And it's important that we point out this is just on private student loans correct. Yep this is just on private student loans that it relates specifically to learn held by entity called the national collegiate student pilot shot. They hold boat for about 800000 borrowers which total about twelve billion dollars that go to the pool of loans that are potentially affected by the issue. You sit twelve billion. Yeah really just getting beat up they actually beat estimates they had earnings of 28 cent per share which -- above that Mets and the revenue again beat forecasts the big issue here is that revenues exceed down by 12% a year ago and on the earnings call the CEO did some pretty negative guidance around specifically their energy sector just the difficulty that they have in that specific marketplace so guidance for the rest of the year it is not to get. On the other side we've got Capital One Financial now all about seven and a half percent big move up for them accompany that'd federal. The struggle the first half of the year would they show though. They did so earnings and one dollar and 94 cents a share that was above estimates that revenue beat forecasts as well that it would he saw as a big stabilization in new loans they rode up some more of the bad loans and increase the mind set aside. I wanna talk about how he and I wanna get into the topic of homeownership rates in 2016. 36 point 6%. Of households had rented their holds it close to the 1965. Number of 37%. So home ownership rate that the point I'm trying to make here folks is it. Homeownership rates little lower than they should be but that's not necessarily. A bad thing. It's not necessarily. And here's why so. If you look at the growth of the US over the last fifty years okay high homeownership rates have been one of the major driving forces behind the creation of a lot of well. They also were than the driving force behind the disappearance of a lot of wealth in 2007 through 2009. And OK there. What what's interesting is that high homeownership rates they can't benefit families that own properties. Because they're able to tap that equity and they're not paying rent to someone fair and that they're able to build some equity. In their property. The downside and this is something that we have seen since the financial crisis is that in an area that has high homeownership rates you have less mobility okay. If you are under water you are. In a lot of cases unable to move because you can't pay that balance. That you would have. On the mortgage nor to get that paid off so. What you see is that a lot of countries actually with low homeownership rates. They may not grow their wealth as rapidly as other economies in other countries do but they tend to be a little bit more stable. Because they're able to adapt more quickly to changes in geography of where work is being done at least. Just think back to. Worker mobility. I remember this like it was yesterday. You know the financial crisis of 2008. Guys were out of work right Peta were being foreclosed on. There were tons of jobs out in North Dakota. You could if you love them even if you were willing to relocate you can go to North Dakota and if you could drive if you had a commercial driver's license. And if you could if you could transfer hazardous waste my passion to make a lot of money but nothing what but nobody could because to your point B. The all these homes these albatrosses were hold them back. On the matches and everything what's interest in the homeownership rates that we have right now OK if we take a look at cross via country and the national homeownership rate is 63 point 6% okay. Which is pretty much equivalent to where we were in the 1960s now okay. It was only in the 1990s homeownership radio in 1994 was 63 point 8%. It was from 94. Through 2005 that we spiked up to 69 or no it was artificially high. Would it or what would you argue that like. They didn't we learn that lesson it was the root cause of the financial crisis now it and it was yet cause and effect you know we've hit it in a lot of damaged. I mean just solely. Innocent bystanders to wiped out yet and you read it was the rise of mortgage securitization. It. It was the rise of the needle loans no income no lasted verification or someone's as they have got a 100000 dollars in income okay able Indy 400. So what would you argue is the natural healthy rate of home ownership by the body heat certainly say 63%. Is not healthy. 64 to 65. Which if you own a home. Yeah I hope you're paying attention if you're a homeowner that should be music to your ears because that means we're below the norm. And to my. Thinking that means that property values are going to continue to increase. Until you get up to that. What you could go as high 65%. Which is quite a ways to go here we're at sixty. What 36 point six don't own a home. Right I mean 63 point four due to Egypt quite a ways to go about 1% more to move that could potentially buy homes in but anyway go over a little tape you know which is hate these the they never settle Leonid exactly 65 so 65 healthy rate if I gonna go to 6660. C. Avenue won't go to 67. Now up on prior to 1996. We had never had over 66% homeownership would get a real strong economy. Without strong economies in the fifties and sixties you have 66% homeownership now. With strong economies in the early enough and give it more two income families trapped in your head in the fifties and sixties home just more expensive. You know you know and keep in mind there's there's always groups of people. Who you don't want to actually own home or he learned that lesson that's not say if people right out of college as an example and okay. People want to be able to move to where job opportunities are seeking climb the corporate ladder that's a group. That needs to have mobility in order to have the best overall financial situation down the road you've a lot of people. Who when they get a little bit older they say look I've owned a home my entire life I don't wanna deal with owning a home anymore I want you with maintenance and all that. I'm gonna move I'm gonna go rent I have a number of friends my parents who have done that now and they said look. I'd rather have the money in my hand so I can do something with it and now rent you know early and so I see plenty of people who go when they do something along those lines there's always shadowy and an owner I'd like Conan might place and made it probably been a mistake.
