This week and I was joking when I said it will hit 21000 this week tiger but it's very and chuck with you here. On what is going to be a memorable. Wednesday truck it was only January 25 when we hit go when he house. Yeah I mean we've we've moved up pretty quickly advancing a little over 5%. Since that time. And what you've seen here today is a pretty broad based rally and as we talked about last week we saw. You know towards the end of last week a little bit of a risk off trade with money moving into utilities and safer areas. Today is pretty much the exact opposite the areas that are up the most materials. Industrials. Financials. That is the risk on trade people moving into riskier assets the only sector. Of the S&P 500 it's actually down today. Is the utility sector down half percent. And that is the safest actor yep exactly equity prices this is this is a risk on trade that you are seeing here. What's interesting and we've talked about this a little bit though. Is bonds are moving on the steps. Bonds are not selling often anyway so this isn't people flocking out of the money. And moving in chew risky assets this appears to be. Okay cash coming off the sidelines or margin coming into the market right now. As opposed to people moving out of bonds right now so what's interesting is that even with the short term move in the market that we're seeing today. If you're holding longer term state assets there's not a lot of movement now this is not in anticipation. Of greater growth is the bond market is signaling that I think it's just saying hey we think valuations could go a little bit higher even with the same amount of growth the receipt. With the majority of people who watched president Donald Trump's congressional speech last night approved of Trump's. Message this according to a CNN poll which is shocking. The the team. Re there and the survey. Which was conducted by phone. With people who plan to watch the truck remarks and again after the president finished his speech found that 57%. Of you were struck. Had a very positive reaction nearly seven out of ten viewers said trumps. Proposals. Would move the US in the right direction. And I don't know about you it in and it's not getting a lot of media attention today had been watching Fox Business Network all morning. Not a lot of talk about the immigration reform but that was to me I cut that news breaking yesterday afternoon. And first of all shocked at just vote fell off my chair when I heard president trump to talking about breast immigration reform yup but in terms of impact on the economy and impact on the stock market. I think that is the driving force for today's game. It it very well could be and you know I watched I didn't watch the entire speech just because they tend to fall asleep when it gets a little bit too late at night. I'll but I watched about two thirds of it and I have to say it was it was impressive speech not someone who you know I've been critical of a lot of the things over the first you know month and a half of the trump presidency. But it was an impressive speech I'll say that and and I think it was a very different tone that he struck to this point. In his governing and I think. That if it does in fact signal you know just a slight pivot in a slight shift in a couple of areas it's something that could help them get a little bit more broad based support. And will kind of have to see where things go from here. Will you must've been surprised by the immigration reform. I was. Here you remember us talking about this in the studio after he won the election yeah but the conversation again oh yeah but it. Here's here's where I kind of sit when when it comes to immigration reform at this point is the single biggest issues that that we've had to this point. Is that. With regards to illegal immigration there's topic a crackdown on companies that have hired illegal immigrants instead it's been. Well you punish the people who come across the board if you and you know I've talked about this if you punish the companies that hire them. It stops so if so read it to. Would Donald Trump is saying is we're gonna give great we're we're going to allow the illegal immigrants that are here today. Analysts are criminals were to allow them to stay we're gonna give them a path to citizenship which is the democratic platform for the last twenty years. I'll believe it when I see some action you know and you're skeptical of what I'm just skeptical of it becoming a reality. You know I think again it's something that's something that was tried back during the Bush Administration began debate. Yeah and you'll remember that policy proposal went nowhere. When it was all said and done and that was a you could probably say anymore moderate senate climate. Than what we saw within what we see today so I think that. You know from my perspective you have to have given take on both sides I think it's something where you say look if we. You know. Crack down on the hiring of illegal immigrants but also give a path to citizenship for some of the people here. That's something we're both sides go back and say hey we've got something it's not perfect. But at least were able to kind of work with this so. I think it's it's an encouraging tone that I saw from him because frankly are not going to be able to deport ten million people we know that at this point. Well we don't even know how many are eager right we have a pretty good idea we have a pretty good idea and the reason for that is that. When it when funding is calculated for states it's based on population not on citizens' okay. Instead of state to a pretty good job of counting. The number of illegal immigrants that are living in their states because their funding levels in a lot of cases depends on even if they are not US citizens of the states do pretty good job of counting just because there's a lot of money at stake for them to get the count right. Yeah I'm attributing much of today's gains in the stock market to the position on illegal immigration do you disagree eat youth. It has everything else he said your New York knew he wanna tax reform we already knew that he was addressing health care. If the purple truck was immigration current immigration reform would walk you through. Some of the power might perceived positives of immigration reform. First of all you're clip more payroll taxes second of all you're gonna have 1011 million people paying into Social Security so. All the sudden chuck that Social Security deficit that we've been talking about. That that's eliminated because you have all everybody who's working for cash off the books is now paying into Social Security because they're become citizens. And they wanna be they wanna pay that some obscurity. You know collect more federal tax you're gonna decrease welfare programs right easy. Welfare programs because people are gonna blow on payrolls they're gonna be less likely and less eligible to collect and it kind of welfare. It's going to be great for housing housing sectors and increased because now. People illegal immigrants or renting are gonna say with the now we can actually buy a house car sales are gonna go up banking think about the impact on banking so. That is. Those are all the reasons that I think you're seeing the stock market rally that's how what the 237. Point I attribute the market gains today. To the immigration speech you but it doesn't Celek by an end. One just not buying that anything's gonna get Dolan. You know make it think about this is this is the most powerful president we've had it think about when you've had a a president that is this dynamic in this powerful they like who was the last one. What what are we what are we talk Q what are we trying to measure there I mean it in an apparent among Obama off the cuff ha. Think about who were compared to negate that think about it. A president who uses the bully pulpit to the degree that he does. I think I think key if there's somebody who can get immigration reform done. I think it's him and it's a Smart move on his part because then the Republicans get to take credit port I. I think I think you are over buying. What he's going to be able to do and under selling the the impact that congress still has on these things. He encountered in the collect I will adjust for my perspective I look and let's let's go back eight years OK too when President Obama was first elected. And in that situation you had a democratic president. You have democratic house and yet democratic sent. OK and you remember how long it's still talk to get something like health care dawn in that environment. That situation where Obama came in with a mandate with one of the most powerful winds in recent history. And couldn't get a whole lot done because of intra party back in intra party bickering okay. I look at what's going on right now and I don't know if you saw yesterday. But there's a draft proposal that was going around. For a replacement of obamacare in the house. And the house freedom caucus pretty much stepped all over an absolutely destroyed it because they didn't want. To give people tax credits as a replacement for. The ACA they didn't want to be creating what they said was another entitlement program of the problem is if you don't give people tax credits you're pretty much taking away insurance from them because they don't have the means to pay for themselves so. This like what win when we talk about things like immigration reform and taxes and health care. Look I think that there's a lot of ideas on the table I would love to see immigration reform because you and I both had I agree with everything you said about the benefits and I agree on. All that it makes it harnessed cents. But I also just see that it's so hard to get things done congress you are. Hurting it's not even herding cats you are hurting slugs. To try to get something Natal and in Utah restricts it trails basement or too fast you are hurting its logs. To try to get something done in congress. And then and then everything else after that aren't you know there's these big major I think that they're going after you know. Where does that sit in the rain. Due to shoot the things that we've talked about mostly distracted driving we continue to see an uptick in accidents that are caused by distracted driving. And it's getting to the point when you see this when you see as a single ought to win sure. Call me and with their auto claims 60% higher. Than they were previously projecting. If there's one thing that insurance companies can be pretty good at it's projecting that because it's it's what their whole business is built around their actuaries who are the biggest nerds in the world they sit back in a room with no windows and they figure this stuff out all day. And when they are wrong by that much. It tells you something's happening and we'll and it needs is where we're getting to the point where it it's getting out of control. Let's talk about it beat crazy you know week. Date they're missing the calculation so their underestimating. The number of accidents severely we talked about traffic fatalities on the increase and and how that blue numbers away. And all of a sudden three years now your your insurance is 50% more expensive but that that's that's something I could absolutely see happening so. But from my first. But I just market write down of that year's insists you're suggesting. That over three year period somebody's thousand dollar insurance premium for car insurance could go to 15100 all got. Very easily without bringing its well at rate in those 12100 dollar premiums could go to 18100 dollars. And people who have a few tickets that are paying 15100 dollars because it's either premiums 12500 dollars 3000. Yup and I'll tell you I I am ready if if someone comes out with a measure either at a state level or federal level. Then that punish is distracted driving. Phones things like that it punishes those people the same way that we do drunk drivers I am 100% in favor of that. Never happened truck and even if they did. People will steal cheat on it. If if people are addicted and I include myself in this category. We are addicted to our phones I don't both the rarity of it if you take someone's car away from them for six months because they've been texting. They will not. Do wit again. I think give a better chance of seeing autonomous cars than you do that legislate. I edit that. And the sad part is they missed out on the biggest bull market we've ever seen right knee if you sold your stocks it's a colonel October 2008 march of 2009 because we had a double bottom yup if your call up and if you sold your stocks at either one of those points unity you're selling your stocks when the Dallas it was 7000. And now the Dow's 21000. More than those crippled. Yeah yeah it let's just say you're a pure Dow investor in it half a million bucks you sold out in march of 2000. The air march of 2009. For millennial to go out and look at buying a house I guess the question is is there going to be anything on the market for them look at. That is the big question and joining us to talk a little bit about the outlook for first time homebuyers. Ian on New England were joined by cost bell of Bankrate dot com. Government let's go let's talk a little bit about new England and kind of go through some of these are rankings and gonna start from the bottom because what what you've done can you talk a little bit first just about. The overall data set that you put together. You know we took a lot of data from a bunch of different sources including the sensors. Corps logic which is the real estate research or arm and the Bureau of Labor Statistics. Trying to understand the condition that exists in each state for first time homebuyers and how hard or easy it is for them to barge that we looked at things like affordability. The tight into the market. Credit availability and you know unemployment unemployment among first time home buyer demographic. And so as we go through these states and I'm gonna start from the bottom in New England RI is ranked as the most difficult stay in new wing Oakland. You actually buy a home in Q talk a little bit about what you saw in Rhode Island from the date. Well on a big issue there is you'd unemployment. You know all bark and it states is 32 years old. And unemployment. For folks between the ages of 25 to 34 over the last five years has been much higher than average there really distraught employment history. To Gillick all by pro alone and obviously you want to have you know strong labor markets for people to get a new job particularly not Beatles pivotal. If is that high unemployment is at present anywhere else in New England where any other states seeing that as a problem as well. Obviously aren't bigger apartment and some of the other states and in doing what I think Connecticut it and maybe as a kind of a similar situation. Armed so that I kind of pushed down a little bit on the rankings as well they're meant more middle part of the problem but. Yeah on unemployment there com among you know about key demographic is pretty aren't Americans well. One of the things that stood out to me as the next day on the list in terms of thought toughest stage for first time homebuyers is Massachusetts which is ranked 41 out of fifty states. And as you go through and take a look at this the two big reasons appear to be that the housing market's very tight. And millennial adjusted don't own a whole lot of homes to begin with it seems like the job market's good but there's just not a lot of houses on the market. Yet within the big issue and especially first time homebuyers are really tight market off because they're going to be fine in a large percentage. Purchase price. On average. And so they're going and to try to bite out of multiple offers. That's going to be be put them at a disadvantage compared to the Monday that it will put more money down or around the table I would cash. What ended up being the yacht the best rank stayed in New England for first time homebuyers. So the best. Ranked they would Vermont it was ninth out of fifty states. Pop album there's pretty affordable. In the Torre is there's pretty on par with the national average so what are particularly tight. And they have a relatively low genital unemployment so called together and and you have a pretty welcoming paper first I'm barge. It seems like god New Hampshire wasn't too far behind either they were kind of right in that ballpark to correct. Yeah absolutely. You know affordability there's a little better than national average. They are counseled dirt just in general are making enough to be able to afford a market there. So it seems if I'm kind of looking at this overall New Hampshire and Vermont generally pretty easy. Connecticut and made a kind of middle of the pack and they Rhode Island and Massachusetts the most difficult is that about how you so summing up. We are. In affordability the job market. But Rhode Island Massachusetts coming in is very difficult to buy and LB for different reasons. And still no permits being peeled pulled for new construction no that's that's the thing. That I would be most concerned about is that I've talked to you know poke your age. And they're saying well I should just wait to buy a house so you wait that you're of the week long time because nobody's building. No it's I mean the the building just is happening right now and we we go through this it seems like every month we're looking at permits and we've gotten a couple good data points here and there. First of all out of regional level you just not seeing a lot of that activity in the northeast even when you are it typically is on higher end homes that aren't available that first time home buyer. Naughty you look at all the projects that are going on. In in the big cities right in there that two million dollar condos. And then you go in if you look at new construction on the tape are the verbs. It's 1000005 homes right and you know that not a lot of first time home buyers that are gonna spend one point five million on a new home on their first home. No I mean I look and again I know I live in Somerville on the less than a mile from the assembly road construction and I was down there over the weekend. In the two bedroom condos that they are putting up there now are going for 850000. Dollars minimum. So what are you telling your buddies because you've got buddies that you went to school with guys you played soccer with with what your vice that you're lucky you bought a plate with your Dubai police 122013. Thirteen okay you got in. You can get in the bottom but nobody in during the three year trough yeah exactly so to anyone right now and generally telling them to move out of New England. That's kinda my advice is if the have a job in Cambridge. Find another one in South Carolina. And the second I mean people you know they're gonna stay here is the jobs here I think it's it's tough I mean I I have a I have a friend who have been talking about quite a bit they were looking for a place up in Wilmington over the last couple months or so. And they've kind of given up on that at this point just because they've looked at everything and said look we can't do this. In the city that we wanted to live and so they've kind of had the pivot and looked around some different things as a general looking further out. They are improving for the router to the last czar couples together actually moving further in the they're looking at linen revered. And just trying to buy something they're hoping that the same thing that's happened to Summerville south the happens to those towns later wrong. I think Lynn is next Delhi I I think leaned. Is gonna go the way of Charlestown and in itself off ever could be in that the same ballpark I think. Maybe be at the casino. Group and just yet here to get Chelsea Chelsea hot right now.
