Our mortgage rates going to increase both the stock market sell soft that it actually might mean more retreats going down however we are going to cover story. About seeing mortgage rates starting to tick upward and then finally there's an old saying nimby not in my backyard. The question is how would you feel about marijuana can't of this growth facility. Two I really want take the risk of buying an Amazon instead. But doesn't that have the effect Michael. And reducing interest rates because there's so many people crowding into that tree right. So yeah it depends just how quickly people actually do crash into that trade. Verses in expectations about how high does interest Richard and go mayor if you're sitting there and saying. Am I in a church or moving up I'm not really comfortable being in stocks and a Mormon take my gains enough that man after the bond markets clobbered to your mind up pour everything into. We'll we'll see I think what I mean there's not many other places to go. But I did just yeah I'd depends how quickly people choose to move money out of this market I think you know that's not get ahead of ourselves to 1% down today and yet you could see earnings come out after the bell today and could completely reverse itself. But yeah no doubt looking like it and now down over one quarter percent over 300 points right now it's given up all right. Will see you it happens it today you know corrections are healthy and with eight due Tuesday shake the M pictures out of the market and you know one of the humane feel that way if you just bought stocks yesterday you're saying when you talk about. But then the fact of the matter is. The the market. You know when it gets frothy a lot of amateur people who have no business buying stocks and don't have the wherewithal to buy stocks crowding that trade. And they probably should have been there in the first place. This is a situation where you might have a little bit rinsing if you will of some of the people probably should have been in the trade first place. Mortgage rates are going up though we could see mortgage rates I'm looking it and picking for the spring market which begins. Ironically the spring market a realistic begins the week and after the super polite learned that about twenty years ago. The real big real estate activity begins the the weekend after the Super Bowl less the weather's atrocious but I am thinking Michael that were proud legacy mortgage rates and that four and a half to 5% range. Yeah I think I think you're right that they were already start to see that get pushed up a little bit and you know historically that's a really route low rates you know you take a look at thirty year averages that's a very fair attractive rates still. But when you compare that your neighbors paying three and a half three point 83 point 9% and then you go to bank and saved. You know I have to borrow at four and a half if you've got good credit rating if you don't have been great you could be up and 5% range. That's really diminished by dar be very anxious to see how this spring real estate market looks you know are there less buyers that we would have normally anticipated given how good this economy's been. But it may be less sellers as well Michael because if you're sitting so you're sitting in. A 600000 dollar hole and you got a three and a half percent mortgage rate. In your thinking to yourself boy beat us to have more space they will upgrade you know who go by the house cross the street has another thousand square feet of space and room for the kids. That you might say to yourself you know it not only do ID you know have to pay more for the house. I've got an article from a three and a half percent mortgage to a 5% mortgage and so it may slow down people. Of your generation. From selling their existing home and upgrading to a nicer. Yeah I think you'll continue to see the vast amounts of home improvements that we've been seeing you know like people making that decision hand knocked him move into that bigger house. But I am gonna revamp my kitchen in my bathrooms and you know spend them that would have maybe spent on that new house. Just proving my existing ones though it could be continued good news that sector and no. I can't find a contractor that has nearly enough time to take on any new projects and yet it's hard to find a skilled trades that the act the one thing date couldn't. Happen as a result. There and that and the banks will qualify for. On that basis so. You may seed don't be surprised if you get mortgage rate to the five in front of them. Meaning it's five point 055. And a half percent which is a distinct possibility in the next 24 months. That's when you start to see. The yeah the mortgages the adjustable rate mortgages and then you see shorter term mortgages often come available wore the banks say well. Yet 5% for a thirty year mortgage but if you finance it over. Oh I don't know if you finance your mortgage over fifteen years will drop that rate from 5% to support a quarter. Yeah the there's a big disparity in rates based on the term of the mortgage and then at five years runs up in their trade goes up by 2% in some account for those payments anymore. Well no the same place but you know where I saw a lot of people using adjustable rate mortgages was back win. Their kids were going to college and they had to refinance their house. And they knew that. You know five year from now you're going to be out from underneath it in terms of tuition payments so they we use these adjustable rate mortgages to refinance a poll. I don't know hundred to a thousand dollars of cash out of their house to pay the college. And then they would. At the end of the four years of the six years with the kids are all done going to college then they would aggressively pay it down. To do that. Other time I've seen people use of Michael Lewis. Young families where mom wants to stay home for the first five years with kids or young man who use an adjustable rate mortgage for seven years. And then after seven years mom goes back to worker dad goes back to work. And they have the income to pay that worked those are all very intelligent well thought out reasons to use that type of mortgage I'd be concerned when I see them go to the bank and say well. No you can't afford for you can't afford this house of the four point 5% more it. Guess what if you use an arm and you be able to afford today you might not be able to afford seven years from now but you'll be able to afford two days ago. Nobody you know the others flip side of that Michael is seven years later. It you know a year your career should advance and you should have more income. Thereby being able to pay higher mortgage you know you think about career wise if you're Eric regardless of your profession Whittier police officer. You know seven year from now I would expect that you're going to be making more money into making today and I would imagine that they had that same thought back in December of 2002 when there were borrowing that money as well. Coming up weren't talk about a town in Massachusetts. Where they are considering. Developing a growth facility this would be a marijuana. Grow facility. As to whether or not the town is gonna vote in favor. Of allowing an old lucid technologies facility to be converted into a marijuana. Can have this growth facility. And I'll try to give you some background on this this is C. Facility that was very active. You know back in the seventies and eighties huge facility in North Andover and they pay about 500000 dollars a year. In property taxes on that building right now. If they do grow facility the property tax roll going from 500000. Dollars to five million dollars that's the benefit to the town. Think about it it's a four and a half million dollar difference in terms of how much more money. The town North Andover will collect in property taxes. In addition there will be 1500. Highly skilled workers in that facility so not only north sand over benefit. From this the perspective of job creation but the surrounding towns will benefit from. It's a one point one million square foot facility. And it would be allowed to grow for medical campus and it would be allowed to grow for recreational campus. A big debate in town and and I am not sure how this is gonna shake out. I can if you want my bad I'm mean you can put me down I'm guessing they vote no against that so retirement of one point one million square foot facility I completely. My personal vote is I would support it. Where I think people are you know holding some doubts first off it looks like about two thirds of the this up it's Purdue issue will be used for recreational sales. And I think you know a lot of families in that area or just having a tough time. Fear how do you explain that to kids and things like that and dad I'd don't know Citigroup the argument but I understand it's like I can see how that would be a tough conversation average a ten year old son you've been telling. Don't smoke pot that were going to approve a new medical mayor herb marijuana growth facility. In our town and the second one is I think a lot of people are calling into question whether or not that five million dollar annual payment is gonna come to fruition. Mean they're looking at and saying OK yeah you're coming through these promises a five million bucks but it's you know when you read into the laws around how these payments work and their regulated we're not buying it. So my bets it's not gonna happen. Do you think you will wolf it'll fail well you don't. The logical place to put these growth facilities. Are in more depressed economic area. And North Andover is not an economically depressed area however. However. If you you can make the ROG all these things should be out in Holyoke and Springfield in western Massachusetts and and that's valid argument. But this is an empty built ended on the tax Payer in that town I'm thinking two things something one. Is it we're gonna get more than half and we're gonna get more property taxes or getting currently absolutely. And secondly the job creation I mean the they're not using town water there's whales raid on the property. And and job creation have. Even if there overstating it jobs it's not going to be 15100 maybe it's only going to be 500 jobs still 500 skilled jobs in these jobs growth facilities. Pay over seventeen dollars an hour in a so. I for the life of me. In and in the town in which I resides there are empty buildings if they if they if it came to town vote in my town I vote in favor. I would too I did I think. I think they can do a better job quantifying what this five million dollar payment would really mean to rest it's like how does that really impact your every day what's it gonna do for your property tax bills how's it going to impact those different things I don't think they do a great job. Spelling all this out I think there's just this big league stigma. You know I think especially in the suburbs. And especially in the wealthier suburbs about Merrill on an idea Billy city conservative yup I just don't see how this is going to pass with north and over in addition to all that. You know you have the federal concerns obviously the drug administration has talked about cracking down on. You know then the federally illegal marijuana trade and so we know me yet have concerns about that too. But I feel like that really Furl falls much more on the owner of the facility the operators and potentially the employees there rather than the residents of the town. Well let's let's take a look at our poll results like voted already and you know Hollis field I'd vote in favor it hands down. This is a best case scenario of one of these towns right you're just talking about basically yeah affirming facility. Ten years from now Michael you're gonna have to announce competing. To have these facilities there I have a different tax rates they'll be doing all sorts drinkers are two things there's a big big generational. This huge generational. The things it can do it it's kind of silly and fight with the town and frankly wages are going to be higher in North Andover and they would be it took this out to Worcester. They took it out to west anywhere western masters whole deal. Would love to have they've got tons of space. It happens that cheap water. Is right around the corner from north and Everett. You know Utley bean knee. So I think that people might be missing the boat here again the job creation. Right there are people of Lawrence that are unemployed right but let's let's get the job. Well we're back if there's a breaking story as it relates to Amazon. Warren Buffett's and Jeff this straight I. And JPMorgan's in there as well so dot JPMorgan so in who. The big story here is that it was on Berkshire Hathaway and JPMorgan are apparently going to team up to create a new company that's gonna help reduce health reduce health care costs initially just for their own employees and so we don't have any idea what this gonna look like yet. The idea you could see how they might take some health care benefit work and tension prescription drugs who knows what they're gonna do with this it's very initial announcement but. Already got healthcare sector is guys shaken their boots about this a CES is down about five dollars per share 6%. Express Scripts down eaten half percent on this news. And united health care down about fourth 3%. It was on Berkshire Hathaway JPMorgan none of them are really moving on the news as of yet as we really don't have much detail as to what this is going to look like but. It would be we've been kind of waiting on a health care announcement for Amazon for awhile and looks like we're start again this year. Alfie. Still called me skeptic but to mean would they it would of those banks know about the health care. Not much. I don't know what's you know what JPMorgan is bad but they're very good processing payments and moving money around which is you know a big big issue for the health care system trying to pay those bills and things like that. What is Berkshire Hathaway know about it. Now they've got some hands and so many different businesses. I assume that they've got some experience on an Amazon. Delivery rate logistics and delivery that's yeah I've gotten that the they've got nailed down so I've no idea what this looks like but and sure to be interest. And I. ED 90% of the labor being done by a robot rent and so the the 30% tariff. Offsets. That ten dollar an hour difference and it's good for Florida and that's that's an area in Florida that will benefit Jacksonville. From happening again 800 jobs it. They're pretty clean job it's in and they'll be reasonable compensation full time jobs and benefits and him in the whole enchilada so. It it's good story you we're able.
