This is the financial exchange with Barry Armstrong and shut itself down. Tour exclusive look at business and financial news affecting your game your city your world. Stay informed and up today about economic and market trends plus get breaking business news every day. And now the financial exchange with the very Armstrong and sharks are. During the course of the day we're going to be receiving reports from the auto manufacturers as to how they did for sales during the month of march. I'll remind you that the month of march was comfortable lousy month for weather. And I think it had a negative impact on autos hi everybody it's Berry and truck with you here. We sought Tesla report over the weekend they beat that there are small manufacturer. GM and Honda have reported chucked in the one that struck me was. GM coming in up one point 6%. But the estimate had been that they would be up nine point 6% that's a bit disappointing number. Yeah it in this particular what you saw was that their Buick and GMC brands both those actually saw a double digit gain to fifteen point 112%. Respectively. But they actually saw drops in sales for their Cadillac and Chevy brands which are bigger than his Buick and GMC brands you know you talk about the biggest brand. That GM has its shabby and Phillips at the Chevy brand is off 2.2 percent. But even if Buick is making a comeback still wasn't enough to offset that in the short term so. Well when you take a look at it. Any couple that was some other auto makers. That also. Sauce and mrs. Ford down 7% largely because they pulled back on fleet sales significantly which is a good thing for the long run. But you know we've talked for. The last year and a half now about where auto skills can go from here and about how to try to grow auto sales and what it comes back to his. You need to have an overlap with demand as well people who can afford that demand in what you're seeing right now I think. We've continued C park you know cost for cars going up though the length of loans going up. He Gado I think you're at that peak auto with this point. Men could be it could be. One thing that struck me on the General Motors numbers. Normally get an auto manufacturer wants to have seventy days of inventory that's kind of the sweet spot in terms of the amount of cards yet sit on the lot that are ready to be sold seventy days. General Motors right now truck sitting on ninety days of inventory which makes me wonder. I think and happily ups I think gonna slow down manufacturers the like I. Is this summer because often times in the summer they'll slow down the shut the play a furlough for Lance and stuff like that via calendar they do a bigger furloughed this it's it's April. So they're starting to make those plans right now. It seems like they would just if you don't wanna continue building inventory for no reason because all you do when that happens is dealers that take up more mortgages nor to buy those cars and ended just sitting in paying interest on them until they finally sell them so. You know it's. The auto industry right now is kind of at a crossroads it seems like just because things have been so good. Kind of threw you know 201122015. And then he kind of got in the last year and it's you started seal little bit of weakness their so it's an area of the economy that. I do think I have some question marks on over the next six to nine months here. And I think the big thing is that you get to a certain point in consumers just can't afford the cars at their producing. I get to face it. You stocks and I'm looking at Ford and General Motors both down. Two and a half 3%. On a day where you know the Dow's down but it's only down fractions that between nine point get the market. Is agreeing with you truck that the we may have reached peak auto. Construction spending up point 8% for the month of march. Manufacturing ISM coming in 57 point two both numbers I think pretty consistent with what we've estimated. Yeah and in fact done that construction spending number. The January number was revised up and actually mob better than expected by about half a percent there. So you know I I take a look at the economy overall and obviously autos are a little bit of a concern there. But you know you talk about again manufacturing talkback construction they seem to be the decent spot right now yeah so. It it's not an economy that's firing on all cylinders. But I think you know autos are concerned. But you look at what's going on construction you look at consumer income and things like that which we talked about on Friday. If it's not a bad picture that you probably are somewhere and can that be to be minus range right now if things moving along but not as rapidly as we'd like. Well if you wanna get things moving along rapidly only if they do have tax overhaul. Congress seen as not likely. To pass tax overhaul quickly that's disappointing news. To those of us who are counting on tax overall is certainly going to be disappointing news to Stephen Lucian who basically promised that two and the investing public. Prodi a month or two ago that he would get tax reform through congress and through the senate by August. I am actually going to take a point that I haven't taken in a while I'm actually more optimistic on it now and that at any point in the past and the reason for that is over the last few days. There's been a little chatter at the freedom caucus. Saying if things along the lines mark meadows came out maybe three or four days ago and said well we don't actually need to have all the offsets for taxes if we can't balance the budget we can't balance the budget. Kind of a weird thing for freedom caucus got stated as they were voted in with the promise of balancing the budget. So when you start to hear that it signals that you they've got some pretty good flexibility I think the reason for that. Is that they don't want this border just talked a lot of freedom caucus members are very poor districts and districts that are gonna get hit hardest. By any type of border adjustment tax just because you were ordered just to taxes just remind everybody what it is when you we import. A car which is a lot of sedans are made in Mexico. Vision view would be attacks placed on that car or view in forward and air conditioner from Mexico would be attacked you imported teacher you know that something that small and in the reason why that's important. Is because when you look at where stores such as Dollar General or Wal-Mart get a lot of their merchandise from. Coming from the US while it's made overseas which is why it's so cheap and so the thought is that a lot of these freedom caucus members are in parts of the country that are dominated by the wal marts and Dollar General of the world as far as commerce centers and so because of that. They don't wanna be in a situation where their constituency twenty point 5% increases on the cost of their goods so. I think they're not actually they also happen to be in areas that do a lot of trade with Mexico where they don't want to hear. Manufactured goods to be stopped at the border incidental like managing your from a farming state farmers sell a lot of product to Mexico in about a week green goes across the border all the sudden as sales stop. The midwest would be devastating accident and that's why the more that I see. That the less I think the border adjustment is actually go to become a reality okay and I think that if you can get past that and get past trying to trying to balance everything out. I think you get a tax deal done will be by August. That I'm still skeptical on but I do feel closer to a deal than I did by a mile or two ago. I'll say by February. Our question today are poll question on our website which is financial exchange showed dot com news. Do you think tax reform will pass in 2017 do you want to. Vote on that you gonna say February which means no I'm gonna say February so I'll say no by the end of this year yet but I do think he gets done shortly after 2018 starts and that's not too late that's not too late. It's not ideal but it's better than nothing now. I voted no I I don't think tax reform will pass in 2070 that you don't know if it's it's impossible to guess. Do you think tax reform will pass in 2017 go to our website financial exchange showed dot com. Cast your vote will announce with a vote results are during the course of the show I didn't even know ever source workers were thinking about going on strike. But it apparently. The ever source workers that work for than that natural gas division. Were about to illustrate 275 workers yet 275 workers who were about to while walked out in the reason for it. They had some concerns regarding ever sources outsourcing plans. And so this was actually a deal that got done. Around 11 PM on Friday so working late into the night. On Friday here. And eventually actually getting to deal finally completed. At 3 AM Saturday morning so I put in a little bit of extra time there they ratify the contract with the vote yesterday. And so ever source as you mentioned supporting the strike that would have been a big big problem. Whether it was a big part of. The dispute had to do with outsource so. In and I hear that when I talked to any utility workers so here when I talk to workers for the cable companies the cable TV companies yup they tell me that. The companies themselves don't want the liability of having those workers on their payroll they want outsourced the wanna go to right subcontractors. To have that work done. And so they're getting away from having their own workers in all employees whether it be ever source for Comcast. All these companies seem to be trying to push that out and have an outside of their realm it up next we're going to be talking about out. Roger Stone and what happens to marijuana gave you know we've got its niche thing dilemma because. You've got different points of view within the trump administration as a relates to legal marijuana. Leader bank does a tremendous amount of mortgage loans as a matter of fact I've used them a couple times to refinance properties in the past. Jake how's the mortgage business these days it's been an extremely busy Berry. There are a lot of people buying homes. So that's kept the purchase market very very busy you know on top of that rates are still an all time lows through a lot of folks who are refinancing their homes either get a better rate report from the cash out because of properties appreciate it. That's us and asked how does somebody know whether they should call to refinance. Well you know. There there's really 22 ways if they feel that the rate can be improved. Give history. And you know thirty year fixed rate your all time lows. If you have anything in the in the 4% range frankly give its rate that might be able to do something. Roger Stone who is one of president Donald trumps most ardent surrogate. Has publicly implored the president to back marijuana legalization even. As he blasted. Is US attorney general for outmoded thinking on pot while quoting Thomas Jefferson and the Bible to justify his position. Steve got two camps within the trump administer a administration got Roger Stone. And then you have Jeff Sessions who's you know Jeff Sessions the attorney general most powerful legal mind in the country. And he thinks that in his opinion is that marijuana is just one short step away from heroin. And so and then Roger Stone on the other side saying hey. This is a business opportunity where I think we can make a lot of money is a country that it's an itching to see it's a very it's being sued drawer and opinions on the stop. It is and it also is relatively indicative of some of the divisions that you have within the Republican Party on this type of issue because on one hand. You do have the traditional conservative point of view that marijuana is illegal it should remain illegal. And that you need to continue to crack down on. On the other hand you have the more libertarian point of view which is take. This so that we should that be actively export trying to figure out how to turn into a business and if people want to smoke marijuana let them. I think that it's more likely than not. That you end up seeing very little bell and on this just because I think we'll be such a big backlash. From a number of trump would do mortgages will just stay on the state level than. Because right now dated during the campaign that's what he wanted to do was that he wanted to leave it up to the states as far as how regulation is concerned. Obviously look. Jeff Sessions is an outspoken critic of marijuana use and legalization so you certainly have someone. In a very high ranking position who kinda goes against that point of view but I would think that Donald Trump is gonna make that decision when it's all said and done. We in the states where recreational marijuana is illegal words grow is is it grown in Canada is a grown in Mexico and we're out that are legal still. Yeah Ali the league's most states it's still illegal recreational marijuana it's only I think six or seven states were recreational marijuana is legal. And even in states like Massachusetts and Maine you know distribution network ports so a lot of the marijuana that's being sold. In Massachusetts and Maine is being sold illegal. Yeah a lot of if you're talking about the northeast a lot of it's coming from Canada no kind of guy alone in Canada but it's grown in Canada and the coming down. Obviously you have some that still is grown illegally in the United States that definitely happens. I would imagine that as you get further south you probably talking about Mexico and South America that tends to be a source for it. I would imagine the Pacific northwest decided to stay right up there is probably coming from the air raid the southern states haven't voted for them all northern valued Denver. You've got Washington State you've got Oregon and California. Massachusetts. Maine and Washington DC right. Let's see certain road Texas it's not in Florida it's not in. Alabama South Carolina this is a terrible chart dumb looking -- to -- the colors don't really tell you much but yeah pretty much the whole West Coast legal at this point. So you do get down to while the board there apparently it's legal in the bottom I didn't know I'm glad that trait that's very yes he got Alaska California Colorado Maine Massachusetts Nevada Oregon and Washington. DC has legalized both put recreational commercial sales blocked by congress that's kind of like what yep Massachusetts where it's legal but you can't sell. And then also. You get a number of states that have legal medical marijuana at this point I would imagine again you've got 1234567. You get eight states right now that have legalized. You mind five years ago you didn't have any. Connecticut is consider legalizing recreational marijuana. Rhode Island does not apparently New Hampshire is not it's already legal and in Maine and I don't know where Vermont weighs in on this debate and no recreational marijuana. Is not available for sale in Vermont. I'll tell you the next states that are likely to lot to legalize if you go through this because the way it works if you remember about maybe five or six years ago. Massachusetts went to read decriminalization. Program was pretty much a few possessed as always it wasn't you know more than that it was like an ounce or two. If you got a citation but you were written up for an and then. He's the states that currently have that similar type of law on their books Vermont New York Connecticut. Delaware. North Carolina Florida. Not either Alabama or Mississippi I forget which ones which. Missouri Indiana I'm sorry you'll annoy. Ohio and Minnesota Steve got another ten to twelve states that are kind of on this path and I would imagine in the next three to four years. Probably end up being legalized Ohio. Voted on a legalization two years ago. But it was a terrible build a pretty much would have put it all under one person's control so they voted it down. But I would imagine Ohio is pretty close to being the next state. To go you know it's very interesting to see is the impact it's having chuck on commercial real estate values. In Massachusetts now commercial rules they were talking about. You know think about what if you drive around Massachusetts all of the empty old factory buildings I mean yeah New England in Massachusetts was back in the 1860s. A lot of these factories were built in the are built it is you know facilitate the civil war then he had the World War I factory the World War II factories. Many of them have been sitting empty. For a long long time now. You've they're being converted into growth facility to. Value of that has gone up by 50% rents have doubled in the east facility it's everything Abel you need to put a restaurant on the first for your marijuana grow facility on the second and loft apartments above. Hey that's a winning combination so there that's a baby boomers that's a winning combination. It and these are so think about Heidi you if you're the town that's considering that growth facility yup you're getting increased property tax values. Then you're putting workers in their which I had no idea of these guys are getting paid 22 dollars an hour I didn't know was that much rope for so I know. What you sits in not just hiring Eddie just anybody that it's 22 bucks an hour plus benefits so you're. Yeah I just look at it from an economic standpoint and that's the perspective I took on it when it was going to vote last November I looked at support. You know you you think about the financial impact. Marijuana sales struck last year legal marijuana sales would just a fraction of what our crew were eventually going to be where six billion dollars. Do you know how many states it's still illegal at the state level on. Only five now there's only five states left in their Idaho South Dakota. Kansas. Indiana and west. Virginia CS big east states that are holding out whether it be Rhode Island Vermont New Hampshire. I think the pressure of losing those jobs and that revenue to the neighboring states will eventually bring them in yeah my my one question is obviously we've heard so much about the success in Colorado when they all the revenue that they've raised. But I almost view this kind of how I I view casinos and that. The first mover has a big advantage yes. But then once everyone else does that the revenues gonna drop his people market across state lines the Biden is gonna drop but it's still going to be better than buying it from Mexico. Yes rate OK I think you have to look at least the way I look at it is. Yeah it it will drop because Massachusetts might have before rode out he may have a segment of the Rhode Island population drives over the bordered by him or one. In Massachusetts or Connecticut eatery in all the neighboring states sure. But I think alternately. It's still. Marijuana that will be grown domestically. As opposed to being. Shipped up in bales from Mexico or wherever it differently it's gonna prepare candidates can have legal map marijuana across the country next year. Are they really they will have. Competitive so again you're you're looking at saint all the marijuana into and it will be grown in Canada and in the industrialized it's just it's. It's changing. It's gonna change the employment picture it's going to change. The real state picture in commercial real state people are thrilled with this I mean this is this is very very similar to what you talk about with the end of probation. You know back in the twentieth century is. What that did in terms of bringing it out of the shadows and then. You know you talk about the growth of beer and spirits over the twentieth century what you saw in terms of product quality and and consistency and things like that again I know since when it is talking about marijuana and you know it's some surfer guys hanging out on the beach but. That's what you're gonna see with Merrill that it become part of the mainstream but it does to alcohol sales you know like the year in wine and you know it is Lotta people are buying those products for the mind altering yeah. Ability yet to care see what Colorado seen over that time the last couple years trivia. Comes up next from our insurer match dot com studio. Making your Smartphone even smarter. Yeah on pace to sell a 100000 that would be a significant job bump up for them. From the between sixteen numbers the thing that they're still trying to do remember is that they're still trying to end up. Somewhere around 500000. Vehicles next year. I don't see that as being possible Tesla just to give you an idea here is indeed in deep team they moved it up they said they want to do and eighteen which I just don't think it's doable even if you say nineteen. OK look let's look at in nineteen so let's say 200000 vehicles this year you double that 200000 next year. You double it again and still only 400. And trying to ramp up that quickly. I just don't know it's feasible and that the factory facilities I know they've got the money because they got all that money invested in them by. That Chinese company Tencent drink. Yeah and and I think for from my perspective that the big thing that I look at is. It's also. Is the demand going to be there and we will talk about how they got all these pre orders and got you know 700000. Pre orders will be what happens when those are gone or there another 400000 buyers that want to buy in the next year. Because again you talk about the best selling well Dan did out there it depends on how well the car performs you know lead the if you know the thing about a electric car if you gonna buy one either need to live in a fairly temperate climate. When you say you wanna sell 500000 vehicles a year with only three models and two of them being luxury it's better see a great car. I just I can't see it I can't see it being the best selling car in America now. While the the other thing is turning to us lose the price of oil. You know oils that right fifty boxes a barrel with what's Acosta for a gallon of gas to and he has sought to nineteen to nine yet kind of that two 215 to twenty feet tickled just at the the Tripoli numbers Massachusetts average right now is two point six New Hampshire is 221 Connecticut to forty Vermont to thirty main two points. Car insurance rates are increasing because all the distracted driving automobile accidents EC and if you drive around New England you see them. Just as much as idea I mean I was driving up for 95 from Hyannis the other day chuck and I saw a terrible accident on 495. It which is a straightaway the eighties. You know the weather was great but yesterday this car had gone headlong into a ditch. And part of me wondered is that provided the would look to be deaths. Part of me wondered who is now under that was the and distracted driving accident. Yeah and obviously that's something that has not contributed to insurance costs going up but the other thing that's interesting. It is all the additional technology that we have in our cars also contributes to the additional cost of repair are so. Well let's talk about something that's pretty it's pretty it's seeing what's what seemed to be pretty simple you know how a lot of new cars if you look at the other side mirrors at this point. There's a little you know spot on the corner that might flash like it little orange warning if there is a car coming up from the outside it's a blind spot okay. But the problem is that to fix that technology lets say that you're driving. And you accidentally ripping mirror off because you too close to another car at fair market something like that you know those those things tend to have all done that her garage it's your bag and out of the garage. Exactly so if you had. A so if you had something like that the conventional repair bill to fix a left near Boca is a 166 dollars but if you have the additional technology. It's 900 in 25 dollars because there's so much more electronics that goes into. And so a lot of these things these sensors that either embedded in Mears in the bumpers of cars and so what happens is that. Even though they're designed to help you avoid collisions when you do get in a collision it's more expensive to replace them. Noticed to that seen these my observation seems like the right cars off a lot faster they use it. And he does seem that way don't you look at some car crashes. And my son had a car accident night by Jake could fix that milk they wrote that they offered a way. News. Five year old car and they use it knows that we're not repairing it it's done it it seems like there in more of a hurry Q2 totaled cars at this when I don't know why and I don't know the reasons behind it but I I tend to agree it seems like you're seeing a higher percentage of Rex resulting in cars being told have you guys noticed that your car insurance rates have gone capital namely is it is just something that's noticeable from a consumer Stan I don't pay might. Car enters the world liked us. So I'm just curious if you've noticed that I haven't noticed anything about anything it's gone down because it had the same policy for so long. But I haven't noticed anything presently everything I read tells me. They car insurance premiums on the increased yeah in my mind's gone down as well. Or at the age though we hear beyond that 25 I think that's why yeah age related but. Hey you know I I suspect. I think we're probably all this fall in the start to see some pretty. Rapid increases in our automobile insurance I tend to I mean everything that you're seeing out there are showing over the last two years most people of average between fifteen and 20% hikes. In their insurance we talked thing is they have to go to the attorney general make the case usually leave it to go to the state insurance division says okay. We wanna raise her premiums by 15%. And of course the politician. Who's the attorney general of the state regulator is gonna say all Toledo. No you don't get it carries that much but back to matters need to eat if you look I I looked at two different companies look at Liberty Mutual and their claims. And I looked at state farm. And their claims state farm claims that just through the roof and their huge automobile and for state farm was expecting to have a three billion dollar loss they end up with a seven billion dollar loss on the audit and they passed that rate through they're not an. That's the only guy that's getting passed through to consumers and they are such a large auto insurer. The the other companies have to kind of follow suit because they don't wanna buy the points you have your small insurance company let's say you're only ensuring I don't know. A 100000 cars you can't afford to have a bad clean season by them by getting it wrong and even. If the smaller insurance companies tend to lay it off anyway they'll reinsurer that risk. So they'll say okay. Will lay will take on 200000 cars but we're gonna reinsurer would you re ensure the risk you're buying it from somebody else another insurance company and they're gonna raise the cost right. So very curious to see. Do you think tax reform will pass in 2070. The optimism is becoming much more prevalent I don't think it will I I don't think you're gonna get tax reform. Passed in 2070 well I hope we do I don't wanna be a dooms their right I would love to see tax reform pass but 55% of you think. No it won't 44%. Saying I think you know pass important I you know this this is Larry Kudlow talk to us about this on Friday. This is the low hanging fruit for congress this should be the easiest legislation paths. It should be but as we see with tax reform and often is you know it again think about the last time that we had major tax reform was 35 years ago Al. You know you've had at this point four different presidents come and go. Without any type attacks from five sorry five prisons so. You know I kinda look at at this point and while bush did tax reform just was swift. Yeah evidently you lowered rates temporarily also I think that's the other big thing is they want to try to get through something permanent but in order to do that you have to find the offsets. But any rate you'd go to our website financial exchange showed dot com to participate in our poll do you think tax reform will pass and 2017. Up next we're going to be joined by Heather Larson from Morningstar if you're looking for mutual fund while our talk about one when we return from our insurer match dot com stadiums. Ari Armstrong here and I'm joined today by estate planning attorney Todd lot ski from the law firm of Cushing and Dolan were talking about how the old rules state. Specifically Todd what I wanted to ask you about is what's the best way. To old rental property I've got clients had bought rental properties the last 3040 years and it accumulated a lot of it. And they don't edit invariably failed summit jointly something else see it it's like a hodgepodge of ownership quite often. Sometimes they clearly when it jointly with children which could even be worse than than any of the ones human you know please don't do that but. I think what's real estate with rental a realistic bury that that really the best thing to think about it is your creditor protection. And that is not only in your name but only in limited liability company can Trace its LLC people have heard about them. You take your property is road and you take back shares you know if it's just you're that you and your wife. And then you put your shares. Into your trust either your revoke noble or your irrevocable trust depending on your objectives. The reason being is when that person slips and falls or gets hurt or drunk person leaves and hurt somebody. They're gonna sue the owner of that property. In the owner better not be you because and all your assets are exposed sites but if it's owned by the LLC and the gonna sue the LLC and not the shareholder you know you. And they can only get the building that's in that LLC. Heather Larson from morning star joins us now here for a mutual fund that we're doing to review today and Heather thank you for joining us. I. Whether we're talking about the John Hancock disciplined value fund. Can you tell our listeners a little bit about. What this fund invests in. Cheers John Hancock the value on John Hancock ran the but I've remodeled the pop and partners is actually. The firm that's spreading on here and end. Often partners is that the firm wide profit and they've been in this that the burn out in 1995. And any proper consideration in the portfolio must exhibit three characteristic the Big Apple have attractive value characteristic. Strong business fundamentals. And that the momentum. Though as far as attractive value characteristics that it that would keep her arms that are trading lower then. It's intrinsic value they are looking pretty. Free cash flow characteristic. And then strong business fundamentals they're looking in how competitive it is the businesses relatives industry. They want a look at the public return on capital but then opt that he how effectively is its management running the business that parody using that business capital that they have. And then that business moment someone is really which makes that that kind of but differentiator from its competitors. If they quadrant crop that. That public that prize earnings earnings revision. So in order for it makes it put any of these companies. In the purple yet they have state that all three of these. And that it'll buffet Benny ample time and outstanding balance sheets in order to make sure you know the companies really are bargains being in not value traps and those in a similar fashion do they feel that. You know one of the firms that are and these characteristics are they're ready they'll stop the company from the portfolio. And that the team is well tenured it run by mark Donovan and David pile Donovan is founding member of the popular partners that he's been out on. Then the option but all pouter in the army 2000. And he became manager out on a five. That seems to also be a job a pretty. Concentrated portfolio it seems like they take bigger positions. Than a lot of other funds do is that an approach that it is consistent with them or is just something that is kind of 001 time thing that we're seeing right now. Pretty content and typically portfolio and up about an eight I 200 names on it but they're going to be pretty distinct from it it's bench spark. It benchmark that Russell 1000 value. You know they've really you have to have all three of those characteristic in order for it it is rare occurrence and that the the portfolio. It they'd typically. Happy about like it to act in cheers you Matt that they want them which is just a measurement of how distinctive and on the benchmark said that the abundant. What's the what is the fund cost for investors to either purchase it or own a. Yeah the fur is it have three retail shares are back at a minimum investment but thousand dollars. And the expense ratio pretty sheriff for example at one point 7%. Which is. It it. Lower than at large cap front load pew in which you at one point 14%. Though relative to that it is a little bit cheaper and then that B and leisure class the charge employee or apartment and then one point. 18% respectively which it is a little bit more average compared is that correct kept here. Forget Heather thank you very much for joining us today. They haven't. Other Larson from Morningstar the fund is the John Hancock disciplined value fund ticker on it is JV. LA acts and begs the question Brady is it worth paying. A sales slowed did to get into neutral fund break as a sales slowed can cost you what 5%. Depending on how much you're putting in yet anywhere between two and 5% this one is a 5% front end load. And it really depends on your situation in certain cases you may actually be better off paying it if it's something that you pay up front manual for 20/20 five years ago. But if it's a short term thing if you're saying look I'm buying this fund for the next three to four years might not make the most sense for. I hear a lot of objections though from people that are you know baking the first diary deposit maybe put 5000 dollars into an irony yet. And 5000 dollar ties 5% its 250 bucks gases sinister yet meets with. Gold today T today about the hidden costs related to mutual fund investing a lot of investors don't know what they're paying in fees trucks audit joins me for this conversation chuck this always comes up as a point of contention for investors they get caught by a lot of hidden fees when they're investing in mutual funds. They do and I think a lot of times in the past it's simply been because the disclosure was required of funds until recently funds weren't necessarily required to disclose everything that investors were paying too as a result it and understand exactly what they were paying how frequently they were paying it and the problem is that when you're paying additional fees over a long period of time even an additional half a percent can add up to a significant amount of money when you look at it over twenty or thirty year period in UC the expense ratio that's listed often times on your brokerage statement saying while the expense ratios one point 2% two point 7% but that is not necessarily everything you're paying us no it's not there are a number of other hidden fees that are included in mutual funds and in fact those fees in a lot of cases might actually end up equaling or being greater than that expense ratio those fees could be things such as trading expenses. Mark up for internal selling there's a whole bunch of different fees that are associated there. And the problem is most people just don't know those fees there are most companies are required to disclose all of them. And you've got energy materials financials all down which suggests to move out of risky assets. And then all of a sudden you can utilities are down to even though bonds are selling off some sit down gold what exactly is is is going on here now at at this point Rashard bonds not selling off bonds being moved into so. It's it's a little bit of a weird day that you're seeing here right now tenure treasury us to new Jersey's 236 now so you've seen a little bit of a move down there for all the great days now. Knew if your bar if you're borrowing money I don't know how much longer mortgage rates are gonna remain well see unity and I are the crystal ball. You know this time next year. That wouldn't be surprising you mortgage rates were half a point higher than where there today I think they'll be half point lower really yeah yeah they do laundry to come out of ten years coming back down. You know I wanna talk about. The rising retirement Carroll's for a when KB leakage. You know back when I began my career I started working full time after graduating college in in the 1980s. And when I began my career do you pay into Social Security. And your employer most employers would provide you with what was called the defined benefit pension plan. So we knew what to that job and you knew if I if I stay in this job for thirty years 35 years and get a pension of 4000 a month 5000 dollars a month. That all went away and was replaced with a forward to a 40 in case I think we're produced in the 1970s. And he and then pension plans gradually dissipated well since then truck a major problem has been. That winning employers leave their jobs in and I found this to be just shocking on average. Thirty to 40%. Of people leaving jobs elect to hash out their retirement sometime about the four Olympic plants. And pay taxes and often penalties. Rather than leaving the money or transferring it to another tax advantaged retirement plan shock. And I'll tell you I I know people who have done this buddies of mine life. They lost their life they wanna travel for the summer and they say up I need I need the money to do and I've been saving this money I guess I'll take that and use it. And and I've seen like this again when you do this in your twenties it's so much more dangerous than in your fifties or sixties because you take all that money away from the compounding. For the next forty years. And NIC it. Really often actually it's it's actually kind of surprising to me how to what they work three years for an employer and they accumulate 4050 hearing and maybe thirty ground not not that much probably ten to 150. Yeah I just cashing out these kind of right out of college they're saving you know 5000 dollars a year or something like that do in the minimum they don't say exactly you know get the match kind of call today after that. And pretty much. You know again what it does is let's say that you're in your twenties and you had 20000 dollars saved that you take out because all you need a new car and you didn't have any other source for the phones. So that 20000 if you would let that compounds. Over the next forty years Boca. If if you are growing that money at a rate of 7% a year for ten years shipped 408160. That 20040 years that we 320000. Dollars. Another big problem that exists our employees taking loans against their 401K plan and I don't advocate this I'll tell you right now folks. If you can avoid doing this with any other mechanism please do. But what you've got is a situation where. Many employees are borrowing. 50%. Of their 401K balance up to a maximum of 50000 dollars that's how much you can borrowing your four and K why are they doing it. And they do it to buy cars they do it pay to wish I had I don't know beta doing for home improvement but the fact of the matter is it's generally speaking. Not advisable. To borrow against your 401K plan. But the problem is everybody knows he can do it and if you're desperate for cash or you just need you just want the cash. People tend to invade their 401K it's all it. In a lot of cases what you see is that those 41 case for a lot of people of the only money that say yeah you know a lot of times they just don't have anything else in savings for one reason or another. And that's why I've come so attractive as they look at they say of I don't have any other money and I need to tap into this in next thing you know again to put themselves behind the people. Now they ally of the housing market I came across stories said the buying a home this spring will be the hardest in years. Well I'll tell you what there's evidence to support that. Inventory levels housing inventory levels of truck when you were out looking at theory to buy a house last month the inventory levels at a twenty year low meaning you had fewer homes to the choose from than anybody else in the last twenty years. Takes eat duties. To sell a house on average right now. I'll take that eight days to sell. Six point 4% fewer homes for failed today than there were a year ago. And last year we were complaining we're hearing complaints last year about inventory levels. It's even worse this year six point 0% six point 4%. Your every year. Housing starts are 13 below average we report that periodically with the housing numbers come in. Will save you well housing starts this housing building permits it to things we look at right yup housing starts and building permits. You're still even at this late juncture. 13. Below average and prices if you are lucky enough to buy a property back in 2012. On average prices are up 55%. To that time who's to blame for the lack of inventory. Well. Let's let's talk about the need he talked to a developer real estate developer. Back few years ago they'd stadium like couldn't get a little. I couldn't get a bank well now I've talked to banks and they say that's baloney. I've talked to a couple different guys that are owned banks and in our spending in this space they say. That is who he. We we are making loans so I think on the construction side obviously we talked about the regulatory cost increases and I think that's part of the whole permitting process is much more expensive now so. On the lower and you can see you can't instruction he'd be dip dip you know what happens whose. You know there's a problem with a house like in knee in many parts of Massachusetts and Connecticut you've got foundations that are fallen apart. And so you've got. These towns are all the sudden they have empowered. These building inspectors. To be much more diligent on construction if you talk to anybody even just doing home improvement. You may have worked five different inspectors have come through that house to see you redo your kitchen. I'll tell you where I think that the real issue is is that you have a lot of baby boomers who want to downsize you know and the problem is those entry level homes become so expensive. But a lot of baby boomers they say look I'm gonna sell my place for 600000. But I don't wanna pay 500000 dollars then for something that's half the size doesn't make sense to do that now I think that there are a lot of baby boomers as a result that sit in their houses and say. You know what does make sense that I'm gonna hold on to my place as a result you don't have the second homes for you know someone who bought a Condo to move up into. In the whole system kinda gets backed up at this. We'll just because rolled doesn't mean we don't need please let it right. May negate I'm I've the age writes the lead a place to live and you know not gonna sell my house just for the sake of selling it right but the the the the thing that I look at it why wire builders not building. Another issue I've told from developers and this is legitimate if you talk to a contract that Tony have a heck of a time finding help. No doubt about it I mean we we've seen this across the board especially. You talk about people with more technical skills electricians HVAC technicians. Those types of people. No one is coming out with the qualifications now I talked to a college it's an electrical work around my house for me last fall and I call them set and a few more things that. And I need better in the house of your time Lisa Berry. I couldn't I I can't take any more work I am booked out ninety days. And advantage said the war can you refer me because it's kind of important what I need done he said. They're all my buddies are booked out ninety's yeah I mean every if your electrician Khamenei is different for other trades with if you're in the trades I think you're having a pretty good year. ID two I continue to see. All kinds of problems trying to find enough qualified help the biggest thing holding back instruction and I was you don't have enough people you know who have the skills. You know you're my age you start to think about that and we are joined by clocks bells from Bankrate dot com they did a survey which caught me by surprise three. Of the top seven states in which you can retired truck are located in New England clock tower. They're very very good so before you give us the the top states in which to retire. Talk to us about the criteria that you used to develop your study. But we'll a bunch of different criteria that that sort of helped shape the quality of life or seniors in given state. We look at things like cost of living. Com crime rates. To your well being so you know credit can yours rate their own local open. And a happiness and taxes so we use a bunch of like financial criteria that also some you know help and and well being criteria as well. Kat the were any of those weighted more heavily than others. Yeah we actually do and national survey where we ask people about their priorities. And retirement so. We used people's answers and their priorities as an autopsy the waiting. I'm so cost of living got the heaviest weight. Anything. Because that was what people that is the most important. What's the second most important thing besides cost of living. Cost of living. And then it was followed by. But health care quality. Healthcare quality and there is no surprise I'm looking through this list. And I see New Hampshire. Rated number one according to your survey of places to retire. Yeah you know it is interesting. Bunch of state with it was brutally cold weather you know cooler than retirees would probably prefer no problem but they do you know some strengthening is especially when it comes to health care quality problems really strong and while a lot of these New England state and all the people in general had high level of well being so there are alluded to or when. You know a couple of organizations do. This yearly thing where they've they've all been on the budget of criteria you know. How happy and healthy RU how it on do you feel community do you feel engaged. Men that New England state and to do very well there. South Florida didn't score her terribly well means Florida got a score of seventeen. And we'll take they have a crime problem and Florida. He there's there's a couple obstacles there on the primarily crime who pushed down. That ranking but also living also. Present challenges there especially in South Florida. So if there's a couple issues they actually did better than they did trees here and how does and it. Yeah and Arizona did did pretty well and that's another one where you know that. Retirement us but people think about as the protectors are but it also position. You know in looking at some of the states that squirt scored poorly I think of California's having very nice climate it's beautiful I love the San Diego area. But with agents were very well at all number 42 on your list. Yeah they have the best weather of any state according to metrics we use a hunger with a baffling. Yeah that this stuff that that that another issue on cost of living in the big problem there. You know the new up and our power. Expect government to be living on. And nomination Social Security. The retirement savings and pensions and so an artist stretched that incumbent out for the best possible standard of living. In a bit there and generally gonna wanna move to state that it can have reasonable possible for them. Because one of the things that is interesting is that if you take a look at the top eight or nine states most of them actually score rather poorly. In terms of cost of living but they actually have a number of other benefits most notably. They all seem to have have very good health care and they all seemed a very good scores in terms of well being. Yeah you know it is interesting when that expert who preparation Purdue in this ranking. You know big things that that is OK yes it's important to pay attention consulate in taxes those things are are very important or spoke of fixed income but. There's. Factor the company that they CNET and in this state that that can really help seniors a lot of people do outlook there's saving. The guys need to go on a long term care or they end up spending more medical care than me that stupid. Having a state that has good quality services for seniors can be really important two of them having good quality like. I think you know that's when it strikes me about New Hampshire I think of New Hampshire is being very rural and depending on where you live in New Hampshire might have quite dry. To get to health care. Yeah you know I'm sure that that that that was pistons who was taken into account into the population. Armed with that but you know it I do you think that that's it that's a great point and is it that welcoming to consider when people are looking at different state and dislocation in the two. Connecticut is the worst state in all New England for retirement ranked 32 in the country but well behind Rhode Island Vermont. Massachusetts Maine is number three in the country. In New Hampshire news the Connecticut do is in a cost issue. Yeah that's that's mostly with a one accurate particular are there have overall expert. The attitude one of the prize cost of living that we look at. And you know that John does with with the weather being you know cooler than a lot of returns lake and put them all together and support them. Cost thank you very much for your time we appreciate it. I think it cost bell from Bankrate dot com so let me run down the list and I'll give you the six New England states and where they rank in order. New Hampshire. Ranks number one. Colorado was number two just for the heck would that mean is number three in the country. Massachusetts. Is number seven. And I think of Massachusetts is being fairly high tax state that is the action when you. When you whether at all allow it. If I guess that's not that bad Vermont is number fourteen their number four New England number fourteen nationally. Rhode Island number nineteen nationally that number five in new England and then Connecticut you have to drop all the way down to 32 place yup. To get to Connecticut it. And they are dead last out of the six New England states. Yet it was a little surprising to me to see Massachusetts ranked so high next week we do often talk about the cost of living in Massachusetts but I think the big thing is it sometimes goes unnoticed just as we we live up in the northeast. You just we we don't I don't think appreciate the quality of healthcare in particular if you have really some of the best health care in the world bowl right there in Massachusetts. Crime is relatively under control. Ton to do obviously around Boston throughout New England. And then obviously how well being index you know we tend to also measure up as not having some of the health problems in the obesity and things like that that a lot of the. Southern states I see a lot of New England. Retirees in I've clients in all six New England states. And ice I can tell you a bit you. 50% of my client spend a substantial amount of time in a southern location. Now they may be they may be residents of Vermont today may be residents of New Hampshire but they're still spending. Two months three months four months at some southern locations to use you know I've got Clinton and are spending time in Puerto Rico. New Mexico. Arizona Florida is obviously the biggest one yet that we see biggest migration. Of snow birds. But today it it should see this closely Tucker may be didn't make a point of posting that on our FaceBook page financial exchange showed dot com. Homebuilders stocks do pretty well this year you know we're talking earlier about housing. The homebuilding segment of the market to a darn well when you look at of those stocks. Yet the the S&P homebuilders index is on pace for its best quarter. In more than two years and and pretty much home builders' sentiment continues to be very strong and in particular you look at some of the stocks inside of this group. Top build up 32% for the quarter pole to group up 28% DR Horton up 22. When are up nineteen so. Across the board home builder stocks continue to be strong and the part that is you know we talk about the lack of inventory that got margin. Yet he you've got the ability to get a little bit of margin in there now just because home prices have been pushed up so much and they might finally be able to make that little bit of extra at this point. Be curious to see how housing is addressed is that the acute problems are in places like New England. That's where you have you know severe housing shortages. And you don't have the large tracts of going it is solid he can put in at 200 home subdivision in most town tell you what even down south and start to see a lot more homes priced similarly to New England do you go through the Carolinas and Florida and in a desirable areas. I'm seeing a lot of stuff that is priced. Way above where it was a couple of years ago. Markets in a bit of a downturn today the Dow is down 79 points 83 points at 20579. And I think that there is a greater numbers that probably should be worrying that aren't for whatever reason but this is. A study. That was done not by career builder. With again 20% saying that they don't believe they'll ever be able to retire. 30% of US workers over age sixty said they don't plan to retire until age seventy so people continuing to work longer which is a trend that we've observed observed. Of observed over the last couple years as well. And the big thing. Is that a lot of people just don't know how much income they need in retirement that's that's the biggest thing is they don't know how much they'll need and they don't know where they're gonna get batting come from communities keep working is doing what they can pay their bills yeah I mean you continue to see this that's where I think the average person at age sixty. Has about a 100000 dollars in their retirement accounts of the problem is. That's just not enough when you're talking about the average family that's making you know 5560000. Dollars a year. You'll get some of replace their Social Security but it still isn't going to be enough. I agree. Atlanta highway collapsed to create long term Havoc I had no idea 240000. Vehicles. Drive on that road I eighty Gagne sod over the weekend probably because it's still smoldering. But there's a fire under I 85 in Atlanta. And 240000. Vehicles every day. In Atlanta just in the morning in Atlanta is a city that has bad traffic to begin its notoriously difficult to get around that rush hour in the expectations here that at a minimum. You're probably talking three to four months to get this highway rebuilt. In reopened I think it's probably closer to 67 I think it's somewhere right around Thanksgiving when this finally reopened under what they do. Me it's. It's an insurmountable problem from the traffic standpoint of the itching to see where they are. But you've got to believe this some kind of temporary solution that. They're talking like the recent and you know you people are taking it's taken people. Two hours to get too worked well and I'll tell you take a look on you know the average pull up Google I was the take a look at it it is just absolutely brutal. Boss baby muscles out competition I guess this is a pretty funny movie. I'm surprised that this did as well as it did we had. Matt actually from rotten tomatoes on non right not a right Davis and he talked about it he didn't seem like he was that impressed by it got a new rotten tomatoes on the wall at the time of the interview on Friday it was trending in the wrong direction I think it was like 19%. On 49% down to 49% as an awful that's an okay movie now. And so yes surprisingly did 49 million dollars last a week. And you know beat a lot of expectations and I'll tell you. You take a look at the budget for it okay. And you know you you've got a budget around a hundred million dollars and they've already made that and then some. They're pretty good shape as far as it goes on this movie here the problem is that beyond the movie that was expected to be the top earner for the week ghost in the shell. Also as a 110 million dollar budget only did nineteen million domestic. Okay. Did forty million overseas to the gonna end up probably breaking even or make a little bit on. But it was not the kind of release that he hoped for when you spend a 110 million dollars on a project that is for sure. Las Vegas made the worst stadium deal in the world this according to it's up there Henry grab bar. What what makes the biggest stadium deal so that white why all the criticism. Because it's a hole and of public money going to a stadium for billionaire you know at 750. Million. And it's tax revenue from hotels during correctly pretty much its tax revenue that was previously. Booked wards education and health care projects like that and now going towards. A football stadium which look I will footballs as much as the next person but historically. Using public dollars for private stadiums is one of the most. Inefficient you use of taxpayer resources out there but isn't going to generate a lot of terrorism I distinctive. Like patriots. Patriots fan discussing well. Go to Vegas again to dean and it's I'll drop five grand over the weekend how much force and if we can generate for eight weeks a year. Yeah that's old is it's it's eight games a year neo and keep in mind that every every one of those teams you've got a team coming in from. Another part of the country buffalo where you live in buffalo when there's. A game in Vegas. Ian October. Like Archie thinking that's ten minutes so here's the thing and ordered the projections that they ran in order to say that this would break even and actually be good assume that they would get pretty much over half the people coming in every week from out of town to go in meaning you're not to have any home field advantage. And beat they also assume that the average person would stay for four nights in Vegas I could see I I can't you know. Vegas you can't do more than 36 hours and that's why can't do that do to you do. No you cannot do more than 36 hours in Vegas anyone who's been there more than twice as I don't wanna be there for now I agree I've been there and you know. It's fun for the first day or two and then you rate because so why I'm skeptical that this is going to be good deal for taxpayers here I just. I hate seeing taxpayer dollars used to fund a vanity project of some billionaire who wants to build you know some Giants Stadium it's you know imagine your question was why did Bank of America fine. Your question let's let's let's say that this was a deal with 20 OK who said look we want 750 million dollars. From the the state in the city to build a new headquarters. Don't want to know what I do it but for some reason with sports teams and say yeah use the taxpayer dollars I think they voted for I know I find it insane that people still think it's a good idea it's it's just terrible. If you think about it there's no other private business that we subsidize this. There's not that. People of the NFL you know in Vegas and Vegas as a hockey team now they start in September next year think about it they'd they didn't have any pro teams and elves and they got to. Well and it didn't pro sports avoid things because of the gambling. Yeah you wanna be involved like the mobbed him and and I would be surprised baseball goes this direction baseballs are talking about trying to figure out ways to integrate a big yulia an expansion team or they do Rio. I it's hard to say at this point movie days but we'll learn Lenox office. I mean when you think about it that I show at the less than slate just get rid of everything in Oakland right. And I wouldn't be surprised to see if the NBA might be a little bit more hesitant just because they're the tem Don he scandal few years back and they might now ones at the raft. That was the ref who was fixing games and things like that so I don't they may want to keep a little bit more distance that they do an all star game in Vegas. Without them I don't think they were in Vegas for an all star. I think their overall boarded. Just as what you're saying specific gambling controversy as the iPad. And a half 1007 NBA all star victims in it was a UNLV ha yeah. Yes so maybe that's another day ago who knows. But Bank of America provided a big slug financing when Sheldon needs you Nielsen act out. And Adelson was only gonna make like two or 3% return on his money so I wonder why Bank of America's youth and I guess the big thing is he also wanted to own part of the team and make the money there so I am curious about why bank America's doing would have they'll part of the team. Inequities of the interest. Of the interest and you have to just. Both. Yeah. Anyway every Monday we review a vehicle and in the next segment we are going to be reviewing the 2017.
