US home prices hit a new high up five point 6% in October according to latest case Shiller. The NASDAQ just hit another all time high net you go Mike and gonna get excited about the NASDAQ that's a lot of stocks there right now or or feel more now pump a little bit more excitement more thought. And Mike this is the should put you over the top consumer confidence. Was expected to be all in the area of wanna wait which is a good number may be one on nine. Last period 107 point one. Came in at 113. Point seven that is a big number on consumer comes to people feeling more pump than you are much. They RA did this was an inching number and I guess it's kind of in line with I guess what we saw in the markets in December. And I wouldn't necessarily consider this to be leading indicator yeah I wouldn't say that this is an indicator that hey things are going to be great for January more I think it does a good job explaining what we saw in. Market returns of the last yes it really is. Not at all forward looking indicator to indicator as you said. As to how people are feeling right now which has a lot to do with. The elections which has a lot to do with them seemed good news happening this month and last month and the month before. But it doesn't tell you too much about January February and march and to underline that the last couple of times we've had big peaks on consumer confidence where people feel really feeling good. 1999. In one case pretty deep recession. In other case a garden variety recession and again those are things that happened after we've reached a consumer confidence number there was real strong. Growing number of different factors your got low continued low gas prices you've got home prices we said rebounding the US dollar is doing quite well which is. You know Deborah bad for some companies but generally good for consumers can travel for cheaper you can buy you know cheap outside the US manufactured goods for. Less cost so all these things. Seem to be combining for some pretty some pretty confident numbers we'll see how that impacts 27 team which is what we should all be frankly caring about this point in and it's a self. Filling aspect of it witches as stock market prices go higher we feel wealthier. Giving testimonials. And who what are your thoughts on that and you think that's really the reaction that you're seeing. Well I think that people create maybe except that they truly are looking they're looking for. A Texas based information so for instance. The administration. The current administration is really trying to focus a little bit on the use of the tax strategies there a lot of firms employing. Moving headquarters overseas it's becoming a big issue from a PR person I knew. And you're just seeing that and. Swing on the I think also we can't underestimate the impact of a very. Active Justice Department that whenever there's rumors these deals coming out they can and and say hey you know Dick could be competitive issues there. Either we don't want you creating a monopoly or duopoly or all of toppling. And we know the deal to merge the makers of Viagra in Botox fell through 2016. I think that's that was a huge deal and it fell through and I was symbolic of a lot of what we saw. Yeah I mean a lot Honeywell UT acts the staples and Office Depot merger. You know there's a lot of different stuff going on this year that for one reason other. Fell apart in on the good side and yeah I tennis that you held some of those stocks that were of really rallied on the news but on the positive side for us consumers Brian. Good thing you know for us consumers having more and competition out there isn't certainly not a bad issue the. Thing to keep an eye on is some of these deals that didn't work out last year. Many under a new administration. Be reintroduced. And that some of the deals were we have a lot of question as to weather's gonna happen I think if we do the Walgreens acquisition of Rite Aid. For example. That was a deal that was done at nine dollars a share of Rite Aid stock Walgreens purchasing stock was trading at six dollars and seventy cents just a couple months ago. Stock has since rallied to what eight dollars and seventy cents part of that is that Justice Department they were really concerned about. All that pilot it has in the past because of those links that this country made. And there's controversy about NAFTA but the North American Free Trade Agreement. There are some good aspects of it there was no question about her that and that is the fact that from an energy perspective. North American course the energy self sufficient. We can work together with our neighbors Canada and Mexico to become self sufficient and not be reliant on dictators from them at least. Fueling Mexican pars natural gas from Canada helping heat the midwest and who California. Electricity flowing from the northern and southern US borders in both directions. Because it doesn't really provide the real tangible value you know beyond that it's a perspective that I. Yeah I think a lot of people will be surprised to note that on average since 1890 home values have only increased by one half of 1% per year. If you consider inflation that is to me is an astounding figure that most people would not that. It is a stunning figure but also underscores the importance of inflation and how much inflation is and it also shows and if you have a leveraged investment like 20% down on a place.
