Did they got released at 8:30 eastern time indicates that home values will continue to increase during the coming months I everybody's Berrian talked with you here. On a Tuesday morning. And of course of talking about chuck the data they got out any 38 related to permits and new home construction starts. Some people were disappointed by the. The numbers I look at the numbers and I said well as a whole corner I'm kind of glad that I I like these numbers yet the data came in if you are looking to buy a home you're sitting there saying oh boy. To only gonna get tougher because what we saw the annualized pace of housing starts came in about one point 17 million. Per year estimate that we were getting was around one point 25 million so we missed by about. 80000. Okay about 7%. Can I match I won in Europe do there's so we're on pace to do about one point one call one point two even. Yeah million housing starts in the whole calendar year 47 team right. In that ballpark and city call one point 11 point two that's how many. New units will be built across the country in the United States get what you remember folks in the first quarter of 2017. There were 845000. New homeownership households formed. Which tells you I don't know if you can extrapolate that out to 3.2 million but. It it sure certainly indicates that didn't mean it is exceeding supplies potentially by a multiple more than two. It does right now I still think we have a lot of overbuilding that it happened in parts of the country back during the lead up to the crisis even afterwards I mean. Keep my we saw household formation numbers down like that 300000 for the year. We saw negative household formation for about a three year period from eleven erratic from nine until eleven. And we had a lot of excess inventory on the market yeah I mean even during that time what you were building many house only about 600000 a year. But even now that many household being formed so I think that's. Definitely if if you continue the pace of household formation. There's going to be an issue there and I think we're still a little bit light in terms of the overall. Construction numbers that we're seeing right now at the peak of the housing bubble no okay you go back he tickled that January 2006 number which was. On the ground zero for when everything started to slide downhill. 2.2 seven million homes on an annualized basis being built there OK that was too many one point two today. I don't think it's quite enough historically. The equilibrium that we've been in the we're here and healthy housing market has been around one you know one point four to one point six million hits a wrestler but that's with us population also. Right and that's why make a statement that I think the housing market has links you know audio are saying it in you know ironically. Some of the people who think that housing is overpriced are the realtors themselves I've talked to real estate agents. And they say to me if these these these prices are out of sight TV can't be sustained at this level. Well what's happened is you getting into the major cities like your New York's annual or Boston near Chicago's and your LA San Francisco. What's happening chuck is. People are saying why can't afford to be in Boston can't afford to be in Manhattan so they're saying OK I'll move out to queens or move out to Long Island and people in bossier sand well. I can't afford to be in Wellesley saw move out to the it closer to 495 he just seemed it's it's spreading. It it's it's it's spreading to rule out these big cities now. The markets in the lead in the western suburbs and in Connecticut Connecticut really I think when you look at housing tract. I think Connecticut is the only state in New England with a housing market is still really week yeah and in. You know obviously. Realtors as you mentioned it's you know I've I've heard some of this you know concern alleged don't know if prices can go that much higher. The thing to remember and the key thing to focus on is in real estate you're really looking at growth by generation because it's you know. Fifteen year old don't buy houses. An eighty year old don't buy outs in general it's what you gotta come of age in your twenties and thirties you buy your houses then and then you continue up through the chain as you go. The millennial generation. Is about 22 I'm sorry about point 2% bigger. Then generation acts OK you have fifteen more meaning they're just starting. UF fifteen more million people in this generation than in the previous one so you can have the same number of houses. But you've got all of this additional demand that it might not get right now but there is this wave that's coming and it's not gonna hit all once it's gonna be this gradual buildup in this crescendo in all of a sudden you're gonna sit there and again say. Holy town where we penalties so starts for a week about permits. Permits were a little weak as well the better than starts permits came in at one point 23 million. Missing by about 3%. Still moving in the right direction from where we were a year ago. You know I think in general you go back a year to January. Of sixty execs pulled vehicle numbers just to give a one year comparison here. And in April of sixteen and OK we were doing. About one point one million home starts there -- or permits per every year OK today were up over one point two so to about 10% growth for the yellow flag getting ready. That builders are getting ready to sub dividing their doing your engineering. And they're saying okay. And get ready. But they're not put the shovel the ground know it in part of that I think is we've talked about the lack of construction workers I think you'll pull permit. For no reason you don't have someone who can work on that job in the next six to twelve months and get your findings do not pull them up otherwise it's just money that you've wasted for no reason you're not gonna sit there and say OK apple Department of Justice sit on it for five B. I'll tell you the the engineering and construction costs today are a lot more stringent than they are thirty years only up thirty years ago. Child were real tough on builders now if you talk to builder Ellie there. They're they're hesitant to be too critical of the towns that they need the fact that matters. You build a house struck the air a huge you're buying a house CU wanted to do an addition or you want a redo the kitchens and do some you know major renovations that house. You're gonna have 45 different inspectors in that house looking at what you're doing. Well and then let's talk just in the last five years the change in regulatory cost. In 2011 this is based on a survey done by the national association of homebuilders in Wells Fargo. In 20112011. The total regulatory cost in building a new home with about 65000. Dollars okay. Today in 2016 till last year it was nearly 85000. Up 30% in a span. A five years that is all additional cost fast B pass through the final and final and buyer. And and chances are. That regulatory cost doesn't change a lot with the you're building a 15100 square foot house or 2500 square foot house not a ton you know unless you put an elevator which you'll likely want it which is why they want. The easy wanna build the bigger houses what it in especially in the higher priced markets are almost forced into it because the cost of the land is so high. That you can't just you know you can't say OK I'm gonna build 15100 square foot house and sell for 800000 that doesn't work in a lot of key. Housing starts we just told were disappointing yet Home Depot crushing it in terms of sales and earnings. Renovations and existing home sales that's that's the big thing I mean I'm going through a process right now where I'm selling my place and buying a new one. Do you fix an appeal when I have been to Home Depot in the last since the start of April so called six weeks. I've been to Home Depot no fewer than ten times. You know and when I'm moved finally. I'm gonna go to Home Depot no fewer than ten times in the month that I move in just because I have to get all the different pieces that I need so I'm not buying a new home were not building a new home. But we're still spending a lot of money at Home Depot just because of those changes so I think Home Depot you talk about your earnings they came out. Dollar 67 a share compared to 162. And I didn't impress me greatly impressed me trip was the same store sales and the average ticket say. Here they all cheat on their earnings folks in the if you didn't know this'll tell. Companies always project worse earnings than the the you know eight wood and 80% of companies beat underneath testament adds we know that companies are notorious for low balling their earnings given the it with people on a note seems store and averaged. Yet the average ticket was up three point 9% from a year ago in sales per square foot was up four point 6% compared to a year ago so. They are pretty much hitting on all cylinders right now the stock up 2% on this news which for 200 billion dollar company in a relatively stable space. That's a big move there is the company to about 18% over the last year. They pay to a quarter percent dividend Home Depot. You know really that they are hitting their stride and honestly. It is now time for Wall Street Watford joined by Mike Armstrong. Mike what are markets doing today. Why Jack guest or trading day but that was down by about sixteen points or less than 110 of 1% the S&P down about three and a half percent. I appoint 15% it's not a whole lot of movement so far this morning though losses continued bigger news out there. Got a little bit of housing data this morning what does it show overall. Yes so. And actually having information so first up how things. Starts are still healthy but they're down two point 6% in Q1 single family permits were down four and a half percent. That said existing sales were up one point 4% in Q1 which is the fastest pace of the decade. And the median home prices up six point 9% to 32100. Dollars so good movement on the existing home sales but. Inventories. Seem to be that continued issues that happen. Couple retailers reporting today Dick's Sporting Goods as well as Home Depot also at fort about what we see from fort index. Yes so forward is not a whole lot in terms. To remove the cup but they did report that they are cutting 10% of their workforce. Which is obviously pretty significant these stock and move and a whole lot on the news that nonetheless sport going to be cutting 10%. I would Dick they've missed on revenue that comes or below expectations. Stuck on the news down about ten and a half to 11% so we have continued struggles with the the retailers out there. Is that what you may see fill the gap and is the continued growth of US shale and the reason for that. Is that fracking cost of come down quite a bit in the last couple years as companies to improve their technology and been forced to work. Out lower priced conditions and trying to be profitable at those lower priced conditions so what you're seeing now. Is it transition where the 'cause shale tends to spool up a little bit more quickly doesn't require. Quite the leg work the traditional wells do you may see this American shale production. Actually come in to fill some of the gap. Once you finally see supply and demand back in equal or equilibrium and you know the nice thing is where it's coming it's all coming out of texas'. Texas Pennsylvania I mean those those are you two biggest places Texas still has a haunt of untapped resources. In the western part of the team they are there days he's close to the refinery yes. It's convenient. It's where the oil is easy to get that right from what I can gather I did see that there are currently 712. Active oil rigs. That's up from 316. In the middle last year I mean that's that's impressive yeah I mean in terms of rig count. We are effectively double where we were. At this point last year and I think that that's a trend that is going to continue in the US candid also doubled the number of birds at this point last year the cabinet in North America even internationally I'll tell you. You're starting to see you rigs pulling back up again for the first time in about two years so. We're still not back to everything flying you know hitting on all cylinders just because the one point at the UN about 15100 rigs in the US that were operating takes about nine. This is actually pretty good price point it because we're we're buying less from our energy power from our enemies would continue to continuing to develop. Oil production I just wonder how much longer the saudis will stick around this pricey you know because they could just say. You know what the hell with this we're gonna drop this soccer now and ten bucks a barrel. We're gonna leave it there for five years if they really want it to push us out the problem is we bounced right back the shale that we're producing. Is okay you give it to us for ten dollars a barrel will shut it down the pin that you try to raise it again we're gonna come back day in and I'll tell you. What that would is that national homeownership rate across country but 61%. I'll pull the odd numbers I haven't taken a look at a little while now they give you if you look 63 point 6%. What is it 63 point six points a 63%. Of the population. Owns a home and normally that number if you look at I don't know fifty year average is like you have to look at long averages on the stat like that. Figure fifty year average on homeownership is probably gonna run 65. Maybe 66%. Not much one yea and in general we've been. Finding that 64 and a half 65 and a half range with reason I think that is the the runway is long for housing because. You're still below the normal housing how so home ownership rate you've probably got somewhere in the range you you figure if you need to pick up by 2%. You know if you're making a two person counsel he probably got about three and a half to four million homes that need to be bought at some point to get back. To that point but the only time you've been above 65 and a half is 97 through 2012. Which that that kind of stands out in my out wire historically. Yeah you're kind of right in at 64 to 65 and a half rain so you're like maybe half percent to 1% then so. They can make an argument if two or three million more homes at the lot. Like I could certainly see that being needed I just wonder. Are the homes that we've built in the right places or we overbuilt and certain places Ohio where necessarily know one that I eat.
