And they're covered me and we talked about yesterday we have a pretty good ideas too with those tax cuts are gonna look like and we'll talk about them. As we speak chuck but clearly this market highly optimistic as to what we have to look forward to next year. It is I mean you've seen in in the various markets depending on which ones are looking at the NASDAQ is struggled obviously justice tech has pulled back a little bit. But you take a look at your major markets here in since Election Day the S&P has risen you know about. 3%. When it's all said and done. And since the Friday before Election Day you remember that Friday November 4 week when the market actually bottomed since then you've risen more than 5%. While big gains exams and a very short period of time. And it's in anticipation. Of you know just of deregulated market. If you watched Donald Trump YouTube video which I know many of you did. He one of the statements he made news for every new regulation. That the government imposes on businesses they have to delete to another you have to it's a two for one swap good block yeah. Now. Anyway what an idea other pieces of news that we have as an existing home sales. They came in and they were reported moments ago 2%. Now the estimate had been that they would be up point 2% so. Even though you've got a reduced inventory chock existing home sales flying off the shelf. Existing home sales hitting their highest number in nine and a half years actually this is the the best number that we saw. Since back in February of 2007. Five point 49 million. For September. And for October. We came in at five point six million which again the highest level since February of 2007 that represents an annualized pace it wasn't five point six million homes sold in October. But rather an annualized pace that we were out there that matches up with some of the other data that we've gotten out of housing. Regarding the October numbers in terms of they were also seen more new permits being pulled more new home construction there so it seems to be that October and all the metrics that we're seeing. Pretty strong month for housing we get our new home sales data tomorrow you know we'll see if that matches up. The reason I like to see existing homes sell. In those are people that are typically going to upgrade right here you get somebody who's selling their house and they might sell their house for 400000 dollars and upgrading to a home that's worth 600000 dollars or somebody like you chuck who. Sells their condominium and then ends up buying a house. If it's often times going to be an upgrade. And inventory levels remained tight so with that indicates is that builders are gonna start putting their shovels in the ground and starting new construction. Yeah I think is especially if again the thing that you always come back to a housing is it is very regional we talked I think last week about the Miami market and how they've overbuilt night I think they have a thirteen month supply. Of inventory there at this point. The Boston market is starting to see a situation where inside of vol 128. You are seeing building actually stopping now because they feel they've overbuilt the little Britain. But you look at some of these other communities around New England you talk about the Springfield area talk about up and Vermont down in the Connecticut. And you may see some areas that finally need a little bit of building maybe not a ton in Connecticut just because of the job loss they're seeing two other states there. But I do think that there are a lot of communities that aren't necessarily the big ones that have grown the last couple years but a lot of those that maybe feel they've been left behind. Are starting to turn the corner and you're you're seeing over the median price I was shocked when I saw this number the median home price across the country now. He's 232000. Dollars and that's up 6% do you think that's lower high compared to where he works back I think I these very little immunity thing about the New England area. In what house cost right. And knee yeah it may be on just. Spoiled because I look at what's going on in the Boston market beetle get much of a house in the greater Boston market for 232000. Dollars. Know it's interesting so let's let's talk a little bit just about the most expensive areas Sabina pulled up from my from Trulia. Which is a real estate website it lists the median home prices in various states and counties okay. So California the highest let's let's go out California now okay. And it really depends on where you're going if you're in Los Angeles county the median listing price is about 530000. Dollars from Boca. Up to San Francisco median listing is 520 so you're you know up north of 500000 now you're out in Fresno it's 232000. Moment okay. Some of the most expensive areas in the country. You know you go and take a look at some of these counties that are there for some reason I don't know why necessarily maybe that is to have a whole lot yeah. Manhattan no hole is not up there believe it or not. We'll keep model is not accounted San Diego County 499000. A guy that's double more than double the median double the median but it's not as high is even Los Angeles carrier something like that you go into new York and this is where you start to see obviously out on you know the Hamptons and things like that. New York City if you look and I can even break this down by zip code in my want to. North of a million dollars they're nothing surprising in Connecticut Fairfield County only coming in out nope sorry I can break it down further. If you look at some of the zip codes that are in you know Fairfield and you know those towns and so forth north at two million dollars if the average listening. But I'll tell you. Let go then then go further up in Connecticut good who New Haven Hartford well let's let's even New London county let's take a look there OK so we go in chew well let's take a look at New Haven county medium listing price 224000. Dollars okay you go up in the air where else can we go in here try to go to let's go to New London 2191000. Dollars is about as far as those electric boat jobs are going to be on and even further if you go out and look at a lot of parts of the country let's don't take a look at Louisville, Kentucky mocha. He had. Nice town and everything have been there a great place median listing prices 152000. Dollars okay you go to Fort Wayne, Indiana. Median listing price a 1171000. Dollars you get out of the northeast in the post. It is a wholly different worlds Saint Louis 122000. Dollars you get corrupted out here and what you think median price Cook County Chicago in Chicago. Really nice part she got some bad parts to 239000. We're nowhere near that now and one half million somewhere in the ballpark and we will be at a million and half. I don't I can't imagine what going to be. Now I think China's doing it because of air which I think they've got a major smog problem that they don't give us the accurate stats on. As a released air quality. I think that's a big part of their motivated. US electric vehicle sales this year are projected to be somewhere around a 130000. Now okay now so we're selling less than 1% of our vehicles that were selling. Our electric so it still is it's a fraction. Of the total best selling model is the test model last okay these these are full electric we're not talking about hybrids here okay. Full electric you've got them Tesla model S which is gonna sell. I'm walking just first half data which sold about 121000 in the first half Chevy Volt was second. The Ford Fusion energy the Tesla model X the Nissan leaf you know but. There's there's not that many in in terms of vehicles that had more than 5000 sales in the first half of the year is only five different you know that there's not a lot so it still is. But I think you have very small market in the way it's. I agree but I think that mandate by China because that's not they're not saying we have to do this by the year 2030 they're saying in the year 2018. Yet that the percentage of cars be electric. I don't know how it's gonna actually were like I don't know if producers have the capacity to get to 8% without incurring some significant cost to a Volkswagen's villain you know make you talk about the cost that you have to incur in order to do that and that's pretty significant. If that that is a very significant costs but they all want access to that Chinese market. Well little Volkswagen wants to sell Volkswagen wants to sell two million cars in China right so they have to lose money on a 160000 of them there because there electric. I think they do. Yeah I mean you talk about the Chinese auto sales on an annual basis and you look at how they never more than a US you look at how they've ramped up in 2000 China sold about two million cars Paul okay that you got to put this in perspective folks I wasn't that long sixteen years ago. China sold would you say to they were there were two million cars sold in China now okay. In 2015. There were north of thirty million. So the you whipped up more than fifteen full in a span of sixteen years production pretty much doubled just between 2008 when they did about nine million and they almost doubled in a span of three years between then in 2012 or think about -- capacities while truck Missouri population of a million people. That's why are so and that now trying to not gonna go to that same proportion they're never gonna get to know we're crazy about cars yes. But if if China went to 30% to 40%. Of their population owning vehicles. They're gonna have a bigger automobile market. Then we have in the United States and their building up their infrastructure they're building out. Highways in the building. But they're spending on infrastructure to a much greater degree that we are here in the United States you have vehicles per capita in the US OK I wouldn't the US has 797. Vehicles per thousand people which is the third highest total in the world the only 80% the only countries hire our Monaco San Marino which cities OK you talk about actual countries that have legitimate populations. Australia's the next closest 6% below as well as New Zealand but Canada it's got Canada the not car owners are British 662. Per thousand people so it's still about 20% less than. Canadians are about 20% fewer cars Cousteau and you lose. Let's take a consumer China's in this part of their China's going to be a let me guess on trying to go and say China is under 15%. Twelve point 8%.
