Really has not been moving in the in the way that we want to see in part of the reason for that is due to lower inventories that we. Yeah that Lawrence Yun he's the National Association. Of Realtors she's gonna show a guest on the show Parker to pretty regularly. And he came out and said which I suspected but in his release that came out moments ago. He said you know the problem is not that there's not enough buyers if you talk to a real state professional today truck and I've got friends who are listening to the show right now who will text that 68680 is a text number. Is a lack of inventory what do you see in inventory levels when you look back say over well gosh the years ago he couldn't give away house. In the eighties and in the way that I typically do this is I look at the the number of months of inventory given the pace of housing given the pace of I housing buys that OK okay just has to get raw numbers you can't really get that there's no centralized database necessary you can get though. Inventory. Based on number of months supply. OK so fuel in the eighties generally you were somewhere between about six and eight months in most healthy markets and get a couple spikes higher than at the beginning of the eighties when things weren't so good okay cut but generally between 68 months of supply. If you go through the ninety's you filled out and that five to seven range for the first half of the nineties. And then pretty much from 1998. Onward. You were down right around four months of supply now okay so very very tight supplies in the late nineties now the last ten years okay. You go leading up to the housing crisis the peak of the housing crisis January of 09 when you read twelve point two months. A housing inventory allocating just is no one was bond. Twelve months put that in your pipe folks and smoke that twelve months of inventory back at the you know when everybody was out of work in 2000 and you look at where we are today OK this is the July 2016 number. Four point three months of inventory so polite it's very it is it is very tight in terms of than the amount of available inventory out there. And this is this month actually it's the second what was that we have seen in the last ten years and in fact you know you have to go back to. Really July of 2005 to the last time that we saw things this tight aside from one little dip their back and point thirteen but. Homeownership rates. In their many people many economists that say should never been that guy healthy numb I'm one of them is about 64%. If you look at the forty or fifty year average for that number it's 64 which would mean truck. That we still have a waste to go with in terms of just getting back to an average level homeownership. I don't know if you're gonna get back to. Why if you hard I think the down payment issues are are one of them I think that's one of the reasons that you may not get back there's. There's a lot of people just can't go and make a down payment you are corrupted because of where you live. The that we knew look. At the it would be giving the median existing home price for all housing types. Was 244000. Dollars now backed up five point 3% from July 15 so. Prices are up. But if you live. It if you live in central Connecticut. You're not paying the types of property prices that you're paying. In the Greater Boston area you're thinking Boston New York Southern California go to Kansas City. Go to Chicago go to Florida the housing prices in most parts of the country are considerably less than what they are here in the northeast. And what they did is they said okay what's the average salary that you need in order to be able to buy a home in different air based on where you live based on where you live just because obviously. Okay household to household income is about 52000 so let's go through some of these cities okay Orlando which is typically thought of as a pretty cheap and affordable place to live got to be 49000 so if you know you've got to be at least most of that meeting in Dallas 54000. Now. Houston 52. You start getting anywhere on the coast gets ridiculous San Diego a 109000. Los Angeles 92 San Francisco 161000. This is the by an average scoring. In these cities even a place like Denver where we typically think of Denver's being rather affordable. You need media ink you need average income of 73000. Dollars to buy an average home in Denver. But these inventory levels and if you talk to real estate professionals again. Talked to them about the average time that it takes to sell a house if it's properly in days not one that weekend down you know he'll go. With multiple offers on a week two days. So I what I'm hoping. In and night and I don't have a crystal ball. But what I'm hoping is that some of this information is getting through to the banks personable. And also to the general contractors who are gonna say gee I can start making money. By developing housing projects again. Again we we've. But you weren't getting to the point now where even your big super majors. Or start to feel a little bit of porch when they're borrowing money to make whose dividend payments they are they are and what we have that's never a good thing folks what we've seen now is that US or not not even US but. Oil companies' debts have now hit an all time high. With Exxon shell BP and Chevron having combined debts of a 184. Billion dollars. At this point. The the one thing that you could potentially. Say with regards this is that if oil does bounced back up let's say and look I think it's a long shot but let's say that OPEC. At some point next year so gets their act together and say look we're gonna start restricting supply and all of a sudden these companies look a lot better just because if you of that level. Well you need what would they need so if a guy who own shares of ExxonMobil yet. What is he needs he's got a thousand shares of ExxonMobil. He's counting on that dividend is part of his retirement income and he knows darn well if oil is at thirty bucks a barrel they're gonna cut their dividend at what does he need for Exxon to be able to maintain it 5055. To sixty. The big companies are saying between fifty and 55 I think working a lot of outside researched. I'd say that you probably feel more comfortable. In that sixty dollar a barrel. And and I don't know if you can necessarily if if you don't see. Action by OPEC Arabic to get there. You know the problem is we're all. In its ingrained in us to be used a three dollar gasoline and you know even 350 right we got used to that and and and we and we became accustomed to it but the fact of the matter is.
