Yeah I'm pretty much based on now what the what we're seeing from atmosphere models most meteorologists now are saying hey look him in northeast and much of northern the northern US. Winter is effectively over they're not going to be any more cold Temps and if there are they might just be for a couple days here and there. And let's qualified. Like you wake up in the morning you're gonna wake up and drive in and still be in the twenties and thirties in the mornings. You can a lot of times you move your place within a day or two why have bought a couple folks that I know. That have been selling homes in that price range anywhere from about 325. On the low end was one of them. The high and was about 475. Okay. Neither one of them had to wait more than three days to get over a full price offer. It in these are not in this city necessarily one was in. Randolph Massachusetts one was in rent them so you know these are blazers sellers you to these are sellers who again 123 days. You know if it is a very difficult market for buyers right now for those entry level homes when you start to get beyond those and there's a little softness at some place you know that there's a little softness when you get into. Inventories are low prices are high in in our remind you we had a bubble in housing back in 200567. Today you've got still a shortage of housing starts the number of starts is still substantially low and substantially below. The demand levels so I think this market for housing and just my opinion is going to continue and here's another thing that's gonna drive housing prices track. And people who have money in the markets are saying who treat you know why don't we take a marginal honey. They won't go down the tape and buy a place for half a million bucks because he can do that. Yet it if you definitely have some was somewhat of a wealth effect because of the elevated market's downside to that. Is you're also kind of at the mercy of them now and let's say that we see a situation like we did. In the fall of 25 or rather the summer of 2015. We're all of a sudden the Chinese market falls apart and takes the US market with a ten to 15%. You know that's something that kind of plays into this and other types of short term things can be disruptive. And I guess they're disrupting the real estate brokerage business we're joined now by Elliot brown from the Wall Street Journal to talk about that topic I Elliott Dario. So which company is doing that is disruptive to their retail. Real estate brokerage business. The main thing I would say they're doing is raising an enormous amount of money. That and that's. Particularly different in this business that has not been very sort of popular among them investors. And then did that they're they're pitch than what they are doing with the money is. In testing and you know a lot of software that they create themselves that they say makes brokers slightly easier and so therefore it. They can use that we're a bunch of brokers to. Over to their firm's brokers are independent contractors that they can sort of chip around as they please. What is it about their software that's better than say the panel Coldwell Banker who uses an example. Yes so it's. I mean it seems like it's a lot of little things that leaked on the the allowing you and the darker the strike you as a revolutionary. He did but a lot of things just like being able to send a mass email battle listing really quickly or being able to pull up.
