Suggesting that the market's recovery of the past few years could have been even stronger. Well I'll tell you what it's hard to imagine that the real estate market could be stronger than it is. But let me share stat with you that I thought was mind boggling. Normally tricky about one point 8000001. Time home buyers every year yeah. That's that's really the norm if you go back in previous decades with the population of the country was significantly smaller. So grow one point eight million a year might be one point 91 year one point seven the next. For the last decade though it's only been one point five million. First time homebuyers per year that's a huge drop off in what it tells me. Is that there's a pent up demand for housing for affordable housing not the nick mentions that I. The millennial generation is saying hey we want to buy something lured by anything. So I think that this. I don't love this statistic I think it's a little bit misleading in what way. You know it wasn't one point five million no it's actually start to creep up as a year about 30% of home buyers last year were first timers and we'd like to see that number. Yeah like the last ten years it's obviously been crappy but we're not we're not seeing one point five million new homeowners a year now we're don't we're seeing over to know but I. Here's here's just a stat I'd love to see and I don't think it exists but thirty Urals you guys are thirty years old. And if you went back over the last fifty years and you measured homeownership rates of thirty year old in the United States is looked at. Well we've we've pulled this up last week actually are couple weeks ago that I act on it it is down yet so if you look at the changing homeownership since 1994. Okay. People under the age of 35 and this is from 2014 B of data for fifteen or sixteen yet people from 2014. Herbs are people under 35 and 2014 men the percentage of homeownership has decreased by about one and a half percent. That's it. Under 35 now I don't have under thirty in OK I'm sure the under thirty numbers would look a little bit different there. The biggest declines in homeownership. Backs we've been between age of 35 and 44 and 45 and 54 both of which are down about 4% since that time. If you don't own a home by 35 is it pretty unlikely that your personal. Interest. Know what I wouldn't say that no no my parents and by their first home until they were 36. Maybe I think the reason. More aspiring US homeowners are signing on the dotted line and the index of applications for mortgages to body holds jock. Rose 10% last week to the highest level since may 2010 lot of contradictory information that's coming out. This according to data that was released on Wednesday by the NBA the Mortgage Bankers Association. A good numbers for the week here okay so little bit of a bump up in the number of mortgage applications. Correct so we're we're still importing an awful lot right now but in some cases it does make more sense to export this oil if you can get a better price on the foreign market Ford is that because we I guess there's a trade right because week we sell it for about two dollars lasts. And our big customers are the UK Colombia in China those are the three countries in a bind most of the oil that we're exporting. And they can get it from us for about two bucks cheaper than that and the saudis. Exactly it in the other thing the after a member in the broad scheme of things were still exporting very little in terms of overall world production notes it still is a drop in the bucket it's the 1% you know it's it it's big that we are now exporting them million barrels a day now okay. That's still places behind oil powerhouses like Catholics stand like if it's if we're we're we're falling down hill is. A lack of pipelines as it is if we had more pipelines would we be Heatley wouldn't shouldn't Texas oil when you think about it just logically. Should not be going out to the West Coast is supposed to be gone to Columbia. It is it should be to keep in mind there's a lot of refining capability down in the gulf and so it's a matter of also getting be refining capability where you export terminals are so. Yhency there's a few different pieces that play and pipelines you're fine capability and then you're your ports and so forth you need all three in order to be able. To get it to where it needs to be I don't know where the bottleneck is it might be on the pipeline side of things but I'm not sure. They have products that are so big yet what they could have a breakout success itself hundred million dollars of some small beer which is a lot of money by the but it still doesn't get them to where they need to be. Overall it is a relatively quiet. Day on the market thus far the Office of Management and Budget. Says that they are thinking about it's charging it's the worst to accept food stamps they'll be the biggest recipient of food stamps is warmer. In associated industries so you're talking about that you know Waterford Connecticut area right down in the southeastern portion of the state economic per it's an area of the state that has struggled it's not nearly as robust as the western part of the state. And you know it's the kind of job with the jobs to heap when they are but aren't they wouldn't that god has your maker electricity somewhere else break see if if you shut down millstone that means you're gonna. Create electricity with a natural gas plant somewhere else you gonna build a natural gas plant that's gonna create jobs it will I don't know and I'm again I'm just because I don't know I don't know if those facilities require the same number of workers from the knobs complex may not be the same skill level and it may not be the same skill level and that's not the same pace so even if you do end up with a different facility. The number of jobs and the amount they paid might not be equivalent just as you talk about the jobs you know to work in a nuclear power plant. It is a point of training it is a high stress environment and pays very view but the the fact of the matter remains. Millstone is looking for government subsidies in order to continue to offer. Whereas the casino used to cover a much larger portion of those health benefits. They're not going to be picking up nearly as much of the tap now. So June 30 since the end of the year what do they what is the state trying to get in terms of concessions out of the state use state workers. The agreement. In place between the governor and the coalition of unions is worth one point five billion dollars in. They're called give back that not all get back because a lot of it is that's over here he has a lot of it is. More than half of it is three years of zero wage increase is starting retroactively June. Thirty or July 1 of 2006. Though the current era that we're in he were acting and the year after that would be no wage increases. And that alone would account for. About seven or 800 million dollars when you include no depth increases and three furlough days so a lot of it that and some of the restructuring of tension and I'll read it moving all retirees aren't and Medicare Advantage.
