A strong economy is normally accompanied by very strong. Home construction. Market. This economy. Very strong yet GDP growing 3% you've got unemployment levels down in the 4% range and yet the housing market the housing construction market remains weak hi everybody it's very truck with you here on a Thursday. It's a perplexing economy because. You know unemployment if you want a job yesterday and you can get a job if you have skills. Even if you don't have skills he can go alone and let flip burgers at McDonald's and make fifteen bucks an hour to work at a and that is don't they and you worked and Amazon warehouse at seventeen bucks and. Getting out of bed every day's scale back you know like they did there's a lot of people that can't get out of bed every day and in and week we say this kind of jokingly but there are a lot of people who just can't show effort and a down well okay well I didn't see if if to your definition if you have just had a bad every day. But what's amazing to me is when I look through these housing numbers. You know we talked about it briefly yesterday existing home sales fell 3.2 percent. And you would think if that would be a very bad statistic that the reason they felt chuck is there's nothing to buys. No there isn't an in an open. You thinking about this over the last six months or so units kind of why you're still not seen and it I think the biggest thing that I continue to see here. Is it if you look at the nature of this recovery coming out of the recession of oh wait no nine. It's not a recovery that was led by this massive increase Ian. Economic activity is another matter cover that was led by higher wages and people coming back in dramatically. It's a recovery that largely. Was led by the Federal Reserve saying hey we're gonna make it Sochi to borrow that we're gonna incentivized people to borrow and buy as much they can't. And so you had this recovery in home prices. That happened now has people's incomes went up but because the price of assets effectively went top. In auto the money and so you were an asset owner you had more to spend and so that's why I think the high end market. Continues to see more activity in the low interest is there's no construction at the wheel when you're not seeing it because the cost of money so cheap that it's more profitable to build the high end. Like talked a felon our town and this is probably similar to where you folks and you know he he builds homes for living and he's got to two on the market right now. And there in that price ranges. Hi 700 slowly 800000 dollars and one was a basically rehab and the other was new construction. And I estimates it so. You know why are you building you know in the end their and they haven't sold the they've been on the market for. Oh interest over a month and they have not sold these two properties really. It pushes up asset prices without a corresponding rise and in incomes and and that's why you have the situation where the the number of people who want to buy it is hot down. But the acids that are available to them marked outside their price that you say that chuck no lightly that. I listen Bennett you say that but then I keep hearing about worker shortages. What does that have to do with the wages wages should be going up if there's worker shortages hope wages are not going that's because companies are raising wages OK and and let's talk about why they're not raising wage is part of it okay is that you're seeing benefit cost going up. OK Tully so if you're seeing if you're running a company. And you're seeing the cost your benefits going up ten to 15% year which they are for the last three to four year I'll say what we just got ours in we're small company 25 employees 16%. Increase in the cost of our health and so here's the thing so let's say that you're an employee there okay. You sit there and say gee my my raise was X percent this year. Know your rays actually you have to factor in that 16%. Additional break is that you've got because your health insurance that your company's pain for. Went up by 16% and so part of it I think is that. When you factor in total comp due to you know extra insurance well that exiting as well actually we I taken home yeah I think wages are up more than people realize like here's the you know we talk about the lack of wage growth and what do it's just because we're measuring wages the wrong when we're not measuring total Koppel measuring our relief but we're not measuring pay insurance costs are 40% in the last four years has wages are covering them and wages are in the mid twenties that. Per hour epic wrecked 469 you're something like that so you see yet this disjointed real estate market there where that. Yeah 700000 our homes are selling and they. There there are no 300000 homes to my right not that there's no demand is just nobody beat there's vote no inventory. No bid is that there's no inventory there and he saw. Which I know New England sounds kinda crazy and a lot of parts because it's tough to find a place up here that cheap but believe me if you go to the midwest or south. All kinds of places in that range sales below 150000. Down 12%. Okay. If you look at sales between 50750. They're up 13% last year so. It's. TV talkers. About to buy his first home in and I. Where are you mean. Where I was dole out was still the lying there here where I mean we're looking we're gauging the market mostly but we're still not happy with where we are in terms of saving some tests we still accumulating crash oh yeah. Ideally you want to keep that monthly payment on the top and between twenty and 25% of income net write that down Tucker that's I am I rules and is that where you stand. I I think that's a fair number because you wanna be conservative here's here's the logic and and I think each situation is a little bit unique because Jeff. If you are saddled with a lot student loans humor while lower than you you need to go lower than 25%. Toy 5% I think is is a pretty good number but here's the the things that agony influence your decision would be. Do you have student loans right if you're paying 600 bucks a month the student loans. And you may not be able to four point 5% your gross. Mike Armstrong is with us now from Wall Street watching Mike let's start by talking about Avis Budget this is a company. That really has been you know up and down the last couple years with the rise of Hooper and left but a 13% today how come. They had a fantastic quarter they gave beat analysts' expectations. But more than double layered 45 cents a share that beat on revenue they saw a increase in both the rental days in the they had some very strong international performance so I meant to stock's up five bucks their to over 13% right now. A look at weight fair Boston based company that is down 20% in trading today. How come. Yeah you know the they had a loss which was expected they lost 68 cents a share last quarter but that was little bit more than anticipated I think the issue here is that if they beat on revenue and there also you know southern average order value increased. But I think he. You know analysts that are watching the soccer release certain question okay what you're revenues going after average order cost going up and you still can not even come close to running a profit here so what do you need to do to do that because they continue to see just. Profits going down where's all the other contribute revenue package are growing up so a bit of concern stocks down nineteen box nearly 20%. Good thank you Mike. Thank you. Down to 23 like that's that's not good you're supposed to get more efficient as you grow. Child tax credit to get a bigger credit there and and then you also get a 500 dollar credit for dependent tour in eligible. For the child tax credit. And so. Would this qualify as there is some examples of a qualifying depending in this case then the dependent child who lives with you for over half the news over sixteen in up to age 23 if their student yeah. If you are hosting a non child relevant so let's say that you have. A a sibling of you know Indy cousin or someone like better father of a grandfather whose love and it was the yeah you can deduct that 500 dollar credit. For them if they are living with you full time in the of their qualifying as a dependent and education largely not too many changes on that. Front I don't know data one was big on the 529 you can now use the 529 money which used to be just for college right yeah. 529 plan money used to be exclusively. To pay for college education now. A family can use their 529 month to pay a price it is what's interest in the 529 there's not a lot of people have the believe it's it largely is kind of restricted.
