking about dominion energy the ticker on that and if you wanna look him up on your own is deed. Your bottom Fisher you know this that stock has traded it EB five dollars a share in the last year. So I attribute. Some of their decline in their bout in the price of that stock chart to the rising interest rates. I think it's a big big piece there in this is one look interest rates are probably gonna continue to take up over the next six to nine months to does that drive it down further it could if you like the stock now it's not a bad case where you say look a dollar cost averaging and put a little bit of money in each month over the next you know twelve months or so pretty hard to find 5% coupon. It's a good coupon means to jail in lower and and it's a lower factory. So nearby and that an after tax brokerage account. You're paying less tax on that and you would on interest on a CD yet 5% up to dig up these days. They just the inner and I beat the one thing that I think we can be somewhat sure. You know the electric businesses and they're gonna go to go out of business just a regulated utility that means folks. That the government requires. The gates the law for them to lose money they have to make a profit and I do that when the degree will significantly if we have. We start a business where the government requires us to make a profit that they subsidize our business. The Dow up 23 points but crude oil is down eighteen cents a barrel at 7113. We'll be back with more on the financial exchange. The Roth conversions a little bit of a mystery for some folks are Mike what are we talking about. When we talk about a Roth IRA conversion yes so unlike the traditional 401K or IRA where you receive a tax deduction for putting money into an IRA. The Roth IRA you put regular dollars and you don't receive induction but any of the growth is completely tax free number of advantages there there's no required and distribution and can be uses are really good source of tax free income later in retirement. When you convert in higher to a Roth IRA which are doing is you're taking money out of that traditional account. Putting it into the rock paying the taxes up front. In order should never pay the taxes on the growth down there. So this is a case where you actually voluntarily decide to pay the tax usually with the idea that you're going to be in a lower tax rate Iran rather a higher tax rate later on. And so this gives the ability to not pay taxes higher rate later. Absolutely correct so oftentimes people do it in a year which there and lower tax bracket intentionally. But I'd be very careful about when you do it. Folks Roth conversions they can be a little bit Dicey just trying to navigate different tax brackets and so forth. And so are strong advisory group has put together. A great free guide to give you all the info you need on Roth higher rate conversions. Stay informed and does today about economic and market trends plus get breaking business news every day. And now the financial exchange with the very Armstrong and chuck Exxon. Why in the heck. Do only 37%. Of millennial have money invested in the stock market were to talk about that first and foremost today. Mass mutual in Springfield Massachusetts company raising the cost. Of their long term care insurance policies to their existing customers by 77%. For the gonna get away it. And then finally why so many older couples are getting divorced hi everybody at Berrian chuck with you on a Wednesday morning. And yes we start off with a conversation regarding colonials. And there lack of ownership of stocks only 37% of American adults under the age of 35 are invested in the stock market today. That's down chopped. From 55%. In the year 2002 so fewer thirty year old in 2000 tutors 55%. Chance Ian money invested in the stock market a dramatic shift. Yeah and I think it's twofold as far as the reasons number one I think that the financial situation for a lot of money holes probably worse than it was back then and so Lott might not have the same opportunity to see you think a thirty year old in 2002. Was in better shape financially than thirty year rule in 2018. Yes. And by that and number two I think that a lot of money Il's were. Emotionally scarred by the recession and they're afraid of the stock market because they saw. How bad things got during of the depths of the recession and they don't want any part of that but I gotta tell you acted that goes across the board. I mean there are a lot of fifty year old daughter's skirt as well and ownership of stocks down for them to. And our poll question today is do you currently have any money invested in the stock market that would include your mutual fund that would include your 401K plan that would include your IRA. Do you have any money invested in the stock market our website address this financial exchange showed dot com I know most of you prefer to text us. In our text number here in the studio is 63566. And if it's a first time text may tree put my name Barry at the beginning of your message and don't forget we have trivia coming up in just a few minutes. Mass mutual based out of Springfield Massachusetts. Looking to increase the premium. And 54000. Of its policyholders. May be up to 72000. Of its long term care insurance policyholders by 77%. Yeah they're looking for a number in that ballpark and you know really mass mutual been one of the few companies that had not raised rates on existing policyholders. To this point. You've seen a number of different companies that have either sold their books and in the policy premiums doubled it would they be allowed to date yet because likely no he beat this thing idol news. They're gonna have most of their customers I assume are going to be in new Englander Massachusetts company. They have to go to the state regulator in Connecticut. They have to go to the insurance department in Massachusetts investors won't give them 77% mass will likely give them the same deal they gave the other legacy carriers in mass 40% over the next four years that a mistake. By who mask. In which way to hire a low here here's the they can certainly I don't like it when insurance companies determine. With that way I don't like when insurance departments. Determine what an insurance company is allowed to charge for insurance because what ends up happening is if they don't allow. The they shouldn't be in the business of allowing a company or just a line companies from raising premiums. The these companies. If they don't allow them to raced pregnant struck they could go out of the law in what you've slogan GE in Massachusetts as an example. To companies that offer long term care plans at this and that's why. Because they know if you're in insurance company why in the heck would you do business in Massachusetts you're gonna say. The board is gonna say are you nuts why would you do business in Massachusetts the counterpoint to that will be prices correctly the first time and then maybe when that deal he knows how to. Well it in in is that a fair point that maybe they shouldn't have been in the business to begin with absolutely I work for company an insurance company back in the 1980 struck. And we were designing a long term care insurance Paul depth at that time. And I was invited to the meeting to talk about like with the policy should look like as I've done some research on. And I I mean in talking to the actuary. Outside of the business meeting I said them said well how are you going to crisis listed on the you know if you're gonna have a we have daily benefits in the waiting periods and there. In the inflation right Tariq and prices. And actuaries are usually the smartest guys in the rebellion that they're the biggest nerds out there and assay that with you know a lot of praise because they're Smart appear that there are the kids that got perfect scores on their Mathis yankees. The NN and they didn't have. Personalities good enough to become an accountant it's a joke. I like it would be the actuary looked at me. In Sudbury I have no idea power crisis he said. We we are because there is no historical data panel modeled on and that's when policy started being issued was back in the 1980s. In it in that's that's why you're seeing these rates being raised they had no idea how to price these things. So mass mutual theory they're going to be some increases coming. My guess is some states are probably gonna get that 77% increase mothers like Massachusetts probably not going to get 77% but. I would imagine that the ball of these customers likely moving up in terms of price now I I think the prices going up for sure. I think the bigger issues. What is it due to the solvency mass mutual happens to be very strong financial institution L we have works against them. In this instance you know because the insurance departments gonna say. But we know in local bank will not model final say look make it up somewhere else you know spread it against all of your different customers you can bump up 10% here and given extra 2% year auto premiums and called today. The other companies what you saw happened you've seen these companies go out of business and and default on their calling a Leo you've seen all over the country there's a bunch that you you see companies that are selling these books off for next to no value because they think that there's literally no value in the known for orcas the claims that are out there. According to pew research. Among adults aged fifty and older in the United States. The rate of divorce has approximately doubled since the 1990s. And for those 65. And older. It has tripled during that same period of time begs the question. Why are marriages dissolving after twenty and 25 years of arch. People don't like their spouses. Well I remember the the I. They went win our first kids started graduating high school right in this was all quite a while and see a lot of divorces than you do now and it's because. It and we kinda shocked if he had no idea that it was a marital problem. People stay together for the kids you know it's it's what they do and then afterwards. You know all all the stigma is gone of the at this point of divorce yes you know it's it's you go back and general watch like the crown on Netflix. So what one of the whole things and again they give you know anything about British history was that. You know divorce in the British show monarchy. Has caused more problems for England than just met any of the problem and its history mean it's why they happy passable church not you know the Catholic Church in England. So if you go and actually like look at what's happened in the last fifty years. You've seen this huge shift in how divorce is viewed it used to be if if you were divorced you were kind of vote in outcast in society today it's it's almost normal. You know it's it's just it's so common that I think people don't think twice about it's just it's a lot of people auditing view it differently from. Breaking up in a relationship. We're better off being single and happy married and miserable. I would imagine now they it I mean that's a very fair agree that that's a fair. Assessment. Wal-Mart and Gordon Taylor. Arizona has a lot of jobs and and low rates of unemployment the date they don't have that kind of week. You look at the wages here he talked about how housing is very expensive in Boston. But how do you how should you all your real estate tadic your real state is in a nominee realty trust. Is that going to be protected from the nursing home and also will it avoid probate when you die. GAAP most miss understood. Trust I think in the trust world it's not even a trounced the then nominee he relationship nominee realizes trust a note but it's not. What I mean by that is. When you put your property into a nominee realty trust folks please go look at who the schedule beneficiaries are that you listed to separate piece of paper attached if it's the children and you gave way to the children you don't even know anymore you don't realize you gave it away because it takes effect immediately not your death. Which is the difference and many people think that that doesn't take effect till your death. More importantly if it's. If it was like my wife and I and then the schedule beneficiaries as my wife and I really didn't wondering what's right back in mind game and my wife's name Sochi your light and point it would even aboard probing so why is it being done so because lots of times people might go to maybe real estate attorney and anything can help the trust in the throat in a realty trust. We use realty trust it's just important that the schedule beneficiaries. Is another estate planning trust revolt cobol or read earlier remarkable correct they're not a person not your kids not yourself. Please look that up if you've got one of these. You know it sounds pretty basic how ocean you'll own your real estate but he gets complex and you get older call Cushing handle and and receive their brand new guide. The winner on this question was Paul from Worcester politics almost fifty dollar gift card to Dhabi owes. And obvious as five locations in the Boston area including their newest one in Braintree can hosting next special event at W is just visit www. W.s dot com. For menu information and for reservations. So why is. And those on very unhappy with Seattle's new tax and what does that eventually mean for Boston. So what Seattle did is they put in a tax on quote large employers. Of 275. Dollars per employee. In order to raise an estimated 47 million dollars a year for housing and services for the city's nearly 121000 homeless people. This deal that left the literally every one in their. Seattle upset for some reason the original bill was gonna be for about double this in terms of attacks Syria bunch of progressive activists who said look we didn't get enough money. Then you have companies both Amazon and Starbucks came out and says it will look we're not dealing with the problem here we're just kind of thrown money at this this thing in not actually. Doing anything to solve it right and attacks and he's just build housing that well supported my cousin that both these companies argued look there's all this other money in the budget that is devoted towards this why can't we use that more efficiently. And so you've got pretty much everyone on both sides assume they're saying. We can get the deal that we wanted and. And as I just need to get out of the way of the developers. You know let them build and all of a sudden your housing problems go way. Sell some of the land that you sit on that you look at the amount of land that the city massive B what are you talking about New Haven Boston Hartford or Seattle. Right the city owns. Unbelievable ball in easily and they just don't develop. Yeah and sell it off. It in Boston does have. You know some high property tax rate to particular from coastal property and so you know it obviously we're getting down who by the way I think on the HQ two decision. Down pretty certain and I mean armor I haven't heard anything. But I think we're probably. Sixty weeks away. Rhymes with. Small Austin. Austin now Boston. I stood there and Austan. Let's go to Austin. Youth suicidal behaviors on the rise especially among girls. That the numbers here Ers peg. So with a suicide. The this there's a study done. In the proportion of young people treated at 31 US children's hospitals for suicidal. Thoughts or attempt more than doubled. Between the years 2008 and 2015. Now. There's a lot of studies being done a lot of research being done. It occurs to me it FaceBook. Yeah mullah ideals typically say that in order to be financially comfortable there's there's two numbers at the survey who dat it's called a modern well index from Charles swap. And millennial said nor to be comfortable. Any one point three million dollars but they said in order to be wealthy they needed to know. Boomers on the other hand sit in order to be comfortable they needed one point six million is out what is that like everything is pals you're comfortable. Nobody is it include the value of your primary residence artists around her dance sessions that network. Network network and so. Boomers trying to figure out where I stand boomer says one point six million to be comfortable and two point seven million to be wealthy and direct. I think that if you polled this just in the northeast and you'll be doubles. Double. I think I think close to double into her I'd lake because again you look at trial like try to live in New York with the net worth of one point six million. In like New York City via T can't you can't do it like I I know that sounds ridiculous but it hasn't Boston become just as bad as New York. It's close it's. Were running in terms of an election say bad it's just that's where it is overall cost of living is probably about five to 7% behind you used to be a bar. I mean Boston used to be really cheap compared to when you graduate college. You can rent a parent I'd have done Beacon Hill then for good energy and I thought it was lots and we had we have an all inclusive lease. Like prime address on Beacon Hill second floor walk up nice place like everything was like reign of media like the kitchen was kind of small whatever. But it like you comedies all included each guy all in it was 950 a month in New York. New York would have been a lot more than that today that 950s probably eighteen under a wheezing and with the preakness what. So IKEA and act I hate to admit this. The freedom and I've never been to a Nike I've been either a ha that's Oka I feel better already. I mean just missing furniture in meatballs. In Eagles always. So EIQ coming out with their credit card on Amazon data coming out I send people from asks again. Eric I had to check and I would imagine you get people like Tucker I'm guessing. Okay we're gonna I just bought a couple belts on him during the upper and sold also in some people's health. As you can natural that you can indeed buy meat balls you can do what Turkey meatballs are you know the regular pork veal. Beef mix that I hear Max and a nice yes I am with you now.
